We are conveniently located to all the Rockfish Valley has to offer and to Charlottesville, Lynchburg, and Waynesboro. We own two lots in the foothills of the Blue Ridge Mountains. One has our house, and the other is set up for a camper. Each lot is about 3 acres (6 acres total). We are at the top of a hill and our property goes to the road at the bottom of the hill. We are in a neighborhood with neighbors on either side of us and across the street. We may be in the main house or Airbnb guests may be there. Please note: the campsite needs some leveling.Site is situated on the adjacent lot to our main home that is in a neighborhood. You can access site from the street or through our driveway. The driveway has packed gravel. It has water, sewer, and electricity hookups. You can enjoy the gazebo, fire pit or roaming the 3 acres. This spot is a convenient place to enjoy Rockfish Valley winery, breweries, hiking trails, orchards, and more.

Beautiful spot, well located for Nellysford. The house is off main roads, full hookup and very quiet. We will absolutely return. We felt welcome and enjoyed being part of this picturesque area.

We did not stay at this spot because we would have blocked a vehicle in and we were concerned about maneuvering at 30’ right through there.

We had a great stay here! The location is very convenient. It is just a short drive to the Rockfish entrance of Shenandoah National Park, and grocery stores, restaurants, and other essentials are close by as well. The neighborhood road is quiet and made for a nice place to walk our dogs. Overall, it was a peaceful, comfortable spot and a great base for exploring the area. We'd definitely stay here again!

Overland Fest East experience

Great location, close to the local wineries/breweries the Blue Ridge Mts. for hiking and to the Oak Ridge Estate for events. Nice quiet neighborhood and a quiet street to walk the dog. Everything you need is there-power, water and sewer. Great host communication.
