Overall fine for an overnight stay , reasonably priced and close to shops etc. nice access to reserve and dog park at rear

Small basic caravan park close to the Mornington peninsula, mainly permanent residents but they were quiet and friendly, safe spot with a boom gate and high fences, but it's a little grubby and unkept, the dump point is an old outdoor loo that is absolutely filthy but it works, the pool needed a good clean but the weather was to cold to bother with it.
Close to all shops and Frankston, the IGA is a 5 minute walk with a bakery and other takeaways also a good little restaurant called the fat chef that brew their own beers is well worth a visit.
We would stay again but don't expect 5 star but close to a 4 😅

Caravan sites located at the back of a Motel. Looked like permanent residence living in a few run down cabins and caravans. Dogs were allowed at park, but some residents not cleaning up after them. Ammenities were not cleaned while we were there.
Affordable and central location for a base to visit some of the areas attractions.

We had three nights and were very disappointed in the amenities. They were very confined, old and not well cleaned or maintained. We had no response from afterhours number when issue with blocked toilet reported that was not addressed during our entire stay.
I would NIT recommend this site to anyone.

The caravan park clearly had its charm back in the day, and there are still some positive aspects worth noting. The overall layout and location are decent, and you can tell it once had a lot going for it. However, it's definitely seen better times.
Unfortunately, the facilities weren't well-maintained during my visit—they were quite dirty and in need of attention. Some of the long-term residents also gave off a bit of an unsavoury vibe, which affected the overall atmosphere.
That said, the park still serves its basic purpose and might suit travellers who aren't too fussed about the finer details. With a bit of upkeep and stronger management, it could easily return to being a great spot.

It's a normal Caravan park. Good spot if you are spending the day out in Melbourne and use the camp for sleep, toilet and showers. The place is kept neat and tidy and there some residents permanently staying there as well. Wouldn't suggest if you are spending the day at the camp as it's not as same as bush camping.

We enjoyed our time here, site was spacious and kid friendly, friendly residents on site and had a lovely pool (not heated, so it's a fresh dip).

Good spot to park your caravan and explore the area. All the necessities like laundry, bathrooms, bbq area and swimming pool. Mainly rooms, but the caravan spots are good for a base for a day or two
