Roy's property was just magical. Location wise it was perfect for us! Off the beaten path, but still had cell service for directions to exploring. The campsite was beautiful and very private. He made the whole experience super easy and convenient. It was not an exaggeration about his water either- it was so delicious! Brought as much of it home as I could. Look forward to staying again.

It’s beautiful place to camp at and very peaceful.
Each spot offer different things, #1 (which i tried last year ) give you open view , and #5 give excluding feel (which i tried this year)
Overall the place is beautiful, peaceful, and safe, the drive to get there is a amazing as well and they provide almost everything you need and the price is very reasonable and affordable

My husband and I loved camping at the pond. It was a beautiful and serene spot. We truly felt like we escaped. Although it’s secluded there’s a lot to do just a little drive away. We went to the grocery store and even spend some time at a coffee shop in Brattleboro. I would definitely come back again and we do plan to. Roy was an amazing host and he was very quick to respond if we had any questions.
Also the containers of wood are so worth it. Don’t even bother dragging along wood.

Sunrise Farm is beautiful and will be loved by all self-reliant, experienced, tent campers. It is not, however, truly an RV kind of place.
I reserved site #1 for my camper van. Sunrise recommends this for RV's. There is no hard surface for a large vehicle to park. And the site is the deposit of runoff water from the nearby road, so it floods from heavy rains.
The website says that the site has 'electrical hookup'. In actuality, there is no electrical pole and no 30 amp or 50 amp service. There is only a very long extension cord (more than 100 feet from the farmhouse) that brings electricity to the site. Same with water, it's a very long garden hose.
The camp host doesn't live on the premises, so you might or might not see him. No one lives in the farmhouse. I didn't see him once in my 3-day stay, and felt very much ony own.
You could, of course, park up next to the farmhouse in their level, gravel parking lot, which is what I did when I found site #1 completely flooded. But then I was far away from the fire pit, picnic table, and the 'porta-potty', which is, in fact, not a porta potty. It's a cleaned up outhouse.
Whether you arrive at Sunrise from either the north or the south, Jockey Hill Road has stretches of unpaved dirt roads with steep hills. Be careful.
No, lovely as it is, Sunrise Farms would not be acceptable to most RV owners. It's lack of amenities and it's physical challenges, while still charging the same high RV rate make this a poor value for big rigs.

Unfortunately, this time around we didn’t get a chance to stay due to a family emergency. We were disappointed we couldn’t stay, but family comes first, and that our refund was/is still a challenge to obtain. I hope to receive my refund very soon as I had notified within the cancellation policy therefore, a full refund is due. (Not sure why I need to leave a review when I requested a cancellation, speaking with the host directly)

Site 1 Sunrise Farm S Side of house
We didn't truly get to experience the beauty and peacefulness of this site. We were booked for five nights but after three days and nights of rain and cold and wind we needed to leave. No fault of the host: all amenities as described were available and instructions were clear.
The ground was quite saturated but there were wood blocks to use for the hitch jack of our tear drop trailer to help stabilize it from sinking into the mud.
We'll try again in the future!

The view is lovely and there are nice walking trails. Initially there was a glitch with the electric but the camp host sorted it out quickly. Good spot for a camper- easy in and out.

I had a great time camping here. The site was clean and it was nice and quiet. The hiking trails behind camp were wonderful as well. Just bring bug spray because there is a lot of them.

I am counting the days until I can return!!! This was beyond spectacular. We had an enormous amount of space, didn’t see another person, and it was so well marked, gorgeous and peaceful. The experience was a gift my dog and I will cherish! These folks will be sick of me by the end of the season

Stunning landscapes, one of the best sunrises in the state from site 1 in our 16' travel trailer. Clean, accommodating, easy to find. Just off the beaten path enough to feel like you are in the middle of nowhere. Relaxing hiking trails, easy but fun 3 hole disc golf course, and the dogs loved the pond and open fields! Having power and water is a nice bonus with the option of an outhouse, We will be back! Roy is an excellent host with excellent communication, felt like we were renting from someone we already knew. Can't recommend enough!

Very nice place. Roy is a great host who responds quickly to Messages and booking request and for any questions you have along the way. Since I was there very early in the season and the only occupant, my experience was supreme-super quiet and peaceful.
He had me down at Lilly‘s pond, which was a very nice set up, with a picnic table, ideal, flat, tenting surface, and a fire pit. Outhouse is right around the corner, clean, and well equipped.

Everything was perfect! Site 3 is very private, the site was clean and absolutely gorgeous. I can’t say enough good things, the trails around the property are great, we got some eggs from the host which were delicious and the buckets of wood are a good bang for your buck. I highly recommend. My pup loved it too!
