Come camp on a 40-acre parcel backing onto crown land mountains and wake up in front of 10 acres of vineyard and a view of Okanagan Lake! There is a small cabin and two camp sites to choose from. Site 1 is best suited for tents and small campervans, less than 18' or so (though people with small trailers like tear drop campers have been fine). Site 2 has a much larger flat area that can hold RVs up to 30'. Cabin available for those that want to sleep in a cozy bed and have a warm fire :) Outhouse on the property, which is just a pit toilet. It is a working farm so will likely have various equipment around at times as well as workers at certain times of the year. You’ll likely meet our very friendly and very energetic Bernedoodle, Bernie. If you prefer to keep him out of your campsite just let us know and we can keep him closer. Otherwise, he thinks he has the run of the place! Please check to see if campfires are allowed (live in a high-risk fire zone) and firewood is available with an extra charge. Welcome to a natural, convenient location with basic amenities on the West Kettle River! We have 300 acres including 1500 meters of river frontage with access to the surrounding crown land and KVR trail which runs through the property. We recommend arriving before dark so that you aren't complaining in a review how hard sites are to find at night, in the dark. Some sites may be overgrown generally a lawn mower is provided for your use. If you are looking for fully serviced campsites where the outhouse is closer than 250m, then you should just carry on! The KVR trail is the access to the property. From HWY 33 South, take the turn (West) onto Tuzo Main Road (about 7km's south of Beaverdell), then cross the wooden bridge over the Kettle River and take the first left onto the KVR trail (a long, straight flat gravel road) and follow for 1900meters. Mostly wide enough for one way traffic only, so please be patient and mindful of trail users on bikes, quads and vehicles. After driving down the KVR right of way about 1.2km, you will arrive at the farmhouse gates - there you will see a little sign for the campground on the tree, so keep going down the right away. Once you go another 600m or so, you will come to a homemade sign with an arrow pointing you left. Turn there and then make a quick right turn then follow the road. You will come to the large tree with a picnic table and two blue barrels marking site #10. Sites 1, 2, 3 ,4 are over at the river, the other RV sites 5, 6, 7, 8, can be any where around site 10 or in the loop. I can always bring the lawner mower over to cut the grass and weeds down just get a hold of me. We currently have 5 tent only sites on the river and 25 RV/Tent sites currently about 100m from the river. There are currently picnic tables with blue umbrellas for sites 1, 3, 4, 10. There is a small white table and chairs for site 2. RV's sites include sites #4, 5, 6, 7, 8, 9, 10 - I can add many more RV sites. Just need to cut the grass/weeds. Fishing, hiking, exploring, bring your quads, dirt bikes. There's plenty of roads and trails ... Even a secret honey hole fishing spot not far away but that's hush hush only locals know about this gem. A camper told me recently he saw a massive fish (16+ inches), likely a rainbow in the Kettle.

