History: this land was originally part of a large cattle ranch in the 1980s. The main ranch is still up and running but this parcel was used for many purposes over the years. In 2021, we were featured in USA Todays Ten Best for star gazing! My property has 360 degree mountains views with the Sangre de Cristo Mountain Range as our back yard. Nearby you can find many different trail systems for all kinds of outdoor enthusiasts. From hiking to jeeping, ATV or dirt biking and equestrians - you can find it all! You will be surrounded by BLM land, BACA land, and Wildlife Refuge just two miles away. Be sure to bring extra bug spray and protection needed against biting insects such as flies, gnats, and mosquitoes. For those bringing your pets, they MUST be on a leash/lead at all times. While I do not have much cactus on my property, I do have an abundance of greasewood (Chico brush) which is very thorn-like if stepped on. Accommodations for those with livestock or horses, just make sure you chat in advance your initial message. Close to BLM, and National Forest as well as 3 hot springs within 20 miles and the Great Sand Dunes. We do not allow the camper to stay multiple continuous days without leaving as you must leave during the day time, but are welcome to return at night. ---shower is only available if our office is open when you arrive----- ---We sometimes have Buses leaving or returning to our facility late at night, so just know you might hear a large bus pulling in late at night. ---PLEASE DO NOT block our Iron Gate with the H on it, or stick out into the entrance of the facility. If you stick out too far, you need to park North to South , which is parallel to the wood fence with the customer parking signs on it. You can block the handicap signs also if needed. You are also welcome to park in between the building and the front garden bed area as well if you prefer. The ground is not too level there, so you will need to level your rv. We are a perfect fit for hip camping because we are right across the street from Red Rocks Open Space, 5 min away from Garden of the Gods, and right off of HWY24 to head deeper into the Rockies! There are trash cans and restrooms at the rest stop at I-25 and Highway 165. Firewood is available to purchase nearby in Colorado City at Ace Hardware and others. You will have your choice of Camp site #1 and/or #2. They have flat mulched areas for an RV/Camper or for tent camping. Each has a fire ring and picnic table. Both sites allow room to turn around an RV or camper. Bring your own toilet for now. There is minimal shade available, so plan accordingly. Potable water is available at the blue ground hydrant in front of the little cabin to the west. It takes about 10 seconds to start running. Use of firearms is prohibited. No fireworks are allowed. Quiet time is after 10:00 p.m. Please be respectful of neighboring properties. remember you are on a hilltop so sound can travel :)

I bought this land to move from Houston Learn more about this land: In by 2PM, out be 1:30OM. I widened the gate and moved my mailbox for easier access. Butane fire rings allowed on private property during a fire ban . Camp anywhere on 60 acres. In one direction there are rolling meadow. Another rocky outcropping. Look to the south and you’ll see the BLM land that shares my fence line. If you want access to town you’re there. You choose how you want to feel. In the woods, in the forest, on huge rocks, flat land or turn around and see CR 1 ( 1/4 mile driveway). Forty five minutes west of Colorado Springs, ten miles to Divide for grocers. One half mile to ice, gas, pizza etc.  It is first come first serve with the sites.  Two that are near trees for large RVs.  One up higher works for pull thru trailers.  Plenty of room in the pasture.  I just got my first negative review referring to it being dry prairie land.  Some  pictures are from late last summer..  We haven’t had enough rain yet for it to green up.  Also it can be windy.

Smoking at the end of the driveway is also unacceptable. No open flames of any kind in the space or on the property. Fire danger is great in our dry climate. This is mountain living so take care when on the property. Lots of uneven ground around the property. The views are spectacular but with that comes the risk of a windy day once in a while too. COLORADO WINTER TRAVEL: There is a possibility of snowy roads anytime from September through March. It's such fickle weather. One day can be sunny and 50 degrees and the next day a 6-inch snowfall. Generally, the roads clear up within a day or two of a snowfall so the impact isn't too troublesome. If you rent our place in this time frame, good all season tires are advisable. Our driveway is fairly flat and the county road to the house is plowed often. If there is a snowfall during your stay, we will have the driveway plowed out if we get more than 4 inches of snow and after the snow has stopped falling. If a snowfall lasts more than a single day, we may have it plowed out each day of a snowfall if more than 4 inches accumulate. Use caution during any snowfall as ground can become unexpectedly slippery. Message us if you have any issues.

