Nestled on a private 65-acre farm in the Alleghany Highlands of Virginia, Beaverdam Falls is located on VA SR-311 (Kanawha Trail) in the Sweet Springs Valley. Nestled in the old community of Earlehurst, between Covington & Roanoke, Beaverdam Falls are an historic series of waterfalls on private property. The Falls are at the headwaters of Dunlap Creek and are the terminus for the Sweet Springs. Available for guest stays & recreation, are the Upper Falls portion. Surrounded by the verdant George Washington National Forest, the Upper Falls, displays a constant waterfall of around 40-feet in height, & decorates the final mile stretch of the Sweet Springs, both on our property. Additional beautiful cascades pepper our tract of Beaverdam Falls as well. This private tract of unparalleled Virginia countryside will simply astonish your expectations. As the source of the Falls, Sweet Springs Creek, serves as a long, unique home for trout, calcified travertine rock, chalybeate water, and ancient beaver dams (as well as active ones!). Beaverdam Falls is a rare place for the lack of stone and the centuries of beavers who have left their trace in & on our creek—and swamp, the Stick Marsh, which has an active beaver dam. Be careful! They do bite!

Or, just walk to the Falls! This site may not be directly in front of the Falls, but it's in the heart of wildlife & nature--and is the most private site! It's like being in your own private world...but be careful, you're near the cave, so if you can find it... watch your step! Located above the wetlands & looking down on the beaver preserve, The Cattails is situated near a fabulous, federally protected wetland, the "Stick Marsh," which is not only full of cattails, but also beavers, muskrats, turtles, & many species of wildlife! View it all from this campsites dry, superb flat ground all while overlooking fabulous Dameron Mtn. If you desire complete privacy, "The Cattails," is the most private, best family/group option, as it's on relatively flat ground. This site is also overlooking The Beaver Preserve & is located near the kayak launch that guests may use to explore the Beaver Lake & wetland. We offer two, free single kayaks for guest use. Site is heated well by propane heat in the winter. 1 grill bottle of propane included. Additional propane for purchase: $30/bottle. No running water or electricity directly at this site. The space Ever wondered what it would be like to camp out in a field that feels like a pristine golf course set in what feels like a National Park?. Relax in high-style at the top of Beaverdam Falls. Sleep adjacent the whirling & calming noise of a gigantic waterfall & overlook the lower ponds & creek basins from surprising privacy and seclusion. Take a hike--no, really! Choose to walk down to the Falls or view it all from the Rope Bridge! The "Top of the Rock" campsite is situated on amazing ground! It's situated just above the largest waterfall on fabulous high travertine rock, but tucked away far enough to still retain privacy and seclusion from the main viewing area below, which is just a short walk down a gravel trail. The rope bridge is also just a stones throw away. This stellar site has a full frontal view of the main water and creek basins below but is not right on top of the falls, so as to be too loud or too visible. And for the most part you are nestled under shade trees and are at the best crossroads on the property to take advantage of all the views and sites. Glamping has never been better than in this cool, unique A-Frame. Our newest Airbnb Glampsite, Falling Waters boasts full-frontal views of the waterfall, lower pools, & cascades of Sweet Springs Creek. The best piece of real estate on the Property, this glampsite will simply astonish your expectations & impress your senses. Similar to our Canvas Wall Tent campsites, Falling waters is off the grid & boasts many of the same features, such as bed, & layout, & is fully heated with propane in the Winter! Site comes with the following amenities: 1 queen bed with memory foam mattress--Bedding is standard-- table & two chairs inside, as well as outdoor chairs; firepit with wood is standard; charcoal grill with grilling utensils; butane burner with water/coffee kettle; lighter; picnic table, battery lights. Excellent gas/propane heat is provided in the Winter. Portojohn toilet just steps away. Communal space access is open 24hours. Please note that this listing requires a four wheel drive or all wheel drive capable vehicle to access this site directly. Our separate 2wd entrance is no longer available. If you have a 2x4 vehicle, you'll have to park near the site, but must walk about 4-5 minutes. There is no running water or electricity nor is there direct bathroom at the site, but Porto john bathroom access is just across the creek; &, near the entrance, communal bathroom space is open 24-hours. This site is heated with a 20,000 btu propane heater—20lb grill bottles are used. Maximum number of adults at this site is 2, but children are allowed. Built for $500.00 dollars "back-in-the-day," the Earlehurst Cottage was inhabited by The Carters, a humble, cute old country couple. Here, they raised two daughters. Today, the house is tastefully appointed where expected - & comfortable to modern standards - yet, it has been left as charming, rustic & cozy as it had always been: with elements of the original decor, windows, plaster walls, etc., being preserved. Pets stay for free! Guests have complete enjoyment of the interior & porch of the house. They have additional access & recreation rights to visit the Falls Viewing area, swim in the creek or hike in the field. The environs of the house, mostly the rear and the adjacent barns & sheds are used by the host for property maintenance & for other camping sites on the property, so host is often working around the house. Host is usually on the property in separate lodgings and generally working on the property, but is not always present. We respect guest space and try to observe full privacy for house guests. This was the first time my husband and I booked a campsite off of Hipcamp and we couldn’t have chosen a better location! This place is amazing! The property is so beautiful and relaxing. We booked top of the rock and absolutely loved it! Beau and his team are so nice and chill. It’s incredible that they share this place with the public. We will definitely be back!