Our property is located in the southern Okanagan highlands, with sunlight hours comparable to California! As it sits approximately 1200m elevation, guests can expect temperatures to be 7 to 10 degrees cooler than Osoyoos, which provides a nice escape from the desert heat. The property is 2km off Highway 3, so you can count on no road noise and great views! There are many recreational opportunities available in the area. Crown land is a 5 minute drive away. Conkle Lake is approximately 50 min drive for some excellent lake fishing. The Kettle River Recreation Area is where locals go to cool down while floating the river. Mt Baldy ski area is 40 minute drive with summer activities like scenic hiking, disc golf, horseshoes, volleyball and scenic chairlift rides. There are plenty of wildlife that come through, whitetail deer, coyotes, black bear, elk and the odd mule deer. Our local snowshoe hair and ground squirrels may give guests a surprise while having coffee in the morning. Across the road is a local park containing a small lake and marsh land, frequently the Red-winged Black birds can be heard singing. With only 2 pads occupied at a time, guests can expect to have the property mostly to them selves. We do have a tiny home near by that our family uses recreationally. There is a communal fire pit where guests can gather and share their adventure stories from the day. Bring your camp chair, we have the firewood provided! If there is a fire ban, guests are welcome to use their own CSA approved propane fire pits. Some local summer events include, Rock Creek Farmers Market May-October every Tuesday and Friday at Gyro Park and Rock Creek Fall Fair is the second weekend in September. Welcome to your rural escape! We have 2 RV pads available for guests with septic connections and potable water. Our property is located in the southern Okanagan highlands, with sunlight hours comparable to California! As it sits approximately 1200m elevation, guests can expect temperatures to be 7 to 10 degrees cooler than Osoyoos, which provides a nice escape from the desert heat. The property is 2km off Highway 3, so you can count on no road noise and great views! There are many recreational opportunities available in the area. Crown land is a 5 minute drive away. Conkle Lake is approximately 50 min drive for some excellent lake fishing. The Kettle River Recreation Area is where locals go to cool down while floating the river. Mt Baldy ski area is 40 minute drive with summer activities like scenic hiking, disc golf, horseshoes, volleyball and scenic chairlift rides. There are plenty of wildlife that come through, whitetail deer, coyotes, black bear, elk and the odd mule deer. Our local snowshoe hair and ground squirrels may give guests a surprise while having coffee in the morning. Across the road is a local park containing a small lake and marsh land, frequently the Red-winged Black birds can be heard singing. With only 2 pads occupied at a time, guests can expect to have the property mostly to them selves. We do have a tiny home near by that our family uses recreationally. There is a communal fire pit where guests can gather and share their adventure stories from the day. Bring your camp chair, we have the firewood provided! If there is a fire ban, guests are welcome to use their own CSA approved propane fire pits. Some local summer events include, Rock Creek Farmers Market May-October every Tuesday and Friday at Gyro Park and Rock Creek Fall Fair is the second weekend in September. The property is a quick 20 minute drive from South Okanagan wine country! Guests will be required to provide their own toilet with septic connection and pack out their garbage, there is no garbage collection on our property. Our sites are self check-in. We are available throughout your stay via HipCamp messages for any questions or assistance. We do have on-site assistance available in the case of an emergency or utility failure. We have a 6 acre farm in the hills of Joe Rich. It’s a beautiful combination of open meadow and mature forest, with a seasonal creek and pond. The property is full of many varieties of native plants, flowers and trees. Above the trees you can see the peaks of Little White. We also get wild animals that come to visit every now and then; bear, cougar, lynx, coyote, deer and owl to name a few. There is a communal firepit and kitchen area, central between our current campsite and other future campsites. You can enjoy hiking on the High Rim Trail nearby or maybe an off road adventure. James Lake is only 11 kms away for some summer kayaking or paddle boarding and Big White is only 1/2 hour away hosting all the summer and winter fun!. Lots of beautiful areas to explore nearby. Our location tends to be 6°-10° cooler than in Kelowna, which is a welcome treat on those warm summer days. There is also, almost always a breeze. Learn more about this land: Fluffy Bunny Farms is a private 6-acre property located only 15 minutes from downtown Kelowna! It’s the perfect place to camp near Bear Creek Provincial Park and Myra-Bellevue Provincial Park. We have 3 private campsites with stunning mountain views perfect for a small trailer, or self-contained camper van/tent. Guests can enjoy biking, fishing, hiking and wildlife watching all nearby. Camp 1 handled our Class B. I rented both sites and our friends were introduced into Hipcamping using site 2. Their trailer a small to medium size fit easily there with a drive through setup. The two camps are closer together for RVs but further apart of tents campers. The camp property is a very short drive on a large dirt road. It is located at a 600 foot elevation above town, we decided not to ride the bikes to town due one rider uses a three wheel bike which needs more space. The condition was OK but could be checked for trash we try to pickup what was there. It was great having access to water being that this was our fourth stop on this trip. Great to be in the country with a sea of grapes and lake in you front view. We did see and hear turkeys and other wild life. The gate needed to be opened and closed it could use a tune-up.

