Generally, the roads clear up within a day or two of a snowfall so the impact isn't too troublesome. If you rent our place in this time frame, good all season tires are advisable. Our driveway is fairly flat and the county road to the house is plowed often. If there is a snowfall during your stay, we will have the driveway plowed out if we get more than 4 inches of snow and after the snow has stopped falling. If a snowfall lasts more than a single day, we may have it plowed out each day of a snowfall if more than 4 inches accumulate. Use caution during any snowfall as ground can become unexpectedly slippery. Message us if you have any issues.

Typically ATT, Starlink, and TMobile work best. Verizon reception can be located at certain spots around our ranch. Thousand Peaks Ranch Campground in Hartsel has Scenic Mountains, is a getaway and a home away from home for many users. The campsites are best suited for tents and RV stops. Some of the campsites are close to stunning views and you can sleep every night to the sounds of coyotes and other animals. We are very close to many places where you can find a river to fish, take a walk in nature or take a quick dip in the cold waters. Thousand Peaks Ranch Primitive Campground is a 40-acre site each with a table, fire pit and grill. There is a fee for its use and the stay limit is three weeks. We have well water to supply your shower and are located close to the center of the camp. Thousand Peaks Ranch offers a group campsite with 8 separate group campsites. These sites vary in size: Group sites 1, 2, and 7 ($40/ night) can accommodate between 10 and 25 people per site. Group sites 3-6 ($80/night) can accommodate between 25 and 50 people per site. Group Site 8 ($120/night) accommodates up to 75 people. Each site is equipped with 1 or 2 picnic tables and a Fire Pit. There is a large field area in the center of these sites that can be used for group activities. Please keep in mind that we are a primitive campground. Though we live on the property, the tiny house is your own private space and we'll respect your privacy during your stay. Neighboring houses are visible from the property in one direction. The other direction all that can be seen is trees, mountains and sky. There is space to pitch a tent next to the tiny house for additional hipcampers. Please note, we sit at about 8600' elevation which means in the summer you can enjoy a good 10-15 degree temperature drop from the flatlands. Ahhh. In the winter, it will also typically be colder and snowier. Be prepared for the altitude and be sure to hydrate (and consider drinking less alcohol than you normally tolerate) so you can remain healthy and enjoy your stay.

I bought this land to move from Houston Learn more about this land: In by 2PM, out be 1:30OM. I widened the gate and moved my mailbox for easier access. Butane fire rings allowed on private property during a fire ban . Camp anywhere on 60 acres. In one direction there are rolling meadow. Another rocky outcropping. Look to the south and you’ll see the BLM land that shares my fence line. If you want access to town you’re there. You choose how you want to feel. In the woods, in the forest, on huge rocks, flat land or turn around and see CR 1 ( 1/4 mile driveway). Forty five minutes west of Colorado Springs, ten miles to Divide for grocers. One half mile to ice, gas, pizza etc.  It is first come first serve with the sites.  Two that are near trees for large RVs.  One up higher works for pull thru trailers.  Plenty of room in the pasture.  I just got my first negative review referring to it being dry prairie land.  Some  pictures are from late last summer..  We haven’t had enough rain yet for it to green up.  Also it can be windy.

Generally, the roads clear up within a day or two of a snowfall so the impact isn't too troublesome. If you rent our place in this time frame, good all season tires are advisable. Our driveway is fairly flat and the county road to the house is plowed often. If there is a snowfall during your stay, we will have the driveway plowed out if we get more than 4 inches of snow and after the snow has stopped falling. If a snowfall lasts more than a single day, we may have it plowed out each day of a snowfall if more than 4 inches accumulate. Use caution during any snowfall as ground can become unexpectedly slippery. Message us if you have any issues.

Thousand Peaks Ranch Campground in Hartsel has Scenic Mountains, is a getaway and a home away from home for many users. The campsites are best suited for tents and RV stops. Some of the campsites are close to stunning views and you can sleep every night to the sounds of coyotes and other animals. We are very close to many places where you can find a river to fish, take a walk in nature or take a quick dip in the cold waters. Thousand Peaks Ranch Primitive Campground is a 40-acre site each with a table, fire pit and grill. There is a fee for its use and the stay limit is three weeks. We have well water to supply your shower and are located close to the center of the camp. Thousand Peaks Ranch offers a group campsite with 8 separate group campsites. These sites vary in size: Group sites 1, 2, and 7 ($40/ night) can accommodate between 10 and 25 people per site. Group sites 3-6 ($80/night) can accommodate between 25 and 50 people per site. Group Site 8 ($120/night) accommodates up to 75 people. Each site is equipped with 1 or 2 picnic tables and a Fire Pit. Your tiny house glamping experience awaits! Walk out the door and into Roosevelt National Forest with endless trails, views of Mt. Thoradin and Star Mountain, and wildlife galore. Or use this as basecamp for other nearby adventures like Golden Gate State Park (8 mins) or Eldora Ski Area (20 mins). We are also just 15 minutes from Nederland and 20 mins from Black Hawk/Central City for restaurants, casinos or other indoor adventures. LGBTQ+ welcome! The Tiny House: The tiny house is a luxurious stay for hipcampers. It boasts a loft with queen size bed, and secondary loft with an additional mattress upon request. There is a full kitchen with fridge, gas stove/oven and sink. Enjoy a bath in the soaking tub or a quick shower in the bathroom, which also has a composting toilet (don't worry, it doesn't smell!) and sink. Relax on the couch or outside in your private sitting area that looks into the national forest. Electricity, wi-fi, and heat included. The tiny house can sleep 4, although may be better suited to 2 if you don't want to be rubbing elbows. The Property: The tiny house is parked nearby the main house on the property where we live. We are at the dead end of the road, and the property abuts National Forest with trails for miles and incredible views of nearby peaks. We have three dogs who you may hear occasionally, but who live in their own fenced yard attached to the main house. Though we live on the property, the tiny house is your own private space and we'll respect your privacy during your stay. Neighboring houses are visible from the property in one direction. The other direction all that can be seen is trees, mountains and sky. There is space to pitch a tent next to the tiny house for additional hipcampers. Please note, we sit at about 8600' elevation which means in the summer you can enjoy a good 10-15 degree temperature drop from the flatlands. Ahhh. In the winter, it will also typically be colder and snowier. Be prepared for the altitude and be sure to hydrate (and consider drinking less alcohol than you normally tolerate) so you can remain healthy and enjoy your stay.

I bought this land to move from Houston Learn more about this land: In by 2PM, out be 1:30OM. I widened the gate and moved my mailbox for easier access. Butane fire rings allowed on private property during a fire ban . Camp anywhere on 60 acres. In one direction there are rolling meadow. Another rocky outcropping. Look to the south and you’ll see the BLM land that shares my fence line. If you want access to town you’re there. You choose how you want to feel. In the woods, in the forest, on huge rocks, flat land or turn around and see CR 1 ( 1/4 mile driveway). Forty five minutes west of Colorado Springs, ten miles to Divide for grocers. One half mile to ice, gas, pizza etc.  It is first come first serve with the sites.  Two that are near trees for large RVs.  One up higher works for pull thru trailers.  Plenty of room in the pasture.  I just got my first negative review referring to it being dry prairie land.  Some  pictures are from late last summer..  We haven’t had enough rain yet for it to green up.  Also it can be windy.
