A quiet, country RV/Camper pad with beautiful views close to Mesa Verde, McPhee Reservoir, Phil's World, Durango, Telluride, Mancos State Park, and Four Corners National Monument. You bring the RV/Camper, we'll supply the power, water, a picnic table, horseshoe pits, and the beautiful views! This is the only RV site on this property, so you don't have to worry about any noisy neighbors.

Our space operates simply. Pull in, hook your rig up to water and power, and make yourselves comfortable. Give us a call if you have any questions! You take your trash and grey/blackwater with you when you leave. Local dumping stations are available at:

-42545 Road N, Mancos, CO (Mancos State Park day pass required)

We are reachable by text or phone throughout the day and evening. We'll get back to you as soon as we can. 

This spot for your RV or tent sits right off a country dirt road, very accessible but far enough away from it all to take quiet bike rides and walks right from your campsite.  Dolores is a 10 minute drive from here and Cortez is only 15 minutes away with a wide range of dining and shopping options. One of our favorites is the Farm Bistro. The Absolute Bakery over in Mancos (about 30 mins) is tough to beat for breakfast and bakery. We have a bunch of other local favorites and look forward to sharing them with you if you like. Just let us know what you are looking for.  

Thank you ahead of time for leaving barking dogs at home and cleaning up after pets. We live on this property and value our quiet.

This was our first HipCamp experience and it greatly exceeded our expectations! The hosts were most welcoming and helpful when we had questions about the local area. The site was clean and well kept. It was nice to be out of the cramped quarters that often accompany RV parks these days. It was 15 min from Cortez which has restaurants and several grocery stores. Very close to Mesa Verde NP also. If you stay here stop in and check out the small quaint mountain downtown of Dolores as well. Would highly recommend.

Scott and Brooke were wonderful hosts and our stay with them exceeded our expectations. Their property is beautiful, quiet and convenient to Mesa Verde, McPhee Reservoir, Dolores, and Cortez. Can’t wait to come back!

Very quiet, saw lots of wildlife, deer, Prarie dogs, the neighbors even have an ostrich. Brooke was very helpful with ideas of where to Mountain bike Etc.

This full hook-up site is in a wonderful farming community near Mesa Verde and San Juan National Forest. It is close enough to Durango for a day trip as well. Even though you are near the family home there is plenty of privacy, quiet and dark skies for stargazing. The water which comes from a well tastes excellent.

Scot and Brooke have a beautiful property. I didn’t get to meet scot but Brooke was very hospitable and a joy to converse with, she offered info to the surrounding area if needed. I was excited to see deer right outside the RV window and the evening sunset was great. If you are in the area and want to be alone in the quiet with beautiful surrounding and not near a rowdy campground then this is worth a visit.

What a treat to be greeted by a deer grazing in the hosts’ backyard! We had a lovely, quiet, relaxing stay! Although the pad was across the driveway from the hosts home, the other side opened up to a wonderful, beautiful open space. Brooke greeted us and was so friendly and kind! Totally enjoyed it!
