Tired of noisy, crowded campgrounds? We've got you covered! Welcome to our little slice of heaven along the Grand River in Grand Haven, MI. Voted one of the best places to visit in '22 and '23. Our property is at the end of a private road and has been in the family for decades. We fondly refer to it as One Grand Place and we are excited to be sharing it with you. We have 2 parcels of land. Each would be just for you and only you. It's like having your very own private property when you are here. One parcel has only 1 RV site with a cement pad, parallel to the river. Can accommodate 1 RV up to 30' (NO Class A's allowed). 30/50/standard 110 electric and water hookup. Pump out is available for a fee. At the far west end of the property is our second parcel with 1 very large grassy RV site along the river with 30 amp and standard 110 electric and water. RV up to 30' (NO Class A's). Pump out is available for a fee. If you don't have an RV, no problem. Rent our elevated popup RV. There is plenty of room to set up games, fish, play with the kids or the dogs, etc. What's not to like? Property is adjacent to Connor Bayou County Park and surrounded by natural wetlands. So, we are a perfect place to unwind, chill, enjoy fresh air and picture perfect sunsets. Boating, swimming, jet skis, kayaking, paddleboarding, fishing are just a few things to be enjoyed on the water. There's a public boat launch just a couple minute ride and Connor Bayou Park has a kayak specific boat launch. Or, you can also drop a kayak in at the very west end of our property right from shore. Hiking, biking and wildlife/bird/eagle watching are also options. Lake Michigan beaches, various state/county parks, downtown Grand Haven's shops and restaurants are just a short drive away. Holland is about 30 minutes south. PJ Hoffmaster State Park is 25 minutes North. If you are a thrill seeker, Michigan's Adventure Amusement and Waterpark is 40 minutes North in Muskegon. Grand Rapids is 40 minutes to the East. There are also many wineries, distilleries, ciders and craft beer in Southwest Michigan as well as "you pick" blueberries and many festivals in the summer. Bottom line....there is plenty of things to do and see during your visit. You can be as active or as chill as you want to be.

To all our previous and repeat guests as well as those looking to join us for the first time, we are sorry to inform you that unfortunately our tent-only site is currently NOT available for the 2026 season. The Township informed us they operate on a complaint-based system. If you’ve stayed or were hoping to stay with us and would like to see us potentially have the ability to offer a tent-only site, we would very much appreciate your show of support! To show your support, you can email the Robinson Township Supervisor at supervisor@robinsontwpmi.gov and/or the Zoning Administrator at zoning@robinsontwpmi.gov. and let them know how you feel. If you do, please let us know! We’d love nothing more than to be able to offer you, our guests, the option of a tent-only site. Please read below for more context. During the last 2.5 seasons we’ve offered a tent-only site along with our two approved RV sites without issue from the Robinson Township Board and Planning Commission. Several of the members who serve on these governing bodies have seen the tents from the Grand River and have made comments to us, “What a great use of the land!” or, “It’s tidy and neat” and, “Everyone looks to be having such a good time!”. Nobody seemed to care…Until now. A neighbor who lives more than two football fields away from our property, raised the issue of our tent-only site at a recent Township Board meeting. This neighbor has routinely complained to Township officials over the last three years, as he also happens to serve on an adjacent committee to the Board, and as you might expect, he has weekly access to these people. Regardless of whether we are renting our property to tenters or RVR's, broadly speaking, he simply doesn’t like what we are doing and has made his displeasure widely known to Township officials. The Township has seemingly become frustrated with his ongoing complaining as well as the fact that no ordinance restricting tents or property rentals currently exists. Therefore, the Township has now decided (3 years later) to deny us our tent only site. So if you were hoping to tent with us this year, again we are very sorry that we can’t accommodate you. Please know RV reservations are still allowable, approved and were not impacted by the Township’s decision.

