This 15 acre camp is situated just off highway 160 for easy access, approximately 25 minutes from The Great Sand Dunes Natianal park and Zapata Falls. As the Scenic Passenger Train is heard in the distance you'll look up towards Mount Blanca and imagine your next adventure living among the wildflowers of this High Desert Mountain Hipcamp. After recovering from a wildfire, the ancient sage brushes that had previously made the land harsh and unwelcoming are nearly gone, replaced with an abundance of grasses and wildflowers if blessed with rains. Open Land as far as you can go to the East you'll follow the Coyote canyon to high mountain lookouts. There are old logging maintenance roads you could take advantage of, so Hike, Bike or Motor around the local area. Fort Garland and Blanca have a community center (pool), septic dump and water fill and can provide groceries. The Great Sand dunes are about 45 minutes away. The Sand Dunes swimming pool, fed by a very hot artisan well is about an hour away. Mountain Home Lake is also within 1/2 an hour or so for fishing/water sports with a nice boat ramp. Escape from light pollution like never before, a clear night sky will make the whole trip worthwhile! Lots of wild life and you will most likely see some deer, hear the coyotes, and count the different colors of the humming birds. You can book a train ride out of Alamosa, and visit the local historic towns. The views will make it hard to leave the campsite, but there are tons of experiences and things to do in the area so make sure to do some research before you arrive.  The weather and wind can be unpredictable in the mountains, so be prepared.  There are two entrances onto the property, one at the bottom and one at the top. You can avoid some wind by camping near Lewis-Smith Rd at the lowest part of the land.  Also, the site can accommodate large trailers/RV's but just make sure to plan your entrance/exit carefully and don't go to far down the hills.  Just choose a wise spot to park if in a big rig.  There are some small tires around that you can use to sit on or if you dig a hole that you fill in before leaving you can make a temporary toilet.  Make sure to haul out all your trash and leave the site cleaner than it was when you arrived and respect the land.  If you do come across a mess from the previous camper and clean it up, just let us know and we will give you a refund for the night. The drive got a little rough right before the site but honestly was to be expected being so remote and was easily managed. Site was easy to spot and we were able to quickly able to set up camp before sunset and take in that incredible view!!

This place was great! So thoughtfully designed -- even though there aren't any trees, the campsites are situated so that you can't really see one another when you're in your little space. Lots of little touches, like the lights along the pathway, a nice playground in the park, the cantina in the middle, make it a really pleasant stay. And the showers! Very very nice showers. The host, Adam, was really friendly and accommodating, and we had a really nice stay the very last day of the season. Will definitely return!

The campsite and camp grounds are very nice with great amenities. Provided grills, chairs, table, and coverings at each individual site make packing and arriving a breeze. The camp ground bathrooms, equipment rentals, and the ease of firewood ($) and water are similarly great. We had 2 great nights and hope to bring groups with us next time!

We stayed in a tent. Each site is private and far from other guests. Very organized, has everything you need, cooking stove, grill, fire pit, table, chairs, you name it. All the amenities super clean, they even have breakfast! The host was very friendly and stopped by to say hi and ensured us that if we needed anything that we forgot to bring he probably has it. I wish we stayed more than one night.

4 nights at Grandview RV Resort

The folks at Grandview are pleasant, accommodating, and genuinely sweet. I needed a much bigger site. The tent sites are for small tents. But, they allowed me to rent an RV site instead for my glamping tent. The gravel does not always hold the tent pegs in high winds and I recommend a very thick ground cloth, plus a room rug for the floor of your tent. Very sharp rocks. One camper said he had a rough time sleeping on the ground. It’s not a complaint, just an observation, so you can be prepared. It was very nice of the Grandview folks to let us bring in our tents. ALMOST ALL camping sites within a 20-30 mile radius cater ONLY to RVs, no tents. BLM and Park camps allow tents, but have few services. The clubhouse is adequate and CLEAN. A bit like something from the 1970s, but we enjoyed the experience. The sites are very close together, so it’s helpful if you are open to meeting new people. We met great folks there who go every year, just because they like the staff. I agree! The view was okay, partially blocked by RVs, the clubhouse is vintage, but clean and useful: 2 toilets, 2 showers, full kitchen, and large gathering room. If you are looking for a place which allows tents, plus has electric and water, a club house with toilets, showers, and full kitchen, this might be the place for you.

Weekend Trip to Grandview RV Resort

We had an easy check in, the receptionist was very nice and gave us some great recommendations on where to go hiking. The tent site was just steps from the bathroom and showers, however, if you’re looking for a good amount of space, this is not the site for you. We had plenty of room for our tent, but the sites are on top of each other. You can hear plain conversation from the next tent over. There is also a community fire pit, gas grill, and kitchen for campers that is really convenient.

Beautiful area with great views. . Stayed at site 1 and there where others at site 2, wouldn’t even know they where there. Good spaced out sites. Being holiday traffic a lot of cars heading up and down the highway. Overall highly recommend.
