Your site is overlooking the Sangre de Christo mountain range. The land is Alpine desert with sagebrush and ground cactus and incredible star gazing. There are 2 great hiking trails within a couple miles. There are 3 hot springs within 30 minutes. The Great sand dunes national park is within 1hr. The San Luis valley offers, hiking, mountain biking, ATV trail, Horse back riding, kayaking, stand up paddle boarding, rafting, refuges for wildlife watching. New for 2024, The flushable toilet and shower are now operational. The shower house is located in the center of the loop with sites 1,2,3 on the south side of the building. It has an on demand water heater, there is also a a flushable toilet located in the same space. An important note about the toilet, Do Not flush anything other than toilet paper please. DO NOT flush feminine hygiene products, napkins or hand wipes or anything other than toilet paper. These type of things plug and burn up the pump while pumping out the tank. It's a nice quiet spot off the beaten path. Dan is a great host. This isn't an RV park with full hook-ups or anything. But there's a nice view of the surrounding hills and a cattle pen with cows and some chickens. A great place to park and take a break for a night or two.

Weekend Trip to High Peaks Campground

We had a great time staying out here this past weekend. It was very windy and rainy, but that is to be expected. The property is very calming and open, which is great for the astrophotography we were able to take. Clouds made it difficult, but that isn't Christine's fault! The water from the pump is very rusty, and we opted not to drink/use it. However, there is a Dollar General 6 miles up the road, so it was no big deal! Would definitely recommend staying here.

This is one of the most beautiful camp sites we have been to this year. Tim is great to work with and we appreciate him for sharing this property with us. If you get a chance to book, I would highly suggest you do. Spending time fishing with my young grandaughter was the best part of our trip. and the fishing was excellent. I also loved being able to take my dogs without any worries. Just a beautiful property.

Great little spot to camp for a bit. Dan is a great guy and was very helpful to me when I had some issues with my rv. Dan went put of his way to be helpful and offer options for me to get my rig fixed. I will definitely return. The view is great. Spots are near the road, but it is quiet and lots of animals to keep you company and views to calm you.

this was one of the coolest places we have ever stayed! my husband never went to summer camp as a kid, so he was really giddy about it! the pond was awesome, our dogs loved it so much, they didn’t want to get out… they truly swam for hours. the property itself was beautiful and quiet, it was exactly what we were hoping for! thank you tim for allowing us to enjoy blue mountain ranch, we hope to be back!

After you check in, one of their concierges will drop by and make sure all is well. The chickens pecking around your campsite aren’t much help, but either guardian dog Sascha or burro Bailey will drop by to be sure you are doing OK! Bailey does the best she can helping you set up camp, just be sure to give her an ear scratch. And those some BIG ears!

We really enjoyed the privacy and the dogs really enjoyed their freedom! Maybe a little to much! Hahaha The lake was perfect and we loved we had it all to ourselves and bonus we didnt have cell service so we were really able to sit a relax and enjoy nature. We will be back!

My family and I had an amazing time at Kodies land. The Rv location was great and we really enjoyed getting to see the animals and the common area allowed us to have more space to eat and drink coffee in the morning. Hosts were always accommodating and super friendly. Highly recommend!
