The Property:
Located north of Cookeville in the rolling hills and farmland, our property is on Spring Creek, a state scenic river. Situated between two waterfalls and featuring over half a mile of river frontage to explore. Float, fish and relax listening to the cascading water. Perfect for bird watchers- blue and green herons, ospreys, hawks, bald eagles and more. You may spot the creek critters- minks, beavers, and otters. Various types of bass, craw dad's and minnows are in the creek.
We operate similar to a state park. We are open to the public from 10am-7pm, peak season. We have other listings that are spaced so each of our guests has privacy. Please see aerial photo for an overview. We sometimes have small events (birthday parties, ect) at the pavilion. Please feel free to message us first, if you would like to see if there are any events during your stay.
There are 2 restrooms centrally located at the pavilion. One bathroom has a shower with hot water, soap, shampoo/conditioner included. The restrooms are shared with our other listings. There are USB and regular outlets in the pavilion and WiFi. During warm season the outdoor kitchen is available as well.
We also rent out a Suite which is located above the pavilion.
Quiet hours are 10pm-8am.
Pets are welcome as long as they are leashed and picked up after. Please note there is a gun range 2 hollers away and depending on the season, it can be heard from our property.
Tent in the Trees Listing:
Your tent site is built above the trail and overlooking the creek.
The tent is equipped with a queen bed, linens, extra blankets & essential cooking gear. There is a fire pit with grill and griddles for cooking over wood or charcoal. Really, all you need is clothes, food and drink!
Primitive Camp Site:
The rustic camp site is DIY. It is 300' from pavilion, and 600' from Tent in the Trees. We provide a picnic table and fire pit You bring all the rest of your gear. Typically, you may park next to your campsite.
No RV's, converted vans are permitted. If you have a very small camper, please message us to see if we can accommodate. There are no hookups, and no loud generators allowed.

The space
You will have access to the entire space. You will experience lots of wildlife during your stay. Feel free to grill out and build a fire. The property is on a dead-end road, has a huge yard, and tons of parking. There is also a pond on sight if you like to fish. There are 2 back patios and a balcony off of the master upstairs.
The house easily sleeps 10. Please refer to the details in the listing as to bed sizes, etc…12 guests can make it work with the air mattress.
I am currently painting the inside of the house room by room, so you may see some painter's tape in 1 said room. Thank you for overlooking this as it’s an ongoing DIY project.

The location was clean, organized and inviting. There was plenty for my kids to do; a swing and hammocks near our camper kept them occupied. The cats on the site gave my fiancé the animal fix she was craving, and all the connections for my camper were available. I like to have a bonfire when I’m camping, not just for the sake of a fire, but I also use it for cooking. Despite the site not having a fire ring, they were gracious enough to move a metal fire pit over so I could have a fire. I would definitely recommend this location to anyone looking for a great place to camp!

Breanna's art studio is a must stay if you are a fan of all things crafty, and was the perfect retreat! We loved the quiet, wooded setting and it was exactly what we needed to recharge. The town of Cookeville is a mere 20 minutes away which has a wonderful assortment of restaurants, plus there are a number of parks and hiking trails nearby for the nature enthusiast. By the time we arrived, it was already dark. The host came to meet us and guided us to our site. Once we were set up, she checked to see if we needed anything further. The bathrooms and shower were very clean. We departed early in the morning. My only regret is not being able to see it in the light of day. We hope to go back and spend more time in the area. This was a very fun stay! Super cozy! We were only stopping by for a quick rest however this would make a great base camp to explore, all the decor and enmities were very well thought out and curated for the artsy mind with great touches of hospitality. Honestly would stay again and seek this quiet spot out. We were last minute getting there and late/early to leave and the host Todd was very polite and responsive. Really lovely place. The meadow is peaceful and quiet, plenty of space with a great fire pit (pro tip: add on firewood delivery! You won't regret it). The hosts were really sweet, checked in on me and shared all about their very cool campground-like property. I was solo car camping in the meadow and it was wonderful, bright stars and just the peace I needed. I didn't use the shower but so great that that's available. Would definitely stay again!
