The site was not what we expected. It was not big enough for our group of three cars and three tents to camp in. We had to scramble to find a campground that could fit us all last minute on labor day weekend. I explained to the host that while we were there we could not fit comfortably, we couldn't even branch out or squeeze under trees, as the area was completely surrounded with two foot tall thistles. The place does not look like the video listed any longer. There were wasps everywhere. The toilet seat had urine and feces on it. When I contacted our host, he did not reply. After four days I submitted a request to Hipcamp for a refund as we were unable to use the site or contact the host. He got back to us then and offered a partial refund stating that other campers had a great time there. I don't know if we just came at a bad time or what.

Things we loved:
1. Solitude---away from everyone and everything, off-grid, was nice.
2. Bathroom and shower was a nice plus.
3. Close to Leavenworth.
4. Private.
Things we didn't love:
1. Buggy---the worst mosquitos, so bring bug spray.
2. Lack of shade: Unless you have your own canopy, it is definitely hot in the summer.
3. Drive to the campsite: the road is severely bumpy, major potholes, dusty, and could use a nice grading. This was not unexpected, noting it would be on a forest service road, but it should be noted for others considering this campsite, as you should have a high clearance vehicle to avoid rocks, etc.
4. Motion light on shower roof: Really cut into our nighttime stargazing.

The butterflies were incredible. The set up for off grid creature comforts was pretty awesome. Unfortunately the property was very overgrown and the not pretty bugs were INSANE. Since the property was so overgrown we were very limited in our space. We brought lots of yard games, hammocks, a pool, and a sprinkler but couldn’t really enjoy them with our group.

Great little gem tucked away from the crowds. The bathroom and shower was very nice. It’s only 30 mins from Leavenworth and has plenty of gravel and mountain biking from the campsite.

A very spacious spot with cool amenities! We unfortunately couldn't get the shower to work, but the thought was nice. Not super private as it's next to a road, so we saw mountain bikers, ATV's, and vehicles passing throughout the day. A LOT of dust. Locating the site would also be easier if the "Derby Canyon Retreat" sign was mentioned.
The propane fire pit was a godsend, though!! And it was so nice to be able to wash our hands in the sink. We overall had a great time!

This site was huge and so beautiful with all the fall colors! Kevin was a great communicator and quick at responding to messages. This would be a great site for multiple campers, and so much to do in the area. I loved learning new parts around Leavenworth that I hadn’t seen before!

Had a great stay at Kevin’s campsite. It has it all: so much land, a hot shower, a flushable toilet, sink, and a stovetop. For how off grid it is, it covers way more than the basic amenities, and it’s all curated intentionally. And, it’s only 30 mins outside of town.
We camped there for a couple of nights, because we were going to do the thru hike at the Enchantments. It was a great place to rest before and after. Saw the sun at the campsite on our last day, and it’s stunning; so are the stars at night.
Definitely recommend a stay with Kevin. He’s very responsive and shared a lot of information before we got to the site. It all helped a lot. Thank you!

Initially when I picked this campsite the radius given to me included Cashmere, which seemed much closer to Leavenworth. This is usually how it goes with Hipcamp and air Bnb until you actually reserve the site.
That being said, really solid spot if you don’t mind a somewhat rugged drive. The shower was a great way to end long days of climbing and hiking. The fire pit was cozy. It was perfectly quiet out there. It looks like they’re developing more campsites and I feel like this spot has lots of potential. Overall good choice

This is a great place to get away from it all but still be close to everything. It is a rustic site, so it will be real boondocking. The outside shower is nice and felt great after a day of hiking. Be prepared for the road in, especially if hauling a trailer. Kevin sends great instructions and if you follow those you’ll have no trouble finding it. My GPS got me there fine, but it was nice to have his directions as back up. It is a narrow dirt road that is pretty rough in places, so it will be slow going getting up into the canyon, especially if towing. I made it fine without 4 wheel drive, even in the pouring rain, but just take it slow.
If you’re looking for a quiet place to escape while still being able to explore the area, I would recommend.

