Karenville is an adventure. It’s a tiny whimsical village with a Victorian influence. I built it one building at a time just for fun. I have been living here in Karenville for over 20 years totally electric free. Yes that’s right there is no electric or running water. No worries it’s all very civilized.

Park that RV with a view! And then take a short walk to K-ville where you will find whatever you need. There is no electric or running water at K-ville but there is water and unconventional hot showers and plenty to see. Bring some food and make use of the cooking areas. Chat a while and take a walk to the overlook.

Off grid tiny cabins in a tiny playful Victorian village of tiny buildings. All buildings built by Karen just for fun. There is a cute partially enclosed pavilion for hanging out. A fire pit for barbecuing. And there are two cooking areas with stoves for cooking. One is a “cafe” fully equipped with dishes pots pans and basic cooking supplies. So bring some food and stay awhile. We also have unconventional hot and cold showers. Most of my cabins have single beds but two have full size beds. Mostly I book through Airbnb. I’m just starting with Hipcamp. I will place you in whatever cabin I have available. If you are a couple I will try to place you in a cabin with a full size bed, but no guarantee. So please come open minded for an adventure. You will Ofcourse have the whole village of Karenville available to wander and explore.

My off grid cabin in my tiny Victorian village of KarenVille overlooks an expensive field of wild grasses and the hills and valleys of the Danby state forest. I have other cabins in Karenville. Most are approximately $50-$75 and have a single bed but two have full size beds. If you are a couple I will try to place you in a cabin with a full size bed but no guarantee. Please come open minded for an adventure. All of my places are cute and adorable. I will place you in whatever I have available at the time. I live in all my cabins part time. You will see my things in and around the village. Yes I know this sounds confusing but it will all be clear when you arrive.

Looking for something different? Sleeping under the stars? Living off grid? Or perhaps you’re just looking for a good value? I think it's a little fun and quirky. I built this as a meditation hut (size 4x8ft) on the edge of my silly tiny village I call K-Ville This Hut is like camping and is a BRING YOUR OWN BEDDING experience, or rent from me for $15. It is on the edge of the Village and the woods and the tall grass of the meadow. You can enjoy both the Village and still have your alone time. It is very difficult to describe this Hut or K-Ville, so when you book please be open minded and ready for an adventure. This totally off grid tiny 4x8ft Hut is the size of a 2-3 person tent, or the size of a double bed with extra room at the foot. It is too short for you to stand up. If you would like something more then you might check out my other K-Ville sites. This “Hut” is something like a hard walled tent with screened windows. It can sleep one or maybe two if you like to snuggle. It has a narrow double size foam mattress on the floor, or bring your own sleeping mat. But bring your own sheets and blankets, or for an additional price of $15 you can rent pillows, sheets and blankets from me. The extra large wall of window allows you to look out into the meadow and woods. In K-Ville you can cook a meal, shower, relax and commune with other like minded guests. In summary this Hut is a camping experience in K-Ville. Please consider booking more than one night when possible. To further encourage multiple nights I have added a one time check in fee. (Airbnb calls it a cleaning fee). What I hear most from my guests is "I wish I could stay longer in this amazing place. I think it is a fun and fanciful place and dwelling. And for the dollar amount, Ohh Yea! What is The tiny village of K-Ville? It is unique in many ways. It is a tiny village of tiny homes. I built the Village myself, one board at a time. You can eat/cook in the "cafe" (bring your own food to cook) shop at the "store" relax in the square and then retire to your own private tiny "home". The entire village of K-Ville is not only off the grid, there is no electric anywhere around Karenville. (I have enjoyed living electric free for over 20 years). Camping cabins

This place is so cute!! Truly a hidden gem. Everyone you’ll meet here is so kind. Unfortunately I had to leave early due to my partner having a medical issue and everyone there was incredibly kind and understanding. The little cabins are so quaint and cute. 10/10 recommend and will be coming back, hopefully under better circumstances :)

Just a Sleeping Hut

It was a very lovely place. The little houses were so cute and there were many amenities to wonder at/around. Karen was extremely nice and welcoming as well. Would 100% recommend for someone who wants to experience something very cute and cozy!

Don't tell anyone about this place- except your really cool friends! Adorable, quirky, off the beaten path. You will learn you how to live without running water (plenty of rain water in barrels), without electricity (solar lamps only), and how to make a warm indoor-outdoor shower. Careful: you might not want to leave!

We stayed in the “K-ville hotel” it was very comfortable with a real bed, drain, and mirror. Karenville is super cute with so many cute place to stay and see. Karen is super nice and welcoming, plus the Guinea Pigs made us so happy! Make sure you follow her directions to get there, shes right when you shouldn’t follow your GPS!

The RV site at Karenville is just a short walk to “town” and sits next to a state forest, perfect for hiking and outdoor activities. However, the real attraction is Karenville itself. Arriving feels like stepping into a whimsical world, reminiscent of Disneyland’s “It’s a Small World.” Built by Karen over the past 15 years, the town is an eclectic and artistic vision with tiny houses, a “café,” and a community kitchen. Karen was a fantastic host, giving us a tour and sharing stories about the village’s creation. Highly recommend for anyone seeking a unique, off-grid experience near Ithaca and the Finger Lakes.

Karenville is MAGICAL and everyone, campers and residents alike are so interesting and kind! There's so much to look at and the property is gorgeous. Only sad thing is no dogs on Karenville. But pups are welcome outside of the tiny village and there's a comfy spot to park an RV just a little ways up the hill with a great view where dogs can be off leash. We had a fabulous stay and felt like we made friends. We will be back! Don't miss out.

Staying in Karenville was delightful! The cottages were cute and cozy and all of the spaces seemed well-maintained. I enjoyed walking around the fields, listening to birds and seeing the sunrise/sunset. Karen made sure we were comfortable by showing us the amenities and making us feel welcome. I was delighted by the rustic style without electricity or water and I had plenty to drink. Thanks Karen!
