⛰ 🌲 Drive right to your secluded site and wake to the sound of nature and water in this private retreat, the confluence of 2 rivers. Eventually, once part of a much larger working merino sheep farm owned by the Cobb family in the 1700s-1800’s, part of the land transitioned to a dairy cow farm operation, c.1940. Today, we steward 10 acres specially designed with horses in mind. Adjacent to a 40-acre cornfield on one side and Mt. Cobb on the other, with sweeping views our place overlooks the confluence of the Mad and Winooski Rivers. From here, you can mountain bike or hoof it to access miles of trails and bucolic scenery. Come visit this gateway to the Scenic Mad River Valley! 🌲🏊🐟The Swimming/Fishing/Tenting site ("site 1") is perched directly aside the Mad River and the Sweet Meadow Side site ("site 2") is just a 2-minute walk across the grassy meadow and down the secluded riverside path to our beloved Mad River beach. This is a semi-secluded beach, river's edge, and swimming holes. Swim, tube, fish and relax up or down the river and in the confluence of the Winooski and Mad Rivers.. 👢👓 Get curious about the history of this place by checking out the old abandoned Massey Furgeson hay baler tucked in the woods, the Cobb family cemetery, and more gems from many years gone by. Leave from either site on foot to access a sweet trail that travels along the river, over a private bridge, down a beautiful dirt road and into the forest. 🚴 Our property is located on the CROSS VERMONT TRAIL: "a multi-use path connecting communities, and the natural areas in between - across Vermont!" A gorgeous, private swimming hole and a sandy, sunny beach are just a few steps away from your tent door: swim, fish, paddle, sun and siesta. Meanwhile, back at the campsite, enjoy a slow-paced, relaxing time with a leisurely forest trail that leaves directly from the site, an on-demand hot water shower, a 20" Weber charcoal kettle grill, a clean and comfortable outhouse and yard games such as mini corn hole, frisbee and any other field games you bring with you. We also have 5 River Run tubes (equipped with cupholders, handles and hooks) for rent: please inquire about the rate, details and tubing route.  Our guests enjoy the convenience of nearby Montpelier and Waterbury and access to interstate 89 - about 2.5 miles away. Please review the map and see how we are situated to roads- this is not deep wilderness camping and depending on how the wind is blowing, if it’s early or late in the season, you may hear cars in the distance. This is Forest/Beach/OpenMeadow/River private camping at its best. We have plenty of level, open space in the main campsite area for at least 4  tents, with additional level, comfortable ground in the adjacent meadow, if requested. Do you have a larger group or an event?  The adjacent, open, mowed field can situate a variety of tents and parking, so we can usually accommodate.  Just ask!  *****PLEASE NOTE*****  The rate for the site includes one person, as noted when you reserve the site. Each additional guest is $12 per night. If you have visitors staying for more than one hour then they are also considered a guest and the $12 per person rate also applies. A 5% discount is applied for weekdays. (Please keep in mind: When people visit the local state forest they also pay a fee to enter and/or a fee to camp!) HOLIDAY WEEKEND reservations will be accepted only for groups of 4 or more people and booking for a minimum 2-night stay.  Holiday weekends include:  Memorial Day weekend (May), July 4th weekend (July), Labor Day weekend (September) Indigenous People's Day weekend (October).

Pitch a tent or pull your camper alongside this sweet, meadow-side site with sweeping views of meadow, sky and river confluence. Take a 2-minute walk across the grassy meadow and down your private riverside path to our beloved Mad River beach. This is a semi-secluded beach, river's edge, and swimming holes. Swim, tube, fish and relax up or down the river and confluence. There are no houses or buildings in view of this site. On the back side of the site is a high, moss-covered rock wall and the view overlooks our majestic river confluence. The tall and thick tree canopy provides a natural ceiling to this site. Get curious about the history of this place by checking out the old abandoned Massey Furgeson hay baler tucked in the woods, a gem from many years gone by.  Enjoy a well built stone firepit, a Weber kettle charcoal grill, running potable water in a large utility sink, a private privy with commode/5-gallon composting system, benches around the fire, a securely installed hammock/posts, a picnic table, and 1 round, wooden table. Lucinda’s property is beautiful, clean, and incredibly well-kept. The sites are nicely spaced, the views are wonderful, and our kids loved seeing the horses grazing nearby. We did have a few interactions that made us feel somewhat uncomfortable. After waiting several minutes at the gate upon arrival, we carefully let ourselves through and were immediately questioned about whether we had read the instructions and handled the gate properly. This mistake was on us, we could have waited a few more minutes. The listing also strongly encourages exploring the property and its history including some old machinery and the river. So, we explored a short trail near our site which led to a pasture where the horses walked over to us. Shortly after we were told we couldn’t be there because it belonged to a separate business and required a liability waiver—we completely understand why this was an issue but the line between the horse business and the HipCamp business wasn’t made explicitly clear by signage, fencing, or in the listing. We completely respect both rules; we simply wish the tone we were confronted with hadn’t felt so confrontational. Lucinda clearly cares deeply for her beautiful property and horses. For anyone considering a stay, I’d take to time to find/read her responses to some of the “mixed feelings” reviews, as they perfectly reflect the communication style we experienced. I’m sure she may share her perspective on this review as well!

We loved our stay. The proximity to a river for swimming was the reason we booked. But having three lovely horses wander the field in the evening was a perfect cherry on top. There are two campsites and there was another group across the field, but they’re far away enough that we felt we had enough privacy and peacefulness. We’d definitely come back again.

