A unique rural campsite in Surrey, a stone's throw from London's Zone 6

The Barn KT9 in Surrey's Rushett Farm is described as “the middle of nowhere, in the middle of everywhere." Never has a description for a campsite been more apt, given the site's close proximity to London — it's just 10 miles from the centre of the capital, a stone's throw away from Zone 6 — but in rural surroundings with not a single oppressive tower block in sight. For city-dwellers, few campsites are as thoughtful and considered when it comes to providing a break away from the bustle of modern life. With its staunch focus on wellness, campers are expected to leave rejuvenated by way of its on-site gym, with it also providing a unique and morale-building getaway for businesses looking to treat their teams.

The Barn provides three pre-pitched bell tents as its glamping options, each boasting a double bed with all linen included. Glamping is available on Tuesday & Wednesday nights, along with Friday and Saturday weekend stays, though The Barn will do its best to accommodate those looking for different dates. There is space here to bring your own tent, too, while additional bell tents can be provided should you need them. Hot showers and compost loos are available, while each glamping tent is equipped with its own BBQ, and firepit. Hampers with crockery, glassware and cutlery can be rented too.

The Barn KT9 is best viewed as a retreat, both for the individual and for the team. Families and friends can enjoy the peaceful surroundings and impressive roster of food and drink, with specialty coffee being brewed by Surrey's own Rockhill Brothers Coffee Company from Wednesday to Sunday, while a rotation of local street food businesses are on-hand for evening meals, including delicious calzones cooked each Tuesday. Alongside small group PT sessions for everyone, guests can book postnatal and prenatal uplift sessions, helping both the pregnant and recently pregnant among your group embrace some much-needed winding down. Sunday morning Pilates, and Monday evening Yoga are also on the schedule.

The campsite also sits adjacent to an active airfield, where you may catch a glimpse of one of the light aircraft or helicopters based at the farm coming in to land if you are lucky. There's excellent cycling both on and off-road right from the door, pubs aplenty nearby and great transport links both to London and to the south.

While families and friends can stay in this dog-friendly, kid-friendly site, it is also ideal for events, with two venues accommodating large groups for weddings or corporate team-building exercises. The Hangar is, as its name suggests, a converted blister hangar with room with for 200 guests under cover. The Barn is 50 square metres and spacious enough for 50 guests, complete with breakout rooms, loos, and showers. For corporate events, guests can expect to begin their day with an ice bath and sauna session, punctuating their relaxation with delicious local lunch provided by The Surrey Hills Deli or an on-site BBQ. And, of course, it can all be topped off with some beers or wine overlooking the Surrey countryside.

Absolutely lovely, spectacular views, so quiet and relaxing! The showers were incredible, and although we stayed on a colder, rainy night the tents and beds were so warm and cosy. The host (Charlie) was so friendly and accommodating. Thank you so much, we will be back!

Very cool place!! Just like the website says……”in the middle of nowhere close to everywhere!” ( hope I quoted that right). Loved the pop up food stand that came around one evening. Very neat and tidy and well looked after place. My son even got to see a helicopter take off. We loved camping there!!

It's a little slice of heaven on our doorstep! A truly magical evening had by kids and adults too. Such a great set up. Comfy beds. Functioning toilets and showers. Charlie was on hand to help out when needed too. We will certainly be back ✨

Amazing owners and beautiful place
we stayed for 5 days camping in our own tent, beautiful place, showers were hot with adjustable temperature, plenty of activities around and on site, was even gifted the second jar of honey Charlie had filtered. 10/10 would stay again

Had the best time at the barn KT9. The tents were beautiful and the bed really comfortable. The setting is ideal and it’s hard to believe you are where you are. I only live in Kingston so about 15 mins in the car and I felt a million miles away. Thank you ems and Charlie. It was just what I needed!

Such a lovely spot! We hired one of the bell tents for the night and it was so cute and absolutely spotless! Gorgeous walk for the dog and great coffee van in the morning. Marshmallows to toast on the fire were a nice touch. Thank you, Charlie !

On our doorstep, felt like holiday!
Beautiful surroundings and laid back feel. Lovely relaxed weekend. We only live ten minutes away but took the opportunity to try out the campsite whilst we had some plumbing work completed at home. Well worth the trip as we felt like we could have been miles away - the surrounding views were wonderful and the star gazing was excellent, especially considering it is so close to London. The hot showers were a treat - very spacious and with a picture window view. Also on the doorstep are Chessington World of Adventures and Chessington Garden centre - the latter handy for buying food for a bbq. The food vans on site on the Sunday morning were very handy. We even bumped into our next door neighbour who had cycled there across the common. A real local gem. Thanks Charlie for a great stay.

We really liked the site and Charlie was welcoming - loved the hot showers with all the toiletries supplied - compost loos had plenty of loo roll and bio cleaning spray to hand - would be better if hot water for WAsh up was available - but was in a lovely Belfast sink. Beautiful walk to Ashtead - cafe On site but separate - bit hard to find and signposting by turning and to the site useful when pass the gates - as more than 1 turn there - but defo would return xx

Perfect weekend break from London
Charlie was a fantastic host. Great facilities, lovely pubs and walks nearby. Coffee shop has great selection of drinks and pastries for breakfast. Perfect location for a quick weekend break from central London. If you’re a light sleeper, maybe bring earplugs because there was some plane / road noise but wasn’t enough to bother us. Will be coming back and would highly recommend!

