Ball Bay View RV Park West Side

The site is an RV Park but the campground is down a slope far enough to feel private and more campsite vibes. Definitely a great experience and location. The actual ground is still on a bit of the slope, not fully flat but if you set the tent in the right direction that could help to sleep. Restrooms and shower are brand new and spot clean. Location is amazing, next to Birch Bay state park, across from a beach access and a short drive or easy walk to the "downtown-ish" area of Birch Bay, where you'll find the few restaurants/bars/coffee shops available. I arrived late, so the attendant was not on the office site but I found him walking around the place, very friendly and helpful. The campground space has about ~8 camp sites, not all are listed in Hipcamp, I believe #4 is roughy in the middle, #1 closer to the busy area (~loud) and #8+ would be the most private.

I had a large area all to myself. I walked down to the beach and spent some time watching the Sunset and Met neighbors who were very warm and gracious. It was a wonderful evening with a beautiful beach and sunset.

Unique and Beautiful Space

We actually had to cancel our overnight stay due to staying in town to help a friend in need. But the next day, we made a day trip of it to Birch Bay, and toured James's property just to see what we'd missed, and to make plans to come again. We were greeted warmly by one of the lovely family members and shown around. What a beautiful place to camp! You're tucked away near the creek with a foot bridge to walk across, and you can reach the bay in minutes. Charming, safe, peace and quiet. We can't wait to stay!

The host, the views, the spot- 10/10 The shower & toilets were very well maintained. We also made a request for a late check out & the hosts were extremely accommodating. Highly recommend experiencing Birch Bay by parking yourself at a spot on this property & walking everywhere - nothing is too far. The beach is steps away! We definitely plan to be frequent visitors!

Great Dog-Friendly Spot

Really enjoyed my 2-night stay here with my dog! The site was clean and well kept, and the short walk to Birch Bay made for great evening strolls. Bathrooms and showers were clean, and the host was quick to communicate and easy to work with. A comfortable, low-key spot that delivered what it promised. I would happily stay again.

Very convenient location for over-the-border stay. Mix of long-term and short-term RVs. Tight parking and no privacy, but nice common areas and clean showers+bathrooms. Convenient to area restaurants. Good deal for nearby ocean and I-5.

Short walk to the beach.

We had a great time. The site is easy walking to the beach and to the candy/ice cream store. The site has a little bit of a slope, so if truck camper camping leveling blocks would be advisable. Very clean and updated bathroom and shower was easy to access.

So very welcoming to us, wonderful people! We meet a few of the full timers who were also so nice. Beautiful views of the Bay and walk able to town. We had E bikes that worked well to get us the 1 mile into restaurants and Brew pubs Very nice bridge to walk across the canal to the main road. Highly recommended for hip campers and over nighters. Great place clean bathroom showers I will be back!

If you are just looking for a spot to camp (like us), this is a very good option. James was very helpful via the app. The tent sites are down a short but steep hill by the water. We were able to park at out site because we were the only ones there, but if there are more folks camping, you will likely have to park in the lot and walk down. The bathrooms are small but nicely renovated and clean. There is water and power on site.

It's a 5 min walk to Birch Bay state park. clean restrooms although when I checked in they did not give me the code and i was not aware a code was needed until the middle of the night. I reserved an RV site through Hipcamp that was 52$ because i need electricity for my CPAP. when I got there he put me at a tent site at the bottom of the steep hill but did not refund me the difference between the RV site and the tent site. everything shifted in the van when I went down the hill. one side of the electrical box did not work. the other side's socket was indented and difficult to insert the plug. but I was the only one down at the tent sites so it was totally private, right on the creekside with a little bridge that you can cross to walk to the beach. James was friendly and courteous.

We loved our camping experience at ball bay Rv campsite. The view was amazing from our site. The sunset was lovely. The people that we met at the campground were all nice and friendly. James was an amazing host. We will definitely go back.

Going through an ownership transition? It was obvious that the retiring staff knew nothing and cared less. Washroom and showers undergoing renovations, alternate facility just not up to standard. I’d check back with this group after the changes are all done for a second chance, but I wouldn’t recommend friends.

It had a great view and perfect access to the bay! However the bathrooms were under renovation so they are giving you access to the ‘house next door’ that is vacant and just felt kinda creepy. Overall nice visit.

Overall was really nice for a nearly in-town camping spot, and the hosts were very nice and professional. The spots themselves, while flat and well maintained, are very close together with no separation, which may or may not be an issue for you.

This camp site was stellar: great sunset views, quiet, waterview, close to the beach and town... We loved our stay. The only caveat: Don't bring your camper or RV down there. It's meant for only tents, and we were lucky our camper is very small to make it back up that hill. The camp sites are on the West side of a cute RV park with super friendly people. We definitely will come back here!