First time camping here and it was just amazing! Lucinda is a great host. Available whenever you need her. Her property is one of a kind. Can’t get over the fact that the river is right next to the campsite. It’s very family friendly. We had 4 kids with us and they had so much fun. A lot of space to run around and play. Will definitely be back.

The campsite was clean and well maintained, and the setting felt private and peaceful without being too far from the things we needed. It’s a great choice if you’re looking for a more laid-back camping experience surrounded by nature. The river has plenty of spots for our kids to play in, and they loved seeing the horses in the evening.

We had such a relaxing time camping on Lucinda's land. Her horses were great company, the river was perfect for a summer dip, the site was set up well for hanging around the fire, and Lucinda was very thoughtful and communicative. The land is just a quick drive from great restaurants, shops, groceries, and additional swimming spots. The sites are well arranged to ensure privacy and lots of room to spread out. Don't miss out on this spot!

It was great! The campsite has a big open field at the convergence of 2 rivers. The swimming was excellent. Very secluded river with two beaches and many swim holes. Horses are friendly. Lucinda was very responsive and welcoming.

Our second time here and we had a wonderful time! Lucinda is a very gracious host and the property is just beautiful. Plenty of room to spread out. We love seeing the horses come by. Cute little farm stand and good pizza up the road but you almost don't want to leave the camp. Fantastic swimming, one of our favorite spots :)

This land was amazing. I cannot put into words how beautiful this area is. From watching the river run to having horses greet you near your camp site. This is truly a gem. She is an excellent host, very prepared for any visitors, ample wood provided ( highly suggest getting from her ). Very informative of the property, trails, and even horses! Having well water on site was a game changer ( along with horses ) . 12/10 you have to try this place .

We had the absolute best time here. 10/10, can’t recommend it highly enough. It will exceed your expectations. So much space, privacy, tubing, petting horses.. the horses were the biggest treat by far. They walked all through our campsite daily and our kids were mesmerized. We all were. The river was also wonderful with a fantastic swim spot. We definitely will be returning next summer!

The pasture, surrounding areas, and river were so beautiful and fun. While staying in the pasture, the horses were friendly and often visited our campsite. The private beach area on the river was clean an refreshing. Great for catching sun, swimming, rafting, or whatever!

We had such a great time at Lucinda’s campsite on the water. The spot is extremely accessible yet feels totally private. The trees provide a great shaded canopy from the sun, but you’re just a few steps away from the open grass field or from the private riverside. Our dogs had a blast walking around on the large stones along the river, and also going for some swims in the gentle current. The site is loaded with amenities, from a sink for doing dishes, a hot shower, and several built in chairs and tabletops for hanging out and preparing meals. We can’t wait to return!

I loved camping in Lucinda’s field. The river view is magical, there were fireflies at night, and it’s a perfect spot to get to all the green mountain adventures. Everything was easy and as expected. Will come back again for sure.

We absolutely loved Lucinda’s site! It is set in a wooded area off of a large pasture and has beautiful views of the river. The amenities onsite are fantastic—including a heated shower. While we would’ve loved more time outside (limited due to the rain), we’re looking forward to our next trip back!

Camp host is very friendly and met us at the gate (she does ask to give an eta, so she can) ans went over access, and how to interact with the horses. Lucinda made sure all our questions were answered, and offered any help/support as needed. The meadow side has amazing views, and a huge amount of space to spread out. Nothing better than waking up and hearing the horses come down the hill to graze right near you. We'll definitely be back!

While we didn't have the warmest weather, Lucinda's property was absolutely beautiful. It is peaceful and a perfect getaway. Lucinda was kind, welcoming, and accommodating, and helped us manage as a larger group on the property. A huge plus was being by the water and getting to spend time with the sweet horses. If you love camping and are looking for an elevated but immersed experience this is the spot for you! We'd love to come back sometime.

We had an incredible stay at Tenting, Fishing, Swimming Utopia at Vermont Ranch & Riverside Retreat! Lucinda was a fantastic host who greeted us warmly at the entrance and took the time to show us around the property. Our campsite in the woods was spectacular, complete with a fire pit, grill, and even an outdoor shower—such a great touch! The highlight of our trip was the breathtaking views of the river at sunset; it was simply amazing. My daughter was especially thrilled to see the horses grazing in the field right where we were camping, adding to the charm of the location. On our first night, we caught some night crawlers and took them fishing. Although we didn’t get any bites, it was a wonderful experience to see my wife and daughter enjoying themselves by the water. We wished we could have stayed a few more nights to soak it all in! Overall, I highly recommend this campsite for anyone looking for a beautiful, peaceful getaway in nature. We can’t wait to return!

Lucinda was super welcoming and really made me feel at home. I felt very safe staying there as a first time solo camper. The shower and space was super clean and tidy. I would absolutely return if I happen to be in the area again!

This is such a spectacular campsite. The river is gorgeous. The woods are beautiful. The backdrop of horses grazing is serene. The stars at night are expansive and there are always beautiful birds along the water. It's an incredible place to swim, tube, sun bathe and relax. Lucinda is a superb host. She's so informative and incredibly kind and helpful. Our car wouldn't start the day we were scheduled to leave, and she went above and beyond to help us get it going again. She was so understanding and kind about the whole thing, that it made what could have been a very stressful situation just a minor inconvenience. We can't wait to go back!!! Our dogs can't wait either!
