We loved Crystal's property, The Bees Kneez, in Florissant. The location was awesome. Close to the market and liquor store on 24, where you can also fill up on propane if needed. Also nearby is the Library and adjacent park you can walk to. On Saturday they had a great farmer's market which offered a nice variety and great prices on local produce, meat, eggs, plants, etc. The location was quiet and conveniently located right off the highway. The RV spot is located in the backyard of her Airbnb house, so you are sharing the land it sits on, but we still felt like we had plenty of privacy. We were a little uncertain about pulling in when we got there, since there wasn't a direct pull-out, but we were able to easily backup our 40ft motorhome and drive back out of the driveway. So don't let the initial setup deter you from staying!! To be able to offer full hookups for the price offered and the location is a deal! Crystal was so hospitable and offered advice and insight on the area. We really enjoyed chatting with her when she was around. And don't miss the Thunderbird Inn! You can easily walk or ride your bike there, if you don't want to drive, and the French dip is a must have! They also have live music on the weekends and a great backyard hangout area. We highly recommend a stay at The Beez Kneez and hope to come back for a stay again next time we're in the area. Thanks Crystal!

This is mountain living so take care when on the property. Lots of uneven ground around the property. The views are spectacular but with that comes the risk of a windy day once in a while too. COLORADO WINTER TRAVEL: There is a possibility of snowy roads anytime from September through March. It's such fickle weather. One day can be sunny and 50 degrees and the next day a 6-inch snowfall. Generally, the roads clear up within a day or two of a snowfall so the impact isn't too troublesome. If you rent our place in this time frame, good all season tires are advisable. Our driveway is fairly flat and the county road to the house is plowed often. If there is a snowfall during your stay, we will have the driveway plowed out if we get more than 4 inches of snow and after the snow has stopped falling. If a snowfall lasts more than a single day, we may have it plowed out each day of a snowfall if more than 4 inches accumulate. I bought this land to move from Houston Learn more about this land: In by 2PM, out be 1:30OM. I widened the gate and moved my mailbox for easier access. Butane fire rings allowed on private property during a fire ban . Camp anywhere on 60 acres. In one direction there are rolling meadow. Another rocky outcropping. Look to the south and you’ll see the BLM land that shares my fence line. If you want access to town you’re there. You choose how you want to feel. In the woods, in the forest, on huge rocks, flat land or turn around and see CR 1 ( 1/4 mile driveway). Forty five minutes west of Colorado Springs, ten miles to Divide for grocers. One half mile to ice, gas, pizza etc.  It is first come first serve with the sites.  Two that are near trees for large RVs.  One up higher works for pull thru trailers.  Plenty of room in the pasture.  I just got my first negative review referring to it being dry prairie land.  Some  pictures are from late last summer..  We haven’t had enough rain yet for it to green up.  Also it can be windy.

With this site being around 3000 feet from the reservoir you will be able to enjoy all the amazing views and amenities the reservoir has to offer without the crowded camp grounds. A 1/4 mile down the road is access to nation forest for going off road or get a parks pass and fish at one of the many amazing fisheries in the area like Eleven mile, Spinney and Eleven mile canyon.