What a lovely piece of land. Unique is an understatement. We loved all the bridges, short hiking trails, and the SUPER rare sulphudic cave right on the property. We stayed at "Top of the Rock II" and only have good things to say about the little cabin. You are literally camping at the top of the waterfall, just incredible. Toilet/Bathroom Situation: - there are two pristine portajohns just a 30 second walk away from the site - if you have a more urgent situation, they did outfit the cabin with a bucket toilet (honestly, it was about as classy as a bucket toilet can get) - it was hidden beneath a wooden toilet box with proper liners In the receptacle) Shower Situation: - They have a shared "lounge" in a small trailer where you can access an indoor toilet, running water, and a heated indoor shower. - The shower left a bit to be desired, the shower didn't drain particularly well, but at least the water was hot. Kitchen: - there is a private picnic table outside of the cabin with a wooden cupboard that contains a bunch of cutlery, plates, lighters, and even a butane camp stove

Words can’t express how amazing our trip was. The property is absolutely beautiful. We stayed at the Cattails site and had everything we needed. The tent was super comfortable, and the view was stunning. The waterfalls and spring were peaceful and so fun to swim in. We went Memorial Day weekend, and even with every site occupied, we only ran into one other person the whole time. Beau does an incredible job managing the land, giving people the chance to experience it while still preserving the peace and natural beauty of the property. Every employee we came across was kind and welcoming. The swinging bridges throughout the property were such a fun added touch. And the cave was incredible! It definitely has a smell, but after learning it’s because of the rare cave formation, we appreciated it even more!! We were already talking about planning our next trip back before we even left. We will see you next year!💙

This place is absolutely magical and so unique! We had a wonderful experience. It was our first time camping with all 3 of our young children and we made the best memories. So much is included, making it easy for us. The hosts are very responsive and accommodating. We will 100% be back with the rest of our family members - this is our new favorite spot!!!

Love this location. So beautiful. At times I imagined I could see fairies flying around be cause it was so magical. The tents are very comfortable and the added items supplied are very helpful. We used the propane heater which was super helpful since nights did get down to 38 in May. Great communication and helpful directions made for an easy check in and stay. I would recommend this location 10 out of 10! We are already planing on our return !

We had such an amazing stay and can’t recommend this place enough! We stayed in the tent site, and the views were absolutely perfect. The amount of equipment provided was incredible and such a pleasant surprise—everything was so thoughtful and made our stay even more comfortable. The common space was clean, welcoming, and had so much to offer. The property itself is truly beautiful. We loved exploring the waterfall, creek, and cave, and the suspension bridges were such a unique touch. Our kids had the best time and didn’t want to leave. Beau was an outstanding host—so kind, attentive, and thoughtful. He came to check on us during our stay and even offered another on-site option in case we got cold overnight, which meant so much. This place truly feels like a little piece of heaven. We can’t wait to come back!

This place was absolutely beautiful! We had three families (rented two yurts and one of us tent camped). The falls are exactly as pictured and the property is so well maintained and gorgeous. We had everything we needed and Beau was an excellent host! You can tell he really loves the land and sharing it with others - he made sure we had everything we needed and checked in on us too. We spent time enjoying the waterfalls, tubing down the little river, hiked on the mountainside, and more. Perfect place to spend time outside with loved ones!!

Great Stay at the A-Frame

The A-frame by the waterfalls was the perfect oasis I could ask for. The cabin was full of supplies, and the land was full of places to explore. Beau came to greet me, and he was very kind and helpful. Can’t wait to stay again next spring break!

Beaverdam Falls was amazing. We stayed at the Cattails site just a short walk from the falls. The tent has a beautiful view of the wetland - a great place to relax and birdwatch. The campsite was thoughtfully stocked with everything you might need.

Peaceful and perfect

If you love the wilderness, being alone, exploring, and being unplugged, this place is absolutely for you. I stayed in an A-Frame cabin that had a direct view of the large waterfall. The campsite was fully equipped with absolutely everything I needed. Three different ways to cook, firepit, grill, and little stove. All of the utensils, pots and pans to cook with and dishes to eat from. A little camping toilet in the cabin. The ceilings were so amazing and the bed was very comfortable. The hosts were very VERY responsive and accommodating. I would 100% recommend this experience to anyone who needs to find themselves. It definitely provided my soul what it needed.

Such a cool space! We loved the Cattails for its privacy and openness. It was perfect with a dog and baby. It got down to 20degrees one night and we were thankful for the propane heater. Leah was on site for our stay and was incredibly helpful and responsive to all our needs. Beaverdam Falls is such a beautiful property and we are so grateful it has been made available to campers. We would definitely come again.

This was an introduction to camping for our six year old, and he loved it! The yurt and campsite came with everything we needed to enjoy the outdoors while having creature comforts, and the communal trailer was nice to have to check-in with family. We didn’t need anything, but the camp store was also stocked with bare essentials in the event you leave something behind. The site was very private, and Beau, Leah, and the other guests were friendly. We hope to make it back to Beaverfalls again!

