We enjoyed our time here. Our dog really loved having a large space to run. There are ticks in the yard she would pick up every time she was out. It is pretty noisy. You’re at the intersection of two major roads and there is a local airport across the road that has helicopters flying every night except Sunday. The bathroom and laundry were really great! I’m not sure that I would pay the price again due to the noise. Thanks!

Had a great time camping at Travel Downs. Location is wonderful. Quiet for being in a relatively urban area, does have some traffic noise at times.
Only a couple hours from Biloxi to the west and Panama City to the east made it a great spot to see different things.

This is your own private spot. Bath house and laundry included. Plenty of space for whatever you have. Easy to get to and everything was exactly how described. Lots of ticks so check animals and yourself after you’ve been outside!

We really enjoyed our stay at Kodys land, well maintained, climate controlled bath house with laundry and sink available. Full hook ups with a gated entrance. The site is very centrally located to anything you may want to do from beach activities to shopping and eating. Publix withing walking distance and Walmart and Target just a few miles down the road. There are tics so make sure and bring some repellent, helicopters do make frequent and repeated night touch and go I'm assuming training exercises but wasn't a bother we enjoyed it honestly. Kody was quick to respond with any questions we had. We look forward to staying again in the future.

Had a great time this weekend at Travel Downs. Plenty of room for the kids and dog to roam, gated with fire pit. Best part was the seclusion and we cant for get the air conditioned bath house with washer and dryer. About 20min to the beach. Would definitely stay here again!

Kody's place was great and he is quick to respond. Private, clean and easily accessible. Having the bathroom/ laundry was a game changer for us, as we're in a 12' square drop.
The available firewood while we were there is cut pine logs that need to be spit with the provided Ax. It didn't burn well so we opted to supplement with bundles from Tractor Supply Co. just down the street.
Two of the four nights we stayed, helicopters practiced touch and go's at the private airport next-door. This went on for a couple of hours just after dark; however, This wouldn't deter us from staying again.

Kody’s campsite was just as described! Beautiful location and privacy. The shed with the toilet, shower, washer, dryer and laundry sink on-site….was exceptional! Winn-Dixie and Ace Hardware close. Beaches 8 miles away as well as 3 state parks near/on Perdido Key. Downtown Pensacola/Pensacola Beach also 8-10 miles away! Joe Patti’s Seafood Market is an adventure onto itself! Kody is a great host and I would highly recommend Travel Downs! You can tell he put a lot of thought into his campsite!

Calm relaxing Thanksgiving Week!

We've stayed for a Thanksgiving week and it was amazing! So much space for our dogs to run and really close to town. We've had bonfire every night and our mornings were calm and slow.
There are few things worth mentioning:
1) Sunday/Monday night (2am ish) there was a lot of noise that woke us up, very nearby, coming from what we figured was a big truck backing out and forward and moving/dumping some metal stuff...lots of scraping/screeching noises, lots of beeping and truck noises that lasted about an hour. You can hear cars from the road nearby but this was happening in the middle of the night, probably at the lot next door.
2) TICKS! if you have dogs (we had 6 with us), bring a lots of tick prevention/protection. The amount we picked up from our dogs was gross
3) the shower/bathroom shed was a big help with hot water and flushing toilet 😂 (if you camp mostly offgrid like us, having that is a luxury). It would be even better if there were some hooks on the wall/door to hang your towel/clothes.
It was a great stay and we would definitely come again! Thank you for having us!

We absolutely had a blast camping here. We just was blown away with Kody the host how quick he responds and helpful. Everything was nice and beautiful camp spot. Already planning another trip for next year.

This place is a hidden gem. It was secluded and off the main path. We really liked the level concrete pad, full hook ups and most of all that shed! It was an air conditioned oasis. Kody had everything laid out in the instructions, so there were no guessing. He was quick in his responses to any questions we had too. It’s a great “home” spot for all the beach time. Yes, you can hear the helicopters and small planes because it’s literally next door but being inside the camper, it was hardly noticeable. Plus we were hardly there!