This location has a remote, peaceful feel
We stayed here on a Friday and Saturday night. The location is remote after a nice drive on a back semi-rugged road. The evenings were peaceful and quite, and the lower part of the road leading to the campsite was busy with bicycles and dirt bikes during the day.
Kevin gave amazing written directions and provided videos to make the location easy to find...even for us arriving after dark!
There were just two of us on our trip but the spot is great for a larger group.

We left a bit late so arrived at night. Was a bit hard to find, but we got there. Enjoyed the spot. Stars were out, no rain, no mosquitos… just a great night with our tent and propane campfire. It was very private other than a few vehicles passing near by on the road in the morning. We had no cell signal (not even Verizon), which was good… total disconnect. Since we arrived in the dark, we drove through the gate and camped between the cabins under construction. In the morning, we realized we should have turned right down to more camping area. Truthfully, I wouldn’t have if we arrived during the day as it was longer grass (not great camping ground, abandoned boat and old cabin). All in all, a great spot.. truly enjoyed our time!

The host was pleasant and helpful, and overall we enjoyed the experience. I am giving a less than perfect review due to the condition of the property. The pictures used to advertise the property are dated, they show two empty fields surrounded by forest. In reality, the main area has both a pump house and a restroom under construction, and the secondary area is occupied by an old camper and a boat. I feel the host should be upfront on what the current condition is, I would not have rented this property had I know what it actually looked like.

Super cute spot! The directions were easy to follow and it is a very pretty area. There is some construction right now as mentioned but it’s going to be great once it’s finished. I’d definitely want to come again and see the finished product:)

This was a great place to stay, nice and private. Plenty of space to spread out if you have a good sized group. It's also exciting that the owner is adding more amenities to such a great location. The owner is also expanding the available camping space, which we are looking forward to for next year. We had a group of 8, with three large tents a gazebo and a nice sized kitchen area for cooking. It also accommodated our vehicles easily.
This is very close, 20 minutes or so, from Leavenworth. This makes it a wonderful way to add some more activities to your camping trip. The river is fun to tube or paddle board down, and rental equipment is readily available. You can also borrow life jackets from the Leavenworth Outdoor Center.

Beautiful property! Our 4x4 van made it up the dirt road just fine. So much quiet I absolutely loved it. Amazing place to stargaze. Surrounded by wildflowers this was a perfect place to campout.

We had a good time, it is a little challenging to find. Kevin provides reasonable directions but a few of our group struggled finding it. No cell service up there on T-Mobile or AT&T. The access is via a USFS road so I wouldn't recommend taking your brand-new Tesla Model S up there. A little ground clearance would be good lol.
There are mosquitoes despite no lake or stream nearby, bring bug juice, the Picaridin stuff I brought worked well and they seemed to go away later in the night. It looks like upgrades are in process on the site, a well has been sunk but is not operational currently, and a structure is being built.
All in all, a decent car camping site with pretty surroundings. It is "spartan" at the moment but if it gets water and some upgrades it would be even more attractive. I would recommend a sign on the gate. I also recommend campers to plot the geo co-ordinates into a previously downloaded google map on your smartphone.

The perfect launch pad for hiking the Okanogan-Wenatchee national forest and exploring Leavenworth. Not to mention the canyon itself! The site had ample size for x2 humans and a dog. It was also private and secluded from neighboring properties. Coming home to a quiet base camp after a long day hiking was invaluable. The directions were clear and easy to follow. Kevin has some legit plans for this property, and we are excited to see how they pan out! Construction has started and they did a great job leaving it tidy for us. Definetly will be back.
Bonus: If you enjoy mountain biking the canyon has an impressive trail system right out of camp.

Kevin was a great host and with his detailed instructions we had no problem finding the property. There was plenty of space and the whole area was clean and taken care of. He even provided us with a gas fire pit since a burn ban was in effect. We'd definitely stay here again!
