Jason is great at communication. The ranch is easy to find. The space is large, with room for big rigs (horse trailers frequent it), but it is not a good place if there’s any possibility of rain, which turns the lot into deep mud very fast. We avoided problems by parking on a patch of stones and taking some and spreading them around from a pile, but Jason has some work to do to make this spot anything more than a dirt lot next to horsing equipment and construction. I’d take the $100 price tag and cut it by 2/3, fix up the place and offer hookups before asking more than $35. On a completely dry day, maybe meeting Jason (he was at the local rodeo and no one else was around) and maybe throw in a 1-hour horse ride, might have been nice.

Truly a special place. Great for families or just to get away. Not fancy, but the basics are clean and comfy. Great shower w/ immediate hot water. Large community kitchen/BBQ area and campgrounds in several levels for privacy. Will be back!
