Private Farm Minutes to Cville

This was our second time camping there and we'll be back again. We have a teardrop camper and the site was perfect for our needs. Beautiful farm and absolutely perfect location.

I couldn’t believe how peaceful this place was, so close to town. Standard camp spots, nice tree canopies, and generally level. Waking up to soft rolling hills and grazing horses (and 2 very charming mules) hit the spot!! Highly recommend.- tho I confess part of me wants to keep this gem a secret - so it’s always available for when I return! ;) Thank you again!

Site 2 - Base of dam tent site

Amazing!! The site was private and there was a fire pit which was great! The bathroom was easy to get to and had everything you could need! The property was so beautiful and we loved looking at the horses and donkeys!!

Truly escape at this horse ranch.

Bob was incredibly helpful at relocating us because site #2 doesn’t allow dogs. He moved us to the spacious #7 campsite at no additional charge, and we never had to talk to another person while we were camping. It was exactly the kind of escape into nature that we were looking for. We will be back!

Fall Views over the Blue Ridge

The campsite was the perfect Fall escape—wide open views of rolling hills with the Blue Ridge in the distance, golden light through the trees, and an unexpected bonus: several well-kept horse fields that made the place feel unique. Clean, scenic, and peaceful—absolutely worth the trip for families looking for a quiet weekend with actual views, not just a parking lot with trees.

The farm is easily accessible and close to everything. Arrival instructions are impeccable, as is on-site signage. Host communication was prompt. Site #4 was beautiful with south and west views over the horse pastures. It is fairly close to site #5 which was occupied while we were there (5th wheel with a generator and a couple of dogs). The folks at site #5 were super nice and respectful, though we would have preferred to be further away. We were able to arrange our set-up to maximize seclusion. That aside, #4 was still fantastic, and we'd visit again!

Farm Camping CLOSE to Downtown : )

The spaces are perfectly spaced out and provide a good amount of privacy unlike most campgrounds. We met a fair amount of our neighbors and everyone was so friendly!! Conveniently 13min from The Jefferson (music venue) downtown. Would recommend and will be back again! Thanks for the hospitality ya’ll. Oh, and pro tip, if you’re up before everyone else, make some coffee, then go and sit on the lifeguard tower, the birds put on quite a show <3

Camping with horse neighbors

A beautiful spot to camp, individual meadows for each camper amongst beautiful horse farm. Bathrooms in the main house were locked but managed to find someone to open them.

As the description says, site 3 has a lovely western view, great for watching sunset over the horse pastures. The hosts are friendly, and it was nice to have a shower with hot water. The bathroom is a bit of a walk from the sites--or at least, sites 3-6--but it's not terrible. The donkeys and horses were fun to watch!

Owners were really friendly. Sites were spacious, separated, and secluded. Be aware of the donkey, whose cry at first sounds like a man screaming while being murdered. Really beautiful property; we’ll be back.

Bob's Hip Camp was perfect! A nice private site with a campfire, good views of the horse farm and a large area for our dog to stretch his legs. Extra pluses were a flush toilet and shower at the house as well as so close to Monticello for an early morning appoint. Our only surprise was when we were woken up at 3 AM when the donkey was unhappy and let out a very loud bray!!

Beautiful views and animals!

I, and my group, absolutely loved camping at Site 3 on Bob's land. The view from our campsite on the hill of the moumtains in the distance, the horses and pastures nearby, the sunsets, and the night sky was so beautiful and relaxing. A gorgeous property!! With happy animals which made me happy. Bob was friendly as were the few other folks we came across. I never felt unwelcomed while walking around the property to the house to use the facilities or to the pond. We had a lot of space to spread out our tents and campfire and tables for cooking. The location was convenient to all the things we came to do; hike, vineyards, and concert in downtown Charlottesville. Easy location to get to. Loved it and plan to go back again sometime!

Perfect location

This was the perfect location for visiting my oldest daughter who attends UVA. We will definitely be back to camp here! The sites are far enough from each other that you can feel like you have the whole property to yourself. Loved the horse and donkey noises in the mornings too!

Stunning Property

Upon driving into this location, I was struck by the beauty of the property and the horses who were in full play mode with each other. We were greeted by the host who showed us our location and gave us an orientation of the property. We enjoyed a beautiful sunset. The next morning, we drove out early, but not before taking another moment to enjoy the beautiful sunrise in the majestic horses again I would definitely love to visit this property another time.

Primitive camping at its best

Loved the private nature of the camp sites even though there were multiple on the property. Our lab loved running free and having free range of our area (she also loved the lake/pond and took a few dips!). Overall very peaceful and well be back

Our first time trying a Hipcamp site and had a great experience! The property is beautiful and we loved the location of our site. Close to town, but feels removed (you can still hear city sounds occasionally but it didn’t bother us). Our favorite sound was the donkey that screeched randomly all weekend, he was hilarious! Would definitely stay here again!

Camping with Horses!

Amazing location, secluded campsites and plenty of activities. The horses are also really friendly and the groundskeeper let us pet them and walk around the property. Would recommend to anyone looking for a scenic weekend getaway and would come again.