Amazing hip camp! One of the best we have stayed at. We loved having our private bathhouse right next to us. The washer and dryer were great along with space to store stuff in air conditioning.
The place is very well kept and extremely quiet. It was close to the beach and everything we wanted to do. Host replied quickly when we had an issue with one of the outlets for power.

Kody’s Travel Downs RV site is so far the only Hipcamp we have stayed at twice. The first day we pulled in we were amazed at how large, private, and peaceful the site was. Kody was perfectly helpful, even loaned us a 50 to 30 amp adapter. (OK Hipcampers, don’t be that guy, bring your own adapter) We loved his bathhouse with laundry machines. Then we learned that the Blue Angels put on a “free to the public” air show on select weekdays. We did a small bit of shuffling for our return trip, (Kody was a huge help) and enjoyed the air show on the Naval Air Base nearby. Had a blast. Kody and I teased each other on email a couple times, and I would now consider Kody a friend.

Kody’s property was beautiful, private, clean, stocked, attractive. This was my first visit to a hipcamp property. It was a great experience to say the least. Kody even had cut oak for 2 nice bonfires. 5 star all the way, great job Kody. Thanks for your hospitality.

Big private spot. Close to everything - we went to Blue Angels Practice/Navy Museum, Perdido Key, Gulf Islands National Seashore, Blue Lagoon State Park, Pensacola Beach, and Fort Pickens. Easy to get to all those places. Also good spot for dogs to run/play. Kody was very responsive as well. Would recommend.

Nice, private and well appointed camp site. We stayed at Kody's land for several nights and from the moment we pulled in everything was easy and clean. The land is surrounded by trees which makes it very private. The rv pad is big and level and our 35 foot fifth wheel has plenty of space. Full hook ups and the shed with washer and dryer and bathroom was amazing. Thanks Kody for hosting us.

Kody has literally hooked it up for his guests!!! The shed with the washer/dryer shower/toilet is ridiculously handy and super clean😊. Knowing i won’t have to do laundry when i get home is everything. The property is lovely and very private.
If you bring your dogs, be sure they have tick prevention…We pulled a few off our pups, which is to be expected in a heavily wooded area.
We drove about 20 minutes to the beach (Johnson’s) which is gorgeous. $25 to get you in, and it’s good for 7 days, so save your receipt.

This one RV campsite is what you are looking for if you want total privacy and access to a super clean bathroom w flush toilet and shower. The washer and dryer were nice to have as well. The concrete pad can accommodate whatever you bring to camp in. Beautiful fire ring set in a paver patio. Dry firewood and basically all you want. The host was easily contacted and got back to us immediately. We will stay here again the next time we visit the Pensacola area.

We loved our 4 week stay at Kody's private property. He is such a great host!!!
The lot is cleared, and is surrounded by thick woods. The concrete pad was level and large enough for our 42' 5th wheel. The large shed holds a toilet, shower, and washer dryer. It is clean and new. The AC comes in handy for those hot days when doing laundry. The firepit area is really nice, especially on those chillier nights. There is a large gate at the entrance of the property, which made us feel very secure. I loved the fact there is trash service, but also, recycle.
The area is close to everything Pensacola, and Gulf Shores or Alabama. It is easy to get delivery service from Doordash, Walmart, Dominoes, and my fave, Shipt. Amazon and UPS is hit and miss. There are issues with their GPS, as it takes them to the corner, where there is nothing but woods.
One negative for us is the street noise. The property sits off of a pretty busy road, and also a main road, which is very busy. There are speed humps in the road, which does slow most traffic. In this area, there are some trashy people, who believe in throwing trash out of their windows :( and can be seen alongside the road and in the ditches. With this, I will say this site is CLEAN and very nice. You can tell they have given much thought into the property.
If you have a large fifth wheel like us, it will take some wiggles to get into the space. When we arrived, it had rained, and the ground was soft where we had to pull into to back up.
