Because this property directly borders expansive Bureau of Land Management (BLM) territory, you have unlimited access to many acres perfect for off-roading, hiking, and remote exploration. Whether you want to roam with your animals, kick up some dust with your ATVs, pedal through rugged terrain, or simply huddle around a crackling fire under a canopy of pristine, light-pollution-free stars, this is your space to enjoy an authentic outdoor lifestyle in complete solitude. Beyond your immediate backyard, adventure is everywhere. The historic Old Spanish Trail is nearby for hiking and biking, and the valley is surrounded by dramatic mountain vistas and local wildlife. When you want to venture further, Southern Utah puts world-class scenery in every direction: the majestic landscapes of Zion National Park are just over an hour away via I-15, and the breathtaking Kanarraville Falls are a quick 30-minute trip. Site Amenities & Accessibility We balance rustic desert charm with essential modern conveniences. The property is fully fenced, providing a secure perimeter for your stay. Connectivity & Utilities: Stay connected with on-site Wi-Fi. Electricity: Power is available via solar/battery setup. During the day, it is perfectly suited for charging e-bikes, batteries, and smaller devices. At night, you will have sufficient power to run a laptop, TV, or small electronics. Note: The system is not designed to support high-draw appliances like full-sized air conditioners. Water: To keep you prepared, we offer up to 5 gallons of potable water and 5 gallons of non-potable water available for purchase upon request. A note on access: The property sits just one mile off the highway. While the un-maintained, wide dirt road makes the location easy to reach in dry weather, the terrain can turn muddy after rain. A four-wheel-drive vehicle is required during or after wet weather to ensure safe passage. Convenience is within reach: 5 miles: Gas station and local food truck. 15 miles: Full-service shopping, including Family Dollar, grocery stores, hardware, and auto parts. 30 miles: Walmart for all major supplies.
