The host meets guests upon arrival to show them where to camp, etc. but when we arrived the host was unreachable by text or phone so we ended up needing to rent a hotel. To this date the host has still not responded or explained what happened,

Would highly not recommend this place. The host was unresponsive just like another review said. The host said to call him before arriving to his place next to the property. We gave him a heads up our ETA and called him several times when we arrived. No answer. 24hrs later and still no answer. His house and the neighborhood was super sketchy. We tried to find the camp site ourselves and we weren't able to. We trusted our gut and left. This listing should be taken off of hipcamp. We found a great campsite at Trinidad lake state park.

Cop cars were there. Neighbor told me he was more afraid living near by than he was on his Vietnam service. Basically an easy way to get my money with no returns.

Site 7 - Purgatoire Riverbottom

Very nice, quiet camping close to town. We had a relaxing time and the kids loved playing in the river. We walked to a pub for drinks one evening. Would recommend to a friend for a rustic camping experience that is also close to town to buy ice, get coffee, etc. The porta potty was not clean/emptied/supplied with TP. Wouldn’t recommend using it; we opted for the woods.

Great last minute camp spot in town near the river. Easy to get to, and we were the only campers on the lot. Had the hole place to ourselves.

Host unresponsive/unmarked campsite

I was passing through and decided to stop there for the night. Dusty was fairly responsive at first. I arrive to the campground to find that site 4, 5, and 6 are not marked. If they are, then they aren't marked in a noticeable way. I reached out to Dusty multiple times for help, and he was completely unresponsive. I guess it doesn't matter, since he only issues refunds 3 or more days prior to your reservation. I was excited to stop somewhere along a river for my dogs to play in. I then reached out to customer service to learn it's an automated chat system. I ended up camping on BLM land north of Trinidad, which I should've done from the beginning. Dusty cares about only one thing: money. He does not care who he rips off to obtain that goal. As I write this review 14 hours later, I still haven't received a reply. If this wasn't a shady cash grab, then I would've AT LEAST received an apology. I'll be fighting with customer service for a refund.

Dusty is a really cool dude and his teepee was a unique experience. The property is gorgeous and the location is directly next to downtown. Dusty did provide a heater but i would still suggest packing warm if you plan on staying in the winter, also check your propane tank if you are relying on the heater as your primary source of warmth for the evening. Overall loved Dusty’s place and would recommend this stay to anyone looking to get the teepee camping experience close to the convenience of the city. Make sure to call Dusty to let him know when you’re arriving so he can show you around.

First off, I’d still recommend staying here. Instructions say to call host before arrival, myself and a couple of others both reached out to host beforehand but didn’t hear back from him for around 3 hours. Knocked on the door of the house and still no response. Went to campsite anyway. Map provided doesn’t really do layout justice and we had to hunt for our spots, even with the campsite numbers being on trees. Overall though, for $30, the sites, which are very close to the river, are nice and mine was secluded. I’d stay again.

Dusty provided excellent directions to the campsite. Very lovely, shady spot with level ground. Right on the river, so it was very comfortable. The site is basically in town, so there was road noise and lights from nearby buildings. Recommend a sleeping mask and maybe ear plugs. Had a great time, and I'd camp there again. Great coffeeshop in town called Mutiny.

Dusty was a great communicator! Very easy to find the property and set up camp. It is in the middle of town, so occasionally I’d hear other people. It’s perfect for a night or so when passing through.

Second time camping here and enjoyed it again! Dusty’s a very cool guy and serious about security, so even camping alone with my dog I never felt worried. The spots are literally right on the river and hidden like they are a world away from downtown Trinidad. The mosquitoes are no joke though. Bring spray or some deterrent!

Mosquitoes are thick and if staying on a weekend the traffic noises are loud until about 2am. Camp sites are nice and cleared out and by the river.

Dusty was extremely friendly and welcoming. We enjoyed the the sound of the river as we went to sleep. Easy access to Sexy Pizza, pretty tasty too. Morning mosquitoes.

Had another great stay on Dusty’s land. We’ve stayed here several times now and will continue to come back any time we’re in the area. Can’t beat being right on the water at night. Don’t forget the bug spray!

Camp site 1 was remarkable out in the open but we'll worth it. We will definitely come again. Make sure you bring mosquito repellent and a grill to cook. No fire pits. (City limits) Water was so refreshing. Crisp and Cool PERFECT!!

Organizing my trip with Dusty was great. He's very responsive and worked with me to pick a site that suited my needs. A good experience, I will probably stay again on my return trip this coming weekend if I don't take a different route home

Great host, not the best area

Dusty was very friendly and I have a lot of respect for what he’s doing for the area. Unfortunately we arrived and decided not to stay the night at this location. Dusty has stewarded the area very well and has done a great job to clean up these campsites. Unfortunately The area did not feel super safe and we didn’t feel comfortable camping out of sight from our car since we had valuables in it. I wouldn’t recommend this for summer camping as the mosquitoes were absolutely outrageous. Even with bug spray on it was so uncomfortable we didn’t want to be outside at all.

Beautiful campground even though it was a little bit odd to get to. The sites were nice and private, felt like your own section of the wilderness. We had some trouble finding out site but dusty was very helpful and made sure we got to it

Overall we really enjoyed our stay. The property is beautiful and we love how close it is to down town and the dog park. The river is beautiful and was a decent temp from what we could tell but we didn't swim since the rain has is very high and flowing pretty fast. We did wish there was a bit more shade in our site and the downed brush was a good hiding spot for critters. We saw 2 snakes total. We definitely will be back again

Our family of 4 set up two tents at Campsite 1. The walk to the site was short and we had no trouble setting up camp for the night. The site was clean and comfortable. It was nice to be riverside!
