COLORADO WINTER TRAVEL: There is a possibility of snowy roads anytime from September through March. It's such fickle weather. One day can be sunny and 50 degrees and the next day a 6-inch snowfall. Generally, the roads clear up within a day or two of a snowfall so the impact isn't too troublesome. If you rent our place in this time frame, good all season tires are advisable. Our driveway is fairly flat and the county road to the house is plowed often. If there is a snowfall during your stay, we will have the driveway plowed out if we get more than 4 inches of snow and after the snow has stopped falling. If a snowfall lasts more than a single day, we may have it plowed out each day of a snowfall if more than 4 inches accumulate. Use caution during any snowfall as ground can become unexpectedly slippery. Message us if you have any issues.

(Please note Google Maps will try and send you to a location on Perry Park Road which is incorrect. Please refer to the map located on this website.) Due to our remote location, we have spotty Wifi. Typically ATT, Starlink, and TMobile work best. Verizon reception can be located at certain spots around our ranch. There are three restaurants located in the town of Larkspur including pizza, Mexican food, and a pub. There is also a large park with lots of kids' play equipment. During the summer there are concerts at the park on the weekends. We are approximately 2 miles from the Colorado Renaissance Festival located in Larkspur. The Renaissance Festival typically runs between June and . Campers will be required to sign a Waiver and Release of Liability when camping with us. Thousand Peaks Ranch Campground in Hartsel has Scenic Mountains, is a getaway and a home away from home for many users. The campsites are best suited for tents and RV stops. We are very close to many places where you can find a river to fish, take a walk in nature or take a quick dip in the cold waters. Thousand Peaks Ranch Primitive Campground is a 40-acre site each with a table, fire pit and grill. There is a fee for its use and the stay limit is three weeks. We have well water to supply your shower and are located close to the center of the camp. Thousand Peaks Ranch offers a group campsite with 8 separate group campsites. These sites vary in size: Group sites 1, 2, and 7 ($40/ night) can accommodate between 10 and 25 people per site. Group sites 3-6 ($80/night) can accommodate between 25 and 50 people per site. Group Site 8 ($120/night) accommodates up to 75 people. Each site is equipped with 1 or 2 picnic tables and a Fire Pit. There is a large field area in the center of these sites that can be used for group activities. Please keep in mind that we are a primitive campground. Enjoy a bath in the soaking tub or a quick shower in the bathroom, which also has a composting toilet (don't worry, it doesn't smell!) and sink. Relax on the couch or outside in your private sitting area that looks into the national forest. Electricity, wi-fi, and heat included. The tiny house can sleep 4, although may be better suited to 2 if you don't want to be rubbing elbows. The Property: The tiny house is parked nearby the main house on the property where we live. We are at the dead end of the road, and the property abuts National Forest with trails for miles and incredible views of nearby peaks. We have three dogs who you may hear occasionally, but who live in their own fenced yard attached to the main house. Though we live on the property, the tiny house is your own private space and we'll respect your privacy during your stay. Neighboring houses are visible from the property in one direction. The other direction all that can be seen is trees, mountains and sky. There is space to pitch a tent next to the tiny house for additional hipcampers. Please note, we sit at about 8600' elevation which means in the summer you can enjoy a good 10-15 degree temperature drop from the flatlands. Ahhh. In the winter, it will also typically be colder and snowier. Be prepared for the altitude and be sure to hydrate (and consider drinking less alcohol than you normally tolerate) so you can remain healthy and enjoy your stay.

I bought this land to move from Houston Learn more about this land: In by 2PM, out be 1:30OM. I widened the gate and moved my mailbox for easier access. Butane fire rings allowed on private property during a fire ban . Camp anywhere on 60 acres. In one direction there are rolling meadow. Another rocky outcropping. Look to the south and you’ll see the BLM land that shares my fence line. If you want access to town you’re there. You choose how you want to feel. In the woods, in the forest, on huge rocks, flat land or turn around and see CR 1 ( 1/4 mile driveway). Forty five minutes west of Colorado Springs, ten miles to Divide for grocers. One half mile to ice, gas, pizza etc.  It is first come first serve with the sites.  Two that are near trees for large RVs.  One up higher works for pull thru trailers.  Plenty of room in the pasture.  I just got my first negative review referring to it being dry prairie land.  Some  pictures are from late last summer..  We haven’t had enough rain yet for it to green up.  Also it can be windy.

