Road to the Sun Ranch is located in beautiful Grover, Utah (elev 7,100') along Scenic Highway 12 near the base of Boulder Mountain, 6 miles from the quaint town of Torrey and a short 15 mile drive from Capitol Reef National Park. Our location provides travelers with an ideal base camp for exploring the natural wonders of this region of Southern Utah. The property consists of mostly pasture land, desert sage, pinyon pine trees & panoramic mountain views. The surrounding area offers amazing scenery and endless outdoor opportunities! We have a single (self check-in) RV/trailer parking space complete with water, power, sewer, WiFi & picnic table. All guests must be fully self-contained, clean up after pets and pack out any trash. Max trailer length is 28'. Max RV length is 35'. The site is available seasonally from April 1st - October 31st. Sorry, no tent camping or fires.

Great stop along utah hwy 12
This single, private property RV camp site is a great spot to visit. It’s quiet and offers power and water. Zach is very easy to work with and was very helpful in all respects. A diamond in the rough!
A slice of heaven
This was an incredible place to stay. Perfect if you want a place all to yourself with a beautiful view across a field to mountains. I was a little worried it would be completely remote (think bobcats and bears), but what we got was something gorgeously pastoral, complete with picnic table, hang-out space, little white cafe lights and drinkable water. Getting there was a bit tricky (the street signs make no sense). Just remember, 6 miles south of Torrey on Highway 12 (if you see the sign for Grover you've gone too far).
I can't say enough good things about this HipCamp! First, Zach was so accommodating and helpful. He gave us plenty of great suggestions for the area and checked in on us. We stayed for 2 weeks in our motorhome. The camp itself was unbelievably peaceful and safe. The wifi was great, good water and electric, absolutely no complaints. The proximity to town and Capitol Reef was perfect too. We didn't want to leave and would love to come back one day.
Simple home on the ranch!
After being in crowed and loud public campgrounds nonstop for a week, this was a nice change of pace. The pasture was fun to walk my dog in. He loved frolicking and meeting the cows at the fence. The partial hookups worked just fine. The host, Zach, absolutely blew me away though! I asked for specific guidance on hikes and activities to take my dog on, and man did he deliver! We even swapped dog pictures! Beautiful area where you go from pine forests to desert rock formations within a few miles. Lots to see and do if you are outdoorsy. I also loved escaping the Phoenix heat to be in the 80’s wahoo!!!

We had the opportunity to meet Zach himself. He's a kind human with a welcoming attitude. We watched the sunset together and shared travel stories. It's clear that him and his wife are seasoned RV'ers and dispersed campers. As such, their listing includes all the comforts and necessities one could hope for in a basecamp. They set this piece of land up for their own recreational use and visitation, a respite from their lives in the City, but they rent it out when they're away. So if it's good enough for Zach, it'll be great for you!
For those with self contained camper vans, or just needing an affordable and private place to sleep for the night this is the spot for you. Wifi, string lights, a panoramic view of Boulder mountain, and close proximity to some vista overlooks makes this a must visit spot. An added bonus is there's really no wrong way to set up for the night. There are a couple of designated tent sites with flat, soft, sandy pads, as well as a large lawn for more flexible set ups. There's even a fire pit with chopped wood near by (when allowed for by state, and local regulations). However, campers beware, this spot doesn't have a restroom (yet). The nearest one is a 5 minute drive to a gas station. But do check the listing before writing this spot off if thats a deal beaker for you, Zach said they are working on the bathroom situation.
P.S. Take Zach and I's word for it... make the drive on Hwy 12 towards the top of Boulder mountain for sunrise. You wont regret it.
Great location and Zach is very professional and courteous. Very strong flash flood hit the area at night. We use tent and kids got scared. We went in the car,anc Zach called to check on us. He let us use the garage to be safe, although it was not advertised. Thank you but that Zach! Went we went back to the tent after the storm ended I thought there so d a pool under the tent. Surprisingly there was no water at all as the Tent site was built water to drain out… Nearby-1 mile away-are lots of stores. WiFi worked great!