Wow, what a beautiful, tranquil spot this is. The trailer has everything you need for a comfortable stay, inside and out, with several different chill out area options. The views of the lake are just gorgeous, from sunrise to sunset, and the stars at night were incredible. Being dog friendly was the icing on the cake! Quiet dirt roads were great for walks. I honestly should have booked for longer. Already looking forward to our next stay. Brock is a great host. :)

Down a quiet dirt road in the hills above Princeton, Lakeview Ranch offers a little slice of paradise. The site is peaceful, private, and well maintained, offering just what you need, and nothing you don't. The outhouse is clean and closeby, there's a small cooking stand, and a table with four chairs. The property offers endless exploration activities from hiking into the hills, or walking around the beaver pond. Or, wander a bit farther and look for fossils or go for a swim in the Similkameen River just a quick walk or drive away. Or, just relax on the dock and look for the beavers. Beyond the beavers, numerous other wildlife viewing opportunities exist from squirrels running about, to hearing the coyotes howl in the distance at night. Angelique is an amazing host offering great directions to the property and to nearby attractions, as well as thoughtfully including some extras knowing I was visiting on a motorcycle. I highly recommend staying at Hammock Ranch, and would happily do so again.

This is a special spot! So peaceful, and the perfect getaway. The kitchen was perfectly stocked, amazing coffee and a nice tea selection, and the snacks were such a treat!! The bed was quite comfortable, and we thoroughly appreciated the variety of pillows as we’ve got different firmness preferences. Early morning walks with the pup around the property while the sun rose was bliss :) We cannot wait to return!

Where to go

Okanagan Lake Provincial Park

With north and south campgrounds a couple of minutes apart from one another on Highway 97, Okanagan Lake Provincial Park offers panoramic views of the lake surrounded by mountain vistas. Explore the pebbly beaches and ponderosa pine forests, partaking in hiking, canoeing, swimming, and windsurfing. Keep those binoculars ready for spotting western meadowlarks, cedar waxwings, and even the vulnerable Lewis’s woodpecker. The north campground features picnic tables, fire rings, and pit toilets across three terraces overlooking the lake, while the south campground is more densely packed at lake level and not suitable for RV camping.

Sun-Oka Beach Provincial Park

The large, sandy public beach is the main draw here, including many permanent picnic tables on and near the beach and a playground. The name comes from a shortened version of “Sunny Okanagan.” In the summer, the park operator manages and runs a convenient concession stand, perfect for grabbing an ice-cold treat on a hot day at Okanagan Lake. Trout Creek features an easy out-and-back trail and fishing opportunities. Rainbow trout are the most common catch, but Kokanee salmon, brook trout, and Northern pikeminnow are there. Be sure to get a fishing license first. Gates are locked in the off-season from mid-October to mid-April.

Darke Lake Provincial Park

Drive about 30 minutes north of Summerland to Darke Lake where quiet, primitive campgrounds sit among mature Douglas fir and old-growth cottonwood. While the rustic, undesignated campsites are accessible by vehicle, they are not recommended for large RVs. Visitors must bring their own drinking water, as there is no potable water in the park. Trout fishing is allowed, including ice fishing in the winter, and the park is also open to hunting.

When to go

Summer is understandably the peak tourist season for camping near Summerland. Outdoor activities by Okanagan Lake draw large crowds, so reserving a campsite well in advance is a good idea. Summer also sees several festivals and events in the area, including music festivals. For cooler weather and fewer crowds, the shoulder seasons of spring and autumn deliver colorful scenery in the form of cherry blossoms and fall foliage, respectively. Fall harvest festivals are fun for the whole family, as well. Hipcampers willing to brave cold and snowy weather may enjoy snowshoeing and ice fishing in winter.
