After traveling the US in our motorhome for almost 5 years my husband Scott and I know the value of a smiling face and a helping hand after a day (or week) of travel. Exploring and experiencing this amazing country, its diversity and incredible people enhanced our lives in so many ways. In mid 2017 we found out our first grandchild was on the way. Long story short we parked the RV and parked ourselves here in Paonia, CO. In December of that year, we moved onto this amazing property full time and started the long list of fix ups (the list is still long). lol We are blessed to have our two adult sons and (aforementioned) grandson living on this property with us. Our philosophy is to live in the moment as the present is the gift. Whether enjoying a sunrise or a sunset or anytime in between you’ll likely find us outside most days. In that, we love all that nature has to offer including fresh fruits and veggies, animals, beauty and fragrances. Sage View Ranch is being created with the desire to have people experience the natural rustic beauty and magic of Paonia. Scott and I look forward to meeting you :)

Thyme - A 120 step walk from the parking area this site has the forest of juniper behind it while being open to the exquisite Mountain and sage field view which allows the ultimate sunrise view and star gazing. It is a large site, approximately 10x10, and perfect for a large up to 6 person tent. A 200 step walk from parking to the beautiful view at the site. Curry Group Tent Site

Curry - This is our largest tenting campsite which has parking adjacent, allowing easy unloading. It will accommodate 10 or more and five 4-man tents. It is also the site with the shortest walk to the toilets and fire pit. (We charge for two tents/4 people) add on fees for more allowing for a smaller group as well. Walk the property, enjoy the mountain views, smell the sage, meet the goats, say hello to the free-range chickens sit by the pond (during season), have an evening fire in the community fire pit, and sit with your favorite beverage and appreciate the sunset. This 11.5-acre rustic ranch offers the feel of being out in the country yet you can walk next door for coffee, breakfast, and wine tasting.  Walk, bike or drive less than 1 mile and you are in the center of Paonia where you can enjoy a farm to table restaurants, local breweries, art, maybe a movie or musical at the theater (build in 1928), maybe enjoy one of the many local fun festivities.  For nature enthusiasts rent a paddleboard, raft or kayak and ride a local waterway, visit the Grand Mesa, Needle rock, Black Canyon of the Gunnison, Blue Mesa reservoir, Colorado National Monument, Dominguez-Escalante National Conservation Area and so much more!  We are in the center of so many wonderful day adventures such as a drive to Aspen, Telluride, Moab, or take Kebler pass to Crested Butte and after all the sightseeing you may want to visit the hot spring of your choice.  Most importantly we invite you to Experience the View!

Lovely agrotourism camp with mountain views, sunroom with wifi, showers, outdoor kitchen, clean porta potties, eggs for sale, and in the summers Monday night live concerts with cantina. It's a good place to get to know the Paonia community. The hosts were very welcoming and accommodating, able to answer questions about sights to visits in the area. Interacting with the chickens and goats was a special treat! Great area for agrotourism, lots to see and do!

Sage view is an amazing spot! The views were great and the amenities were sooo nice! From the sun room, to the kitchen area, to the fire ring we had everything g we needed and more. We would love to stay here again and the hosts were so amazing!

Very nice host, was what was advertised. We stayed at the lower RV site next to the road, if your a lite sleeper, ear plugs are a must. Port-a-potty was decorated and has hand sanitizer, but was in need of being serviced. Overall, was happy with the stay.

i loved tent camping on laurie and scott’s ranch!!! as a solo female camper they made me feel so safe and comfortable. the property is lovely and the view is unmatched. in such a cool location too- close to a whole lot of awesome nature activities :) will be coming back!

Magic Bus glamp at Sage View Ranch
This was such a magical spot!! We stayed in the magic bus and everything was so clean and comfy! Laurie and Scott were so kind and welcoming. If you go you must meet the lovely family of goats who will make you smile so hard! Sage view ranch is truly something out of a story book. We most definitely will back.

I had a great stay despite the extreme cold that was going on while I was in Colorado. The views were breathtaking and I can't say enough about Hannah. She was extremely helpful, welcoming, and really made the stay that much more enjoyable. I would definitely recommend this place to anyone looking for a home away from home with privacy and breathtaking views.