Our Private RV Site #2 is its own parcel of land (water / electric 20/30 amp) on a large grassy site along the river. It is for you and only you when here. It's like having your very own quiet, peaceful, private waterfront property. What's not to like? Features fire ring and picnic table. 30 ft is max trailer length once tow vehicle detached. If longer, please inquire. Class C RV's require a "get a round" vehicle to go out and about. Our sites are not set up for frequent in and out with a Class C. Class A RV's, not allowed. Too big and heavy for us. "EXTRAS" available. We offer these additional items for a fee available at check out in "Extras" or collected at check in via cash. 1) Firewood - $8/per bundle 2) Honey Wagon Pump Out - $35. You will connect your RV hose to our wagon and we will pump you out. It is not a septic or dump station you pull up to. 3) Single Person Kayak - $39/single day or $18/day unlimited use (min 3+ nights). 4) 1 sleeping tent (in addition to your RV) - $20/night. 5) 1 extra trailer (boat, jet ski, kayak, bikes, gear) - $15/night. MUST be pre-authorized. Limited space available. First come first served. PLEASE NOTE: There are areas of the gravel road with divots/pot holes to be mindful of getting to us. High clearance vehicles/trailers not necessary, but slow speed is. ALSO: We are not commercial campground/business. However, there are rules that must be adhered to per agreement with township and neighbors along our shared private road.

Or, want to feel like you are not even camping, rather more like you have your own summer place? Do you want to be far enough away from the chaos of town but close enough (only 15 minutes) to enjoy it too? If you are here on business, it's also a perfect little place to come back to at the end of the day and relax and forget that you are even there to work. We are at the end of an unincorporated private neighborhood road. And you will have the whole parcel/lot all to yourself. Private, quiet, peaceful as if you had your own piece of land. It is your very own private home away from home. It can't get any more private or exclusive than this! What's not to like? NOTE: this is the same site as our other listing "BYO RV (Site 1)". We just offer it 2 ways....with this RV or the other listing is if you want to bring your own RV. One this parcel (Site 1), our RV will be situated on a cement pad parallel to the river that you would have all to yourself. It has dedicated fire ring and picnic table for the outdoor camping experience as well as an outdoor kitchen with a cooktop, sink and a small fridge to keep all your beverages cold. However, if camping is not your thing, no problem. Our RV is equipped with a small full kitchen (oven, stovetop, microwave, fridge, cookware, coffee pot, etc), full bathroom (+ towels), comfortable RV Queen bed, an eating/sitting area that converts to another RV Full bed, TV, AC, Heat and WiFi. RV comes with clean linens, pillows, blankets but you can also bring your own. "EXTRAS" available. I would highly recommend staying at Doug and Kerri's place. The views are beautiful and it was so peaceful and relaxing. They have a lot of extras at the campground and it's easy to tell they want their guests to be comfortable and happy. They were easy to communicate with and very pleasant. We will definitely be back!

Absolutely loved our stay on Doug and Kerri's property! The views are just stunning! And to be right there on the Grand River was really a huge privilege, no crowding, it's quiet and you have big solid fire pit. You can fish directly from your site. The property is beautifully maintained and Doug and Kerri think of it all when it comes to providing amenities (Grill, Cornhole, games, firewood, outhouse, solar shower, pump out service, etc...). They are great about communicating and getting you to the property and set up. I am so glad we stayed here and I sure wish I lived closer as I would be there often. Highly recommend!

We had a great and relaxing time at One Grand Place! Thank you Doug & Kerri for being so responsive and for your recommendation to Crossroads Blueberry Farm, we loved their pie, donuts and Blueberries! You can tell by the care you take in your site by how clean you maintain it, and that’s appreciated. While we didn’t use the portable shower, my husband used the porta potty as we were leaving he mentioned it was clean and had a surprisingly (and appreciated) pleasant odor ;) Thank you for all of your help, your rv site is just what we needed. We hope to come back again!

