Swimming in the lake is ONLY permitted during the month of JULY and AUGUST and is at your own risk. NO coarse Fishing allowed. Fly Fishery open 9am til dusk. Guests are to be considerate of anglers at all time. Guests must stay within the proximity of the caravan and their designated area. It is advisable that you bring basic essentials as the nearest shop is 2.5 miles away. Views of the lake in front and views of a cow field behind. The caravan is fully equipped with microwave, kettle, two top hot plate, mini oven and toaster plates bowls and cutlery. Salt pepper tea and coffee provided but you will need all other basic essentials. Shower room and seperate toilet. Lounge with tv and DVD player. Use of barbecue and a fire pit (NO BONFIRES) with an outside seating area. You will need to bring coal and firelighters for the BBQ and wood for fire pit. Also there is a picnic table outside but if you want to sit around the fire pit you may want to bring foldable chairs with you. Sleeps 6 (three double beds) Please note: this is a rural area and therefore mobile phone service can be poor. No WiFi but you may get 4G No towels for swimming provided Day visitors with consent only. Space available for additional guests as campers with additional toilets and shower rooms.

The Orchard Wagon has a double bed (1.5m x 2m) with a smart little wood-burning stove to keep you toasty as you watch the stunning Suffolk sunsets. White Egyptian cotton sheets and towels provided. Cooking couldn’t be easier with the well-equipped cooking cabin next door or the barbeque on the stone terrace in front. Fire up the Chiminea to keep you warm as you eat al fresco. Take the stepping stone path up behind the wagon to find the washing shed with three separate rooms for washing up, showering, and the composting loo. Plenty of hot water and for those who like communing with nature try showering with the door open - it’s a lovely experience and what a view. This is camping in style!

The location in the nature reserve was lovely and the place felt really secluded despite being easy to find. As the listing says, it is close to the airport so there is fairly steady noise but it didn’t bother us too much. Overall excellent value.

Weekend Trip to The Orchard Wagon

The lovely wagon by the apple trees farm. Bed room, toilet, shower, everywhere is clean, tidy, and organised. Very quiet, no one distracted us. Lots of starts in the night, wake up with sun rise.. .... Everything was super perfect!! Caroline, the host was generouse and kind , too. We defnitly get back the wagon again!

We stayed one night at Waterbury Farm and it was pure bliss. The camping shed was cozy and clean, with the kettle in a separate shed—making the sleeping space feel roomy. The highlight was the hot tub, perfectly placed for stunning sunset views. Soaking under the stars in total peace was unforgettable. A calm, beautiful escape with thoughtful touches and lovely hosts. Highly recommended—we’ll definitely be back!

We have stayed in the Pheasant Lodge in this beautiful location and it was exactly what we need it. The Lodge was home to home, super clean and well equipped with everything we need it. Graham and Alison are great hosts, nothing too much trouble. The jacuzzi was amazing, perfect place to relax while watching the beautiful sunset over the canal. Yelvertoft was not too far and we loved the delicious homemade sausages from Alex's deli for our grill. We wish we could stayed a bit longer, truly enjoyed our stay.

We loved the log cabin. Took the dogs for a couple of days, the place is lovely. The weather wasn't the best, so after a couple of wet an rainy walks (which the dogs LOVED) we just hunkered down in there. Played games, drank wine, listened to music. Its perfect to hide away for a couple of nights.

The Little Stable is situated in a meadow, which is part of a 63 acre arable field adjacent to Laundimer Woods and Fermyn Woods. The land has been farmed by my father and grandfather for the last 60 years going back to a time of horse drawn ploughs and open top tractors. The stable was built 25 years ago for a horse called Whisper and over the years it was left to deteriorate. I have been gradually restoring the building since 2019 and decided it would be ideal as a luxury tiny home. I have put my heart and soul into build a unique, comfortable and private space for people seeking an escape from the hustle and bustle of everyday life. On the doorstep are some fantastic walks and rides through the woods. They were one of the original re-release sites for Red Kites in the UK and the breeding programme has been incredibly successful. Our beautiful Log Cabin (KINGFISHER) was completed in May 2017 and the static homes style lodges, (LAVENDER AND SUNFLOWER) in April 2021. Kingfisher is a more rustic vibe with log burner and oil filled radiators for heating and Lavender and Sunflower are more modern vibe with gas central heating.
