Deer Springs is an ADULT ONLY, privately owned, pet friendly, RV park located in the Smoky Mountains, 13 miles West of Franklin, NC. We are a small RV park with a focus on providing large sites in a comfortable and unique setting. It is important to note that we cater to a mature demographic, and all visitors must be 18 years or older. Our park has been designed for “self contained RV’s”, and as such, there is no separate bath house on site. Quiet settings and lots of Nature are the extreme amenities at our park. Sites 1-8 have: * Free and Premium WiFi * 30/50 Amp Service * Sewer hookups * At least 1 picnic table per site * At least one fire ring * Private gazebo equipped with prep counter, sink with running water, refrigerator with ice maker, and ceiling fan with light. All Sites include: * Access to our Bark Park. * Access to The Pines Pavilion

Believe us when we say, there is nothing standard about these sites, as both have more space and amenities than RV sites found at the more expensive parks.

Premium Site Only Adults and Children over 18 please! Park Place is a wonderful place to stay while you enjoy the Smoky Mountains. This is a spacious back-in site that will accommodate any Class A, B, or C motor home, Travel Trailer or 5th wheel, up to 45′ long. It is conveniently close to the Bark Park and just around the corner from our Fairway Park and the creek that runs through the property. Take the dogs for a walk through Fairway Park, or just sit back and enjoy the quietness of the area. At the end of Fairway Park, you will find a pair of swings by a small fishpond where you can sit and take in the music of a subtle waterfall. Spend a week (or two) at Park Place, where you can enjoy the cool mountain mornings and sit by the campfire in the evenings. After all, this is why you wanted to come to the Smoky Mountains, isn’t it?

Sunrise Sonata

Premium Site Adults and Children over 18 only please! RV’s up to 40′ will fit comfortably in the Sunrise Sonata and there is room to park your car or golf cart on the side. Positioned thoughtfully, your RV shields the neighbor on your left, and your neighbor on the right is over 50′ away. Early morning sun warms your site as you have breakfast and prepare to venture out for a day of fun and adventure. “The Sunrise Sonata” is listed as one of our premium sites. A private gazebo with sink and running water, refrigerator with ice maker, picnic table and fire ring are all included. When you find yourself looking to go RV Camping near Franklin NC, “The Sunrise Sonata” at Deer Springs RV Park is a wonderful choice.

The Holly Tree

Premium Plus Site Adults and Children over 18 only please! The Holly Tree is a pull through RV Campsite best suited for Class A, Class B, or Class C rigs up to 45′ long, or a 5th wheel / Travel Trailer up to 36′. NOTE: If you are pulling a toad, it must be disconnected prior to entering this site! There is an incline going in and a decline going out, which may make it difficult for a 5th Wheel or Travel Trailer over 36′. The Holly Tree has a commanding view of the park and wonderful long range views of the surrounding area. Your gazebo is positioned close to a Black Walnut tree whose Summer branches cover the accompanying deck and provide cool shading from the afternoon sun. The attached 12’x14′ deck is surrounded by railing, so well behaved doggies can spend some off-leash time with their owners while you all enjoy this wonderful site. Step off the back of your deck and to the left is a walkway to the Pines Pavilion. Follow it further and your on the hiking trail that goes up the back of our mountain. The office / laundry room is also just down the walkway. Note: If you have ambulatory restraints, this may not be the best site for you as there are 6 steps that take you up to the gazebo/deck area.

The Oak

NOTICE: “The Oak” is NOT SUTIBLE for Travel Trailers or 5th Wheels as the hookups will be on the wrong side. “The Oak” is set up for Class A, Class B, or Class C Motor Homes only! Guests must be 18 or older. Located at the end of the park, “The Oak” is a pull in site that sits next to 100 year old Oak Tree. “The Oak” is made up of two areas, one on the same level as your coach, and then the yard area, which is just below your private gazebo. Your coach will park on a cement pad, large enough for a 45′ motor home, and wide enough that you can pull up some chairs under your awning and watch the game on your coach’s outdoor TV while enjoying a fire in your private Solo Bonfire smokeless firepit. Walk down the cement walkway to your picnic table, and then a little further to your private gazebo with patio table and chairs. Walk past your private gazebo and you’ll find yourself in a grass area approximately 50′ wide and 80′ deep. There is firepit with grill in this area, ready for you to grill steaks or just enjoy a nice evening by the fire. .

The Squerly Pine

Premium Site Adults and Children over 18 only please! The Squerly Pine is a large back-in site at one end of Deer Springs RV Park and will accommodate an RV up to 45′ in length. Your gazebo and picnic table are on the same level as your RV, and the dog park is not far away. This site also comes with a Solo Bonfire Firepit. On the drivers side of your RV is a walkway that takes you up a slight incline to your leisure area under the branches of a large White Pine tree. Here you have another picnic table to enjoy lunch or to have evening drinks beside your fire ring with cooking grate. Best RV Park in Smoky Mountains. We have set up The Squerly Pine with the main firepit farther away from your RV, for those who don’t want the fire source too close to their RV or the smoke to become bothersome. But there are times when you may want a more subtle fire, and still be close to home, so to speak. In that case, we include a Solo Bonfire Firepit for you to use during your stay. Set it where you want and enjoy a warm, smokeless, fire experience. The Solo Bonfire’s design creates an efficient burn that’s not only mesmerizing to watch but a joy to sit around and make memories.

The Woods

Premium Plus Site Adults and Children over 18 only please! “The Woods”, at Deer Springs RV Park, is a huge site with level concrete parking pad. It is surrounded by natural forest and is at least 100′ away from your nearest RV neighbor! This site is designed for a Class A, Class B or Class C motor home and will not accommodate 5th wheels or travel trailers as the hookups are on the wrong side. The “Coach Area” consists of a picnic table on concrete pad and surrounded by grass with a private Solo Bonfire smokeless firepit. Everything is thoughtfully situated, with easy access to/from your coach. The “Observation Area” has a second picnic table next to a firepit with cooking grate. About 20′ away is your own private gazebo with ceiling fan, refrigerator and icemaker, food preparation area, and a sink with running water. The attached 10’x12′ deck is surrounded by railing and serves as a pet containment area, so well behaved doggies can spend some off-leash time with their owners while you all enjoy this wonderful site. RV Park in the Smoky Mountains - Deer Springs We furnish bar stools for breakfast in the gazebo, and lawn chairs for sitting around the campfire and enjoying the natural beauty that surrounds you. “The Woods” has its own walkway to The Pines Pavilion, where you can enjoy an evening fire in the fireplace while cooking dinner on the gravity feed, charcoal BBQ. “The Woods” is a truly unique site, and will quickly become a favorite when visiting the Smoky Mountains.

Wilderness Loop - Site #13

Deer Springs RV park is so peaceful and well kept up with huge dark park runs. The owners and staff were so welcoming and kind. They even went out of their way to bring us some artificial grass when they saw our multiple dogs on gravel. Would highly recommend and hope to be back

We were very pleased with the entire setup, spacious sites with various features for the convenience of the campers. Above and beyond the normal campground and we had a great experience. Very friendly owners and guests made our stay a pleasure. We experienced a mechanical malfunction on our motorhome and some of the other campers along with the owner came to our aid and helped resolve the issue and get us back on the road. A+++! We most certainly will return for more camping adventures.

I was so very happy with this camp ground. We stayed on site 13 and the view was something from heaven. It was peaceful and tranquill, I wouldn’t have changed a thing. In fact I don’t think there’s a bad site on the property. Jim was a wonderful host , the property is clean. I promise you will not regret staying here. We will be back.