COLORADO WINTER TRAVEL: There is a possibility of snowy roads anytime from September through March. It's such fickle weather. One day can be sunny and 50 degrees and the next day a 6-inch snowfall. Generally, the roads clear up within a day or two of a snowfall so the impact isn't too troublesome. If you rent our place in this time frame, good all season tires are advisable. Our driveway is fairly flat and the county road to the house is plowed often. If there is a snowfall during your stay, we will have the driveway plowed out if we get more than 4 inches of snow and after the snow has stopped falling. If a snowfall lasts more than a single day, we may have it plowed out each day of a snowfall if more than 4 inches accumulate. Use caution during any snowfall as ground can become unexpectedly slippery. Message us if you have any issues.

The camping space is a 1/3 acre field adjacent to a barn and barn-yard with goats and chickens who love to interact with people. It is near (walking distance) the communities of Edgewater, Wheat Ridge, Lakewood and Denver. You can also walk less than 1 minute to a bus stop which will take you to East to downtown Denver, West to Golden, connects with the Light rail, airport and points in between.  Just 5 blocks away is a great neighborhood bar and grill, a beer garden and a bakery. Many other dining, pub and brewery options just 10 blocks away. Our family-owned noncommercial ranch/campground nestled against the Raspberry ButIt is a working ranch with several horses, donkeys, goats, and dogs. Due to the fire risks in our area there are NO CAMPFIRES ALLOWED which includes propane fires Thirty acres of our property are fenced for the horses and located directly behind the campsites. In addition, we have lots of wildlife including but not limited to: Deer, Elk, Coyotes, Bobcats, Wild Turkeys, Mountain Lions, Snakes, and Bears. We are approximately 2 miles from the town of Larkspur between Spruce Mountain Road and Perry Park Road. (Please note Google Maps will try and send you to a location on Perry Park Road which is incorrect. Please refer to the map located on this website.) Due to our remote location, we have spotty Wifi. Typically ATT, Starlink, and TMobile work best. Verizon reception can be located at certain spots around our ranch. There are three restaurants located in the town of Larkspur including pizza, Mexican food, and a pub. There is also a large park with lots of kids' play equipment. During the summer there are concerts at the park on the weekends. We are approximately 2 miles from the Colorado Renaissance Festival located in Larkspur. The Renaissance Festival typically runs between June and . Campers will be required to sign a Waiver and Release of Liability when camping with us. I understand that myself and my party are financially liable for any damages, injuries, or loss as a result of our actions, intentional, negligent, or otherwise. This includes all property, equipment, tools, structures, trees/agricultures, residents, guests, campers, or animals, whether intentionally or as an act of negligence. This includes any unauthorized use of the property including such as hunting, hiking, climbing, illegal dumping, or pollution. I understand that myself and my party must have insurance for any and all vehicles brought onto the Standiford Ranch property to cover any accidents and damage to vehicles caused by fallen trees. In the instance of a dispute arising between the user(s) and Standiford Ranch LLC, both parties agree to seek arbitration as a means to resolve such disputes. THOUSAND PEAKS RANCH CAMP Nightly rates vary depending on date and availability. Applicable taxes and fees applied at checkout. The $5 booking fee per site is non-refundable. Thousand Peaks Ranch Campground in Hartsel has Scenic Mountains, is a getaway and a home away from home for many users. The campsites are best suited for tents and RV stops. Some of the campsites are close to stunning views and you can sleep every night to the sounds of coyotes and other animals. We are very close to many places where you can find a river to fish, take a walk in nature or take a quick dip in the cold waters. Thousand Peaks Ranch Primitive Campground is a 40-acre site each with a table, fire pit and grill. There is a fee for its use and the stay limit is three weeks. We have well water to supply your shower and are located close to the center of the camp. Thousand Peaks Ranch offers a group campsite with 8 separate group campsites. These sites vary in size: Group sites 1, 2, and 7 ($40/ night) can accommodate between 10 and 25 people per site. Group sites 3-6 ($80/night) can accommodate between 25 and 50 people per site. Group Site 8 ($120/night) accommodates up to 75 people. Each site is equipped with 1 or 2 picnic tables and a Fire Pit. There is a large field area in the center of these sites that can be used for group activities. Please keep in mind that we are a primitive campground. The Tiny House: The tiny house is a luxurious stay for hipcampers. It boasts a loft with queen size bed, and secondary loft with an additional mattress upon request. There is a full kitchen with fridge, gas stove/oven and sink. Enjoy a bath in the soaking tub or a quick shower in the bathroom, which also has a composting toilet (don't worry, it doesn't smell!) and sink. Relax on the couch or outside in your private sitting area that looks into the national forest. Electricity, wi-fi, and heat included. The tiny house can sleep 4, although may be better suited to 2 if you don't want to be rubbing elbows. The Property: The tiny house is parked nearby the main house on the property where we live. We are at the dead end of the road, and the property abuts National Forest with trails for miles and incredible views of nearby peaks. We have three dogs who you may hear occasionally, but who live in their own fenced yard attached to the main house. Though we live on the property, the tiny house is your own private space and we'll respect your privacy during your stay. Neighboring houses are visible from the property in one direction. The other direction all that can be seen is trees, mountains and sky. There is space to pitch a tent next to the tiny house for additional hipcampers. Please note, we sit at about 8600' elevation which means in the summer you can enjoy a good 10-15 degree temperature drop from the flatlands. Ahhh. In the winter, it will also typically be colder and snowier. Be prepared for the altitude and be sure to hydrate (and consider drinking less alcohol than you normally tolerate) so you can remain healthy and enjoy your stay.

