Stretching 5 acres along the river, this waterfront beauty features a fun trail path with mini waterfalls, serene pond, and plenty of space to stretch out for camping and RV parking. Visitors can fish, camp, and relax by the water and enjoy the peaceful friendly community that is Cortlandville. There's a waterfront treeline for the pups, dogs must be leashed at all times! Amenities include a cooking fire pit, outdoor portable toilet, picnic table. local recommendations and guides from the owners for around town just 2min from the site to stores as well as our guide to the Finger lakes. Please use wood chips and waste bags provided in the bathroom to line the toilet to dispose of your waste!!! 30amp 120v now available for RV's!

Overlook Waterfront is a flat grassy space right on the banks of the Tioughnioga River, perfect for swimming and fishing. Guests will enjoy 5 acres to themselves, but please note there may be another group visible in the next campsite over. Guests are encouraged to pitch and set up wherever they see fit to maintain their own space and privacy. Everyone will have access to communal composting toilets as well as a trash bin. There is a cooking fire stove, bench and table, and night lights for moving around the campsite when the sun goes down (around 6:30pm at night here) Gas station, natural grocery, food markets, big box stores 2-10min away Activity Suggestions: Camp n' cook, Birdwatching, Fishing, Swing set and hammock Note: Overlook Waterfront is a set-your-own-tent camp, if you need a tent please book for Overlook Camp!

Park your RV, trailer, pop up camper in our driveway facing the banks of the Tioughnioga River, perfect for RV camping and cooking for the whole family. Guests will enjoy 5 acres to themselves, but please note there may be another group visible in the next campsite over. Guests will have access to electricity hookup, water hose (in the spring/summer), and a swing set that accomodates children and adults up to 250lbs. Guests are also encouraged to pitch and set up extra tents and tarps wherever they see fit to maintain their own comfort, space and privacy, just please clean up tarps and trash after yourself upon departure. Overlook Camp is a flat grassy space on the banks of the Tioughnioga River, perfect for camping and cooking for the whole family. Guests will enjoy 5 acres to themselves, but please note there may be another group visible in the next campsite over. Guests are also encouraged to pitch and set up extra tents and tarps wherever they see fit to maintain their own comfort, space and privacy, just please clean up tarps and trash after yourself upon departure. Everyone will have access to their own composting toilets as well as a trash bin at the site entrance. There is a cooking fire stove, bench and table, and night lights for moving around the campsite when the sun goes down (around 9pm currently at night here) Between the hours of 11am-5pm: If you have an ATV, feel free to ride the 4.5 acre trail around the property. Terrain may be muddy from rain, make sure your vehicle is capable of off road riding! Things to do: Camp n' cook Birdwatching Fishing Swing set and hammock Local eats and shops less than 10min away

Glamping at its finest. Late check-out, early check in available at the Riverfront Camper, featuring our brand new Hideout 17BH with electric, gas stove and heater. Full sized Sealy memory foam mattress assures hotel comfortability while on tranquil waterfront, with bunk beds for the kids (or adults!) Equipped with games, complimentary snacks and water bottles, cutlery and dishes, restroom basics, portable toilet with waste bags. *Normal flush toilet is winterized and closed for the winter seasons (December-April) Gas station, natural grocery, food markets, big box stores only 2-10min away

We had a wonderful stay at Vivian’s! The site was super clean, with a beautiful lake view, toilet, water hookup, a sturdy metal fire grill, and even a camping table which made things really convenient. They also provided firewood, and the shade under the trees made it so peaceful during the day. What really stood out was the hospitality — we arrived very late (around 1am) due to our own delays, and at first went to their other campsite right next to ours by mistake. Even at that late hour, Vivian kindly responded right away and guided us to the correct spot. Truly above and beyond! One small suggestion would be to add a bigger direction board, since the current one is a bit too small to recognize easily. Other than that, everything was perfect. Highly recommend for a comfortable and welcoming camping experience! 🌿🔥✨

This was a such a lovely spot to camp! The metal fire pits were super helpful for cooking, and we loved being able to look out over the river the whole time. Vivian was very communicative and helpful throughout our stay. Would definitely recommend and return!

Vivian was an amazing host. She sent coordinates that led us right to the campsite. We were pleasantly surprised to see that she provided us with some wood for our campfire.. Having water at the site was a bonus and loved having the picnic table there too. Thank you for the wonderful night.

Once we found it after a few turn abouts, and met Vivian very nice host we set up for the night and enjoyed the evening watching ducks and geese. If I can make suggestion : make a sign that say River veiw Hip camp woth arrow so people can know where to turn in. I would stay there again.

I loved it! It had a cool view of the water and was able to get a njce fire going overlooking it. It was clear there was a lot of care put into the place; there were some lights dotting the driveway that came on at night and there was a cool little path to check out.

The host was very accommodating and allowed me to have a package delivered to the site. It was a nice quiet site on the river and there was a pit toilet available as well as a portable fire pit. The location was a vacant lot and it had been bush hogged because the ground plant material is very coarse and the ground was also really bumpy. I did not have a problem with that but some people might have a hard time driving their vehicle on the yard.

Vivian’s property was exactly what we were looking for—affordable and just a couple minutes outside of town with a lovely view of the river. The driveway was pretty tough to find, but the hosts were kind and went above and beyond for us. Very grateful to have stayed here!

This is a great find! The land is beautiful, and the hosts are kind, welcoming, & very accommodating. My only regret is not staying longer, so I could enjoy it further. If I’m ever back in the area, I know where I’m staying. I can’t recommend it highly enough!
