A small landing used by commercial fishermen, featuring several of the iconic Chesapeake Bay wooden deadrise work boats. Offering a limited number of level, private, grassy, campsites as a home base for your coastal Virginia adventures. All sites are direct waterfront. Pit toilet, potable water, and outdoor shower available on site. 2 sites are unimproved and offer no water, electric, or sewer. 2 sites offer 30amp electric and potable water hook ups. A gravel boat ramp is adjacent to this property and is suitable for launching boats up to 28'. There are multiple sites on the property that are suitable for launching canoes, kayaks, and other small boats. You may berth your boat at our private dock. A full service marina is located 1 mile away, via either water or land. Situated in a quiet and peaceful rural setting, the Severn River is a boater's and sportsman's paradise offering excellent fishing for the angler. Diverse waters for both the powerboater and the sailor. Clean beaches and water for swimming and tubing. Miles of pristine shoreline for the kayaker to explore. And expansive wetlands for the waterfowl hunter. Or venture further into the Mobjack and Chesapeake Bay with easy access from this site. The property is located near the end of a lightly traveled (dead end) road for safe bicycling and walking. Large grass area for field games. Fishing and crabbing at our private dock. Fantastic sunrises, sunsets, and moonlight shimering on the water. If you are fortunate enough to be here when the waterman return to the dock with their fresh catch of crabs or oysters--- they just might sell you some right off of the boat! Nothing is better than a truly fresh meal of Chesapeake Bay seafood, and the harvest that lands at our docks is world class. Conveniently located 15 minutes from Yorktown, VA. which offers many historic and modern attractions, including an excellent white sand swimming beach. 35 minutes from Williamsburg, Va. with it's many historic attractions and visitor amenities. 35 minutes from Busch Gardens and Water Country theme parks, and 1 hr from King's Dominion theme park. Be aware that this is a working waterfront, and as such you should expect very early activity and noise as commercial fisherman head out in pursuit of their days catch. Situated in an area of coastal salt marsh which can become "buggy" when the wind is still. Have insect repellent available. Host is a seasoned camper and regularly boondocks in a camper van.

This expansive waterfront site is a large grassy coastal plain with views of a working waterfront. You will have a peninsula of more than an acre completely to yourself. In addition to being able to watch local Waterman working in traditional Chesapeake Bay Deadrise boats, you will also have both long open water views and a vista of an expansive salt marsh ecosystem. Osprey, Eagles, Heron, and many other birds frequent the shoreline in front of this site. With the view oriented in a southerly direction, the sun will rise to your left, and set to your right. Long sight lines offer the possibility of brilliant sunrises, beautiful sunsets, and moonlight shimering on the water. Easy launching of small boats from this site, and larger boats (to 28') at the adjacent gravel boat ramp. Site is near a lightly traveled public road (dead end) and is screened by a hedge. 300' to the pit privy, outdoor shower, and potable water source. No water, electric, or sewer hookups are available on this site. Perfect for an overnight stopover, a weekend adventure, kayak excursion, base to explore the local historical attractions. And certainly a premium location for primitive/dry camping excursions.

A panoramic view of the Severn River is all yours on this gravel/grassy site. Featuring broad open water, and expansive tidal salt marsh views, in the heart of a working commercial waterfront. Park your RV or Travel Trailer just feet from the water on a hardpacked surface that will support heavy RVs and Trailers even in extended periods of wet weather. Easy pull in, pull through, or back in. Set up facing either direction on this site, to create the camp that is perfect for you. You will be just feet from a pier used by some of the finest, and friendliest commercial fishermen on the bay. So expect some activity in the early morning hours as they depart in pursuit of their catch. See the boat traffic on the river from the comfort of your campsite. Observe Osprey and Eagles flying overhead, and shorebirds bathing in the shallows. Watch as the Watermen land their days catch at the pier. With this campsites southern exposure and open skyline you will enjoy both sunrises and sunsets, as well as moonlight shimmering on the rivers ripples. 30Amp electric, and water hook up are available at this site. Huge level grassy meadow at the head of a sheltered canal with your own private dock. Over one acre of land and a private waterfront vista all to yourself. There is a shallow, sandy area for launching small boats and a nearby boat ramp for larger boats. A private dock for your use sits at the head of the canal. There is plenty of room to spread out your camp and set up field games or auxiliary tents on the grass. Deer and small game may venture into the field during the evening. Many shorebirds hunt and bathe along the edges of the canal. Harbor View Primitive Campsite
Roderick was super kind. He let me move to the spot with the best morning sunrise view, made sure I knew where the fire pit was and left the light on in the outside portal potty. He stood around for a moment to answer all my questions about his site, made me feel very comfortable. What a wonderful place to wake up, the sunrise was absolutely stunning.

Do yourself a favor and book this site! We loved every moment of our stay on Rod’s ‘oasis’. The views were stunning, the atmosphere was incredibly peaceful, and we even got to leave with some fresh blue crabs from the local watermen - such a cool experience. Rod was wonderfully welcoming and knowledgeable about the area, and we learned some fascinating facts about the local culture. Thank you, Rod, for an amazing stay!