What a wonderful time here at The Barn KT9!!! It is a great place for quite time, enjoy the nature and also stargazing. Charlie is an awesome host. I absolutely enjoyed my two-day stay there. The food from Hello Hill Kitchen was lovely and the coffee there was superb. Staying at the Bell Tent was a pleasure, and the shower, the toilet are both very clean. Thanks Charlie! I have already recommended this place to my friends, and I will definitely return.

One of the most beautiful spots to camp in Surrey! We have stayed with friends (9 of us) on a Saturday night. We hired a pitch for our tent and enjoyed a lovely BBQ (webber bbq and charcoal available at the camp). Plenty of walks are nearby and amazing specialty coffee pop up is on site Wednesday to Sunday (Rockhill Brothers). The Star pub is about 10 min walk and is great as a lunch/dinner option. We were there over the weekend so were lucky to enjoy some other local street food popups that were on site in addition to the coffee spot. The host is very friendly and accommodating to make the stay as comfortable as possible! Will definitely be back!

We had a wonderful evening sitting under the stars around the camp fire. the camping grounds are tidy and the amenities are all in great working order. The bed and bedding was very comfortable and we enjoyed a great night sleep. thanks Charlie! we will return.

Charlie was a great host we even had a little happy birthday sign waiting to greet me and some bubbly wine. The tent was beautiful and really well equipped with a torch /mirror and super comfy bed! The outdoor fire pit/ deck chairs and barbecue areas were great, Plus super clean showers and toilets too. There’s on-site coffee /pastry truck from 9 AM to 3 PM on weekends, bliss!

The Countryside near London !
I loved to stay at the KT9 Barn. We brought our own tent. The pitch was lovely with amazing views, areas to eat and pit fire. Closed to London but in the middle of nowhere but with still a coffee and food trucks for the morning / lunch. I would strongly recommend

Great, peaceful and relaxed campsite, with lots of space in the field for the children to run around and have fun. Beautiful views over the fields, perfect for looking out over during the evening campfire. The farm coffee shop is a bonus, and I even joined a wonderful pilates class on the Sunday morning. Great location with lots of walks possible, and a pub and shop an easy walk from the campsite. Best thing for us was how close it is to London, easy to go after work on Friday and set up quickly.

The Bell Tents
I took my 7 year old son to The Barn KT9 for his first camping trip in a bell tent. We were only went for one night in case he didn't like it but he loved the adventure! It is incredibly peaceful and the views from the tent are fantastic. It is only a short walk from the woods and he was completely at home collecting wood for a camp fire in the fire pit in the evening. There is plenty of space and a coffee bar for the mornings. The toilets/showers are clean and well looked after. There isn't anything else in the way of facilities (except the BBQ and fire pit) but that is what made it great, being out in the open without all of the usual distractions. Charlie couldn't have been more helpful and accomodating and we both want to come back again.

The Bell Tents
The bell tents had a lovely atmospheric feel to them and had all that is required for a chilled get away :) Would highly recommend having a BBQ out in the evening with the fire pit burning too! The surrounding area is beautiful with the location that Charlie has in amongst it being perfect!

The Barn KT9 is The Middle of Nowhere, In The Middle of Everywhere. Nestled just inside the Greater London boundary, we are an oasis of tranquility just 10 miles from Central London. The Glampsite is spacious, peaceful and has views for days. Whether you love walking, cycling, birdwatching or just enjoying the scenery, there's plenty to enjoy here.
Nearby attractions

The Barn KT9 prioritises the wellness of its campers, and nowhere is this evident more than in one of its various personal training sessions. Each can be booked from the campsite's official website, with the Barn enlisting the aid of experts in the field, scouted by the site's co-owner Emily Woodall who also runs classes and individual training from the farm. Those with some energy in the tank should bring a bike with them, as you can ride off from the south coast of the farm in a lengthy off-raid trail. Ashtead Common (01372 279083) is five miles away and is a 496-acre idyllic wooded area perfect for dog walking or simply experiencing your natural surroundings, with multiple routes available to ramble through. Chessington World of Adventures (01372 731657) is a two-mile walk down the road, with the theme park and zoo providing a great day out for the kids.

Food and drink

On-site food and drink is served by way of the Rockhill Brothers Coffee Company, with it being accessible by foot or by bicycle and providing responsibly sourced takeaway coffee. A rotation of various local food vendors are available through the week, with the Doughboyz Calzone trailer setting up shop on Tuesday evenings. The food is served throughout the night or until it's all sold out, so get there first to make sure your hunger is satiated. The Shy Horse (01372 738051) is the closest pub, with this 19th-century building providing hearty favourites and a stocked bar of cask ales, wines, and British gin in just a 10-minute away from the site. The Star (01372 842416) is a 15-minute walk from the site, serving pub favourites with garden areas fr alfresco dining along with popular Sunday roasts. The Faraday (01372 817750) in Epsom is four miles from the site, offering craft beer and pub lunches.