Frequent HipCampers here, place is a gem. Close to town, quiet, secluded, on the river!! 10 minutes from MTB single track 20 minutes from the lake 15 minutes from breweries/restaurants Right on the river with easy access for swimming On site amenities: Electric 30 amp, 12v Porta poddy Water hookups - didn't use Shower area - nice to not have to break ours out. Grill- nice again to not have to break ours out. Table with chairs, along with a picnic table. Picnic table dedicated to our site. Games - didn't use but nice addition. Hard not to relax at this place with the setup Doug and Kerri have. Enjoy!

Such a great location! Doug was super kind when getting us settled in, and Kerri was always so prompt when we were in the planning and staying stages of our trip. Location was great- close enough to do our daily activities but not feeling like we were stuck if we wanted to pop into town. Space was wonderful, it didn’t feel like we were camping on top of other guests. Would camp here again in a heartbeat!

Beautiful location and resources! Gorgeous, quiet and private spot. We had 5 in our party and rented all three spaces- mine was the tent spot. Doug and Kerri were very responsive all the way thru the process. Plentiful electric and water right at my site; having a clean porta potti was great. If you want to do the Michigan shore area , this a great location!

I had an absolutey, wonderful time on Doug and Kerri’s RV/tent sites. Doug was amazing upon arrival including guiding me into my RV site (1st time solo rv trip). They have a porta potty on site that was very well maintained. The site was clean and beautiful! The sunsets and sunrises were absolutely incredible! I will definitely return someday! They were even gracious enough to mail out my postcards!

We usually like super secluded and private and although you had visible neighbors it still felt very peaceful and private. Very spacious. Doug and Kerri were super kind and helpful. I loved that we had the ability to cast a fishing line from camp all day. The community grill came in handy too as our fire pit tripod grill lost a leg. We didn’t use the shower bags but it was a great idea. Restroom was a porta potty but kept very clean and we ended up being the only family there using it anyway. Great spot.

The view was beautiful. And with only one way in, was secluded, even with the additional campsites. The sites were located on a no wake zone making the spot even better. Came prepared to have power & water, and the set up worked perfectly for us. Everything they said it was.

We enjoyed our weekend very much! The river is beautiful and you can see both the sunrise and sunset. The setting is very peaceful (it is in a no wake zone on the river but they are right at the start so you do see and hear boats). My kids said it was a perfect place to camp. The listing is very accurate which was helpful - electric and potable water available, fire pits, communal grill, and they keep the port a potty clean. And Kerri and Doug we very responsive. We did head over to the beach as well - about a 20min drive. Thanks for a great stay!

We absolutely loved our stay at this Hipcamp! From the moment we arrived, we felt completely relaxed. The location right on the Grand River is truly fantastic – being able to put our kayaks in directly from the site was a massive highlight and made our water adventures incredibly easy. For anyone looking to stay active, the proximity to the M-231 trailhead is a huge plus; we really enjoyed biking the greenway Beyond the perfect setting, the hosts were simply amazing – extremely friendly and super responsive. If you're looking for a peaceful, well-equipped, and incredibly scenic spot with wonderful hosts, this is it. We can't wait to come back!

We thoroughly enjoyed our 3 nights at One Grand Place. Kerri was so patient with us! We were coming from Colorado and our trip arrangements needed to adjust to add 3 people and a tent to the reservation. She took that all in stride so that when we arrived it was easy. The property and accommodations were just as described in the listing. It was beautiful and very quiet. Thank you, Doug and Kerri!

One Grand Place is such a beautiful spot. From our chairs near the fire pit we saw so many birds (including 2 bald eagles) and amazing sunsets over the river. Kerri and Doug are gracious hosts. We would definitely camp here again.

Good spot, hosts are very welcoming and helpful, some yard games are provided for fun and even 5 gallon solar showers w/outdoor stall for anyone that needs! Only 3 rv sites with tons of space. Be great for family get together.

Took our teardrop camper here and had a great time! Short drive into town, the campsite was great, right on the river, some lawn games provided, gas grill available, kayaks to rent, clean porta potty, solar showers. We will absolutely stay again!