We loved it here what an amazing experience watching the boats come in after a day of crabing. The sun rise and sunsets are spectacular and the host are wonderful people . Totally enjoyed the spot and can't wait to come back.

What an incredible stay! The location is absolutely beautiful—peaceful, scenic, and right by the water. Rod and his wife were amazing hosts—so friendly, welcoming, and attentive. You can really tell they put care into making the place special. Perfect spot to relax, unwind, and enjoy nature. Highly recommend this Hipcamp!

Our stay at Canal Meadow was great! Rod and his wife were really friendly and made us feel very welcome. The site was right on the water, quiet, very pretty, and relatively close to several very good restaurants.

The thing to take away from this is, we have started making this a regular destination. That really should be very telling. Everything about Oyster House is fantastic. Rod is an amazing host and genuinely cares. I love being able to step outside the camper and be able to wet a line, drop a crab trap, watch wildlife, enjoy amazing sunsets and unreal night skies, take a stroll, float a kayak, or a million other things. We are in love with everything about this destination.

Tent camping is great here. Crabs were caught right off the property’s docks! Very quiet and beautiful setting right on the water with nature all around. Nice shower but not private!

This was my favorite HipCamp to date. Gorgeous views andy dog could fetch to her heart's content. I loved seeing the crabbers and chatting with them. Close to Yorktown battlefield and museum. Thank you so much Rod and Carrie!! Can't wait to come back.

Canal Meadow Campsite.
I chose Oysterhouse landing for a family picnic. Half the family lives in Virginia Beach and the rest in Richmond. Oysterhouse is in the middle. When I talked to Rod he suggested I move slightly off my site and take advantage of a large tree with a lot of shade. That kept me from setting up a couple of large awnings. The light wind kept the bugs away and the shade made the picnic comfortable. We did not spend the night, but the trip was memorable. It was also less expensive and quieter than a restaurant in Williamsburg.

Overall we had an ok time at this site. Unfortunately, we felt like we were on someone’s front lawn. The site was only a few feet from the road with cars, motorcycles, and golf carts going by very 20-30 mins or so and aside from the noise, at night the headlights came right into our tent. We could also hear the people talking at the next campsite which is right in front of the main house. So not as private or quiet as we had hoped. The site is very large and accommodated our huge 20X12 tent with plenty of space to spare. The views are beautiful and Rod is a gracious host. The only thing I think that could be approved upon is enclosing the outdoor shower. I didn’t feel comfortable using it completely exposed. Price is very fair for what you get and this would be great for a stopover on your way somewhere else.

I really can’t say enough…this property is my home away from home and I don’t live far! I go here for a breakaway often VERY often and I’m always welcomed with open arms literally. They are family! I’ve tried all sites on the property and love them all!

This location was great for us as we enjoy fishing. We left early due to the 100-degree temps that day/night, but the place was great. Will stay again for sure and I do recommend.

I would recommend staying at the Oysterhouse Landing. We camped on the primitive side of the campground. The site was very relaxing with peace and quiet. Very clean bathrooms on site, an outside shower and sink to your dirty dishes. Great host!

Hoast was thoughtful and accommodating. He greeted us when we arived and dropped off some wood. Very clean for primitive camping. Many of the sites are spread very far apart making for a very exclusive feel. The veiw from their property is breathtaking and relaxing. Local shopping and eating is around 25 minutes.

Camping at The Oysterhouse Landing was peaceful, effortless, and truly relaxing. Our host, Rod, was incredibly welcoming and made us feel right at home. Accessing the site was a breeze, and we had no trouble setting up our tent and gear. The property itself is beautiful, and Rod has thoughtfully equipped it with everything campers might need—including clean restrooms, an outdoor shower, a sink, and fresh potable water. It’s clear he’s put a lot of care into creating a great experience for his guests.

This was my second time here and as always the hospitality and vibes were amazing! It was the 4th of July and my daughter and I got to enjoy crabbing, fireworks, beautiful views and relaxing. I was able to camp right at the dock and loved every minute! Thank you guys again Mr. Rod! 💜💜

Rob was great! He was very responsive after we booked and made sure he was there on site when we arrived. He showed us around his beautiful property, which was located in a great place. We enjoyed our stay and if we are ever back in the area, we will definitely stay again!

We spent 4 days at this location. The property is situated on a very beautiful point. The owner has done a very nice job of maintaining the property, with plenty of space to relax in the water or sun. I enjoyed the outside shower. My mother did not feel as comfortable as another camper, who was very close to the shower, so some sort of privacy we be very nice. The host was more than willing to help with anything we needed, and he frequently checked in the see if we needed anything. We will definitely recommend this location and will likely be back.

The best endorsement I can give is that this was a return trip. We fell in love with this place on our first visit and couldn't wait to book another! The first trip we used the camp more as a base, this time we spent more time on site and it was amazing. For a more detailed review you can check out my first one. Beautiful Views, peaceful, and private. Plenty of site seeing of 🦅 birds. Upon arrival we were greeted by an eagle. Crabs in reach and fishing.