There is access to white water rafting, guided fishing, and fishing lessons. There are at least 5 hot springs within 60 miles of Twin Bridges Campground. Salida is considered the white-water rafting capitol of the US by some and has a whitewater park and surfing wave. Salida area is also home to a ton of hiking (14'ers anyone?) and mountain biking trails. The Royal Gorge is a quick 30 minute drive with restaurants and other fun near Canon City. The Sand Dunes are 90 minutes and Monarch Ski Area is 45, we have some of the best bird watching! Warbling Vireo, Western Wood-peewee, Cassin's Kingbird to name a few.

Nearby you can find many different trail systems for all kinds of outdoor enthusiasts. From hiking to jeeping, ATV or dirt biking and equestrians - you can find it all! You will be surrounded by BLM land, BACA land, and Wildlife Refuge just two miles away. I bought this land to move from Houston Learn more about this land: In by 2PM, out be 1:30OM. I widened the gate and moved my mailbox for easier access. Butane fire rings allowed on private property during a fire ban . Camp anywhere on 60 acres. In one direction there are rolling meadow. Another rocky outcropping. Look to the south and you’ll see the BLM land that shares my fence line. If you want access to town you’re there. You choose how you want to feel. In the woods, in the forest, on huge rocks, flat land or turn around and see CR 1 ( 1/4 mile driveway). Forty five minutes west of Colorado Springs, ten miles to Divide for grocers. One half mile to ice, gas, pizza etc.  It is first come first serve with the sites.  Two that are near trees for large RVs.  One up higher works for pull thru trailers.  Plenty of room in the pasture.  I just got my first negative review referring to it being dry prairie land.  Some  pictures are from late last summer..  We haven’t had enough rain yet for it to green up.  Also it can be windy.

This is mountain living so take care when on the property. Lots of uneven ground around the property. The views are spectacular but with that comes the risk of a windy day once in a while too. COLORADO WINTER TRAVEL: There is a possibility of snowy roads anytime from September through March. It's such fickle weather. One day can be sunny and 50 degrees and the next day a 6-inch snowfall. Generally, the roads clear up within a day or two of a snowfall so the impact isn't too troublesome. If you rent our place in this time frame, good all season tires are advisable. Our driveway is fairly flat and the county road to the house is plowed often. If there is a snowfall during your stay, we will have the driveway plowed out if we get more than 4 inches of snow and after the snow has stopped falling. If a snowfall lasts more than a single day, we may have it plowed out each day of a snowfall if more than 4 inches accumulate. Use caution during any snowfall as ground can become unexpectedly slippery. Message us if you have any issues.

My husband and I traveled from Maryland to Colorado in our RV. He is an Army veteran from New York and I am originally from Colorado. I haven’t been home for Thanksgiving in years and this trip was especially meaningful because I was able to spend both my birthday and Thanksgiving with my family. It was truly such a blessing. This May we officially become empty nesters with our youngest of four heading off to college so being able to come home this year felt even more special. We had a wonderful stay. It felt so nice to be home again. The view of the mountains filled my heart with so much love and joy. The blue sky was absolutely stunning and the night sky lit up with incredible stars. I even saw a shooting star. It was breathtaking. JC and his wife were incredibly accommodating and generous to allow us to occupy their space during a holiday and I am forever grateful for their kindness. Weekend Trip to Camp Two Oasis
The orchard site was perfect and secluded. I was car camping with my dog, and we had a cozy evening by the fire, under a sky lit up with stars. Having the toilet nearby was convenient, especially with how cold it was the night we were there. We walked over to watch the horses in the morning and enjoy the views. I would stay there again!

Perfect spot for the night. You’re literally in front of Red Rock Canyon, nice surprise to wake up to! Felt safe. There was a street light on all night, but didn’t bother us too much with blackout curtains. Would recommend.

It was a great place to sleep for the night. Definitely felt safe. I travel with my dog who is alert at every noise. I was aware of the tour busses on the weekends…apparently my dog was not. They were great! If you are a person who travels alone this is an awesome place to stay for a wonderful price. If we are coming through again I will absolutely pick this spot.

We had a great time staying out here this past weekend. It was very windy and rainy, but that is to be expected. The property is very calming and open, which is great for the astrophotography we were able to take. Clouds made it difficult, but that isn't Christine's fault! The water from the pump is very rusty, and we opted not to drink/use it. However, there is a Dollar General 6 miles up the road, so it was no big deal! Would definitely recommend staying here.