The entire property looks well run, the waterfall is pretty & you can hear it from the text, It was very moist out, as expected this time of year. We paid extra for bedding & it was totally worth it to arrive with the bed made. The bedding was perfect, very comfortable. The only negative at all is the text does have mold & just needs a routine power wash, not a big deal. Would definitely recommend! The leaves have started to change at that elevation and it was gorgeous!

It was a perfect spot. You literally are sleeping on top of a waterfall. You can hear it at night with and without the windows open. perfect spot for a campfire and grilling food which has a grate. They even have a community space that has an oven and things too if you prefer to cook that way, I hung twinkle lights all over the place to give it a cute feel and also the community space they offer free coffee and they also have snacks and other items to purchase. The cave was neat to explore on the property! You can even sit at the bottom of the waterfall and have a picnic or just hang out, you can even swim in it too! At the cabin they even made a trail directly to it for those that stay in this cabin. The space was perfect at the cabin for my dog. I had him on a 20 foot lead and worked out perfect.

Peaceful Getaway!

Beautiful and relaxing place to stay. We really enjoyed our time here—the waterfall is amazing, with stunning mountain views, wildflowers, butterflies, a cave, and so many hummingbirds this season. We’ll definitely come back again! 🌿✨

What a magical place!!! Zero complaints. The whole property is gorgeous and beautifully maintained. I wish we’d have stayed longer than one night, but we’re already planning to come back. There’s so much to do and see. The host was super kind and accommodating. The communal space with coffee and muffins in the am was a delight. Their sites have everything you need. I usually camp primitive but ngl I enjoyed the perks of the permanent tents and structures w/ comfy beds on site. Can’t recommend this place enough. Posted a couple pics and have had many friends contact me for the link. The waterfall is truly awe inspiring and the cave is just cool as can be. 10 outta 10. Grateful to experience this little slice of heaven!

I loved my weekend here at Beaverdam falls! It was so beautiful and lots of nice walking trails too. Beau also had everything we needed already at our campsite. Will definitely be coming back!

Overall you can not beat this place the water fall on the property is amazing, the swimming holes are deep and the water is extremely clear. That being said, the tent roof was moldy I definitely could smell the mold. And the only other issue was the shower house/day use area. The shower will literally burn your skin off. One second it's burning hot then poof no hot water at all freezing cold, only way to fix this was turn the water off and start all over.

We loved Beaverdam Falls! Our site at Sweet Springs was really magical. The whole land is really amazing. I found the bed comfy and it was nice to have a real bathroom with a shower at the common space. We did have a little bucket toilet in the tent which was really helpful. And a port-a-pot a short walk away. We loved all of the things provided for cooking although our site didn't have a charcoal grill as advertised. Some things I didn't expect were that we had a walk of about 100 yards from our car to our tent (we were told this ahead of time but it wasn't in the listing). The common bathroom space was about 15 minutes walking from our tent and I was originally told that it was 5 minutes. 15 minutes was the quickest that I could get there. Also, bring boots! The grass was wet every morning and soaked through my shoes. All in all, I would definitely recommend and hope to come back. The river, waterfall, and mountain view cannot be beat.

The caves were completely flooded so we could not explore, the roads to get through the property are extremely dangerous especially booking the sweet springs location. The wifi does not work and there is no cell service so in a case of a medical emergency no one can be reached easily at all. They have kayaks to see a “ beaverdam” but you are kayaking through a small circle completely overgrown with plants and thick thorns the moment you put the paddle in the water the slightest bit it gets stuck. The water fall is absolutely beautiful but everything else is unusable the tree swing is extremely dangerous and they have signs posted everywhere showing they are not responsible for any injury they also have you sign a paper which shows how sketchy this site is. For the money I spent I ended up leaving 2 nights early because of the dangerous conditions. My mother went through a medical emergency and at 12:30 a.m I walked almost what had to have been a mile up a 40 or so foot gravel drop in the pitch black to the camper to get wifi to contact the host for help but was told the next day the wifi has not been working so I was left alone watching my mom suffering which thank GD she ended up being okay. I only asked for a refund of one night but I felt like my over $500 was an extreme waste as I only spent 1 night and had an awful experience. We tried to make the best but even the caverns was filled with mucky grey water so everything listed we could not use except for the waterfall

Awesome 1st time camping experience
Beaverdam Falls, The Cattails
My wife and i stayed at the Beaverdam Falls - Cattails. Their place was amazing. You can hike, swim, and kayak -- all in one place. It is our 1st time camping and we got a great time. If you want to get out of the busy city life for some time, stay at Beaverdam falls. Suggestions: if you need CPAP to sleep, get a portable battery (there's no electricity in the cattails camp area) . Bring blankets even during summer, it gets cold at night and early morning.

Beaverdam Falls, Top of the Rock II
I loved the location of our site, right above the falls. The roar of the falls was so peaceful! Wished there was a fan of some sort as it did get stuffy and humid at night.