I bought this land to move from Houston Learn more about this land: In by 2PM, out be 1:30OM. I widened the gate and moved my mailbox for easier access. Butane fire rings allowed on private property during a fire ban . Camp anywhere on 60 acres. In one direction there are rolling meadow. Another rocky outcropping. Look to the south and you’ll see the BLM land that shares my fence line. If you want access to town you’re there. You choose how you want to feel. In the woods, in the forest, on huge rocks, flat land or turn around and see CR 1 ( 1/4 mile driveway). Forty five minutes west of Colorado Springs, ten miles to Divide for grocers. One half mile to ice, gas, pizza etc.  It is first come first serve with the sites.  Two that are near trees for large RVs.  One up higher works for pull thru trailers.  Plenty of room in the pasture.  I just got my first negative review referring to it being dry prairie land.  Some  pictures are from late last summer..  We haven’t had enough rain yet for it to green up.  Also it can be windy.

This spot was perfect for my truck with RTT. Michelle was very friendly and welcoming with great neighbors in a cute neighborhood.. Michelle went above and beyond for me when my cat ran off to play hide and seek for the rest day. She was right there with me the whole time helping me catch my cat. I am so very grateful for all the help she, her partner and lovely neighbors gave me. I would recommend this spot to anyone looking to park their rig for one night or extended stays. The better alternative when camping in the city.

This was the perfect cabin for a family getaway. We enjoyed all the amenities: the big screen for movies, wood burning stove and hot tub. The bed was comfy and scenery pretty. I personally would have liked a normal coffee pot, but my son liked the drip pot. It was nice to have laundry onsite to wash towels.

Our stay at this Hipcamp site was peaceful, scenic, and exactly what we were hoping for. Ernest was friendly and communicative, and the igloo was clean with plenty of space and privacy. We loved sitting by the mini fireplace and hot tub at night under a sky full of stars. Waking up to birdsong and fresh mountain air was also a great addition. Everything felt thoughtfully cared for and simple in the best way no distractions, just a chance to slow down and reconnect. I’d highly recommend this spot to anyone looking for a relaxing, off-the-grid getaway.

What a wonderful visit to the sweetest Cabin imaginable. Hartsell is a darling little town with lots to do within a short drive… Hot Springs, a drive-in, movie theater, great restaurants and outdoor activities. The house was exactly as pictured with wood for the fireplace, a well stocked kitchen, a cozy bed, plenty of extra blankets and pillows, and absolutely stunning views. We had an incredible time and would go back in a heartbeat!