Great place to stay with your RV especially if you have kids. The farm animals are very fun for the kids to watch and feed (under supervision from the owner). The only down side is that all RV spot are next to the street which is good because how accesible it is but bad because of the noise. I would stay again anyways and we are people who prefer quiet places but the farm makes it worth it…

We loved sage view ranch it was awesome!! We enjoyed our stay in the bus with a view, we went for the goat walk and had fresh eggs in the morning :) Our hosts were attentive and really sweet. be sure to check out all the u-pick and organic fruits and veggies in the area too!! The outdoor shower here was a plus as well ❤️

The hospitality was so warm and welcoming! The bus with a view was such a magical experience. We got farm fresh eggs, firewood, and a morning goat walk/milk experience. We had a wonderful stay and can’t wait to come back!

King Tipi at Sage View Ranch
We stayed at the Tipi which was comfortably appointed. Overall, it is a good place, but there's a few things future visitors may need to know: 1. You are fairly close to two roads and will be hearing traffic off and on throughout the night. 2. The trains leaving the nearby coal mine run all night and work their horns all night long, so expect to be awakened by that every few hours. 3. The outdoor "kitchen" is basically a grill plus grill utensils, a sink, and some table space. You need to bring your own pots, pans, etc. 4. The outhouses, at least during our stay, definitely needed some service, but they are what you should reasonably expect. 5. There is not a lot of shade at the camp sites, so for our Labor Day weekend weather, we couldn't really hang out at the camp site comfortably. 6. The Tipi's tarp around the poles flaps a lot in the wind, which basically means it was flapping all night long, rather noisily for those inside. I'm a heavy sleeper, and I slept ok because I can handle being awoken multiple times a night, but my partner was up the entire time. Honestly, it's a good place, but those are just things that we wish we knew beforehand. My partner and I ended up relocating to spend the rest of our weekend elsewhere so that she could sleep a little better. We're excellent car/tent campers, and the Tipi was chosen as a novelty, which we were glad to do. We wish the owners very well and hope this review helps others.

This was our second time staying in The Bus with a View and it did not disappoint! Such a fun and unique experience. Staying in the bus made it an easy camp night away since they have comfortable beds and all the linens you need making the packing list a lot smaller. Laurie and Scott are the best! We added on the goat milking experience and it was totally worth it! The whole milking process is fascinating and we got to get up close and personal with all the goats. Laurie and Scott clearly love the goats and take the best care of them! Don’t hesitate to book a night at sage view ranch! We will be back!

We loved our stay at Laurie and Scott's place last time we stayed. We wanted to stay again but it didn't work out this weekend. They allowed us to cancel and get a refund. We will definitely be back another time!

Words cannot describe how positive of an experience I had at Scott and Laurie's property. I stayed for a couple nights on a long trip through the states from Vancouver Island and I needed somewhere quiet and peaceful to rest and reset. I had no idea I would be staying at such a perfect spot! I was instantly greeted with amazing energy and conversation from the beautiful young lady that works the farm with her son. It was great to see a young boy being raised on the ranch. So refreshing! When I met Scott, he was very welcoming and showed me around. His enthusiastic energy made me feel at home right away. I could tell that he was genuinely very grateful to meet me and have me stay there. The I met Laurie the next day and she had the same great energy and positive vibes. Happy, big smiles and full of light and love for life! I stayed at Thyme tent site and the view was SPECTACULOR!! Very private little spot when I was there. Snowy peak mountains right out the door of my tent!! I instantly felt totally relaxed. The sunroom was perfect for me to do some work on the Wifi. Such a peaceful, calming space with lots of plants and a great view of the property. I booked into the hot tub on my last night, which was the icing on the cake!! I've been travelling for almost 3 weeks in 8 states and I haven't found such a good spot, or a connection as real and authentic as I found at Sage View. BIG thanks to all of you for creating an outstanding space! Highly recommend! 12/10

We had an amazing weekend in the Bus with a View at Sage View Ranch. The property is homey and welcoming yet our space felt very private and secluded. The bus was very comfortable and had everything you would need plus more. We were amazed by the stars each night and really enjoyed the time we spent by the private fire pit. We were slightly worried about being cold at night but the wood fire stove kept us very warm and comfortable. We will absolutely be coming back!

Laurie and Scott were awesome hosts, the property was gorgeous and we had a lot of privacy and a gorgeous view at the thyme site. I loved that they had bundles of firewood for campfire already prepared and really enjoyed meeting all the goats.

We loved camping on Laurie and Scott’s land! The Thyme site was so cute and the view was beautiful to wake up to. Both Laurie and Scott were so welcoming and invited us to join them when they went to put the goats in for the night, which was so fun. We would definitely come back!

Bus with a View at Sage View Ranch
Beautiful calm spot with an incredible Mountain View. Lots of nature and wildlife. Perfect place to rest after my days of hiking. But was clean, comfortable and had plenty of amenities.
