Well maintained land. Primarily long term RV folks but that made it even better due to how quiet it was since I never heard anyone.
No facilities but that was expected and listed in the rental listing. Easy fix since there are a BUNCH of places 5 min away including stores, restaurants, parks, and gas stations.
The Wifi was amazing!
Electric car charging allowed w/ his permission.
Trails to walk down to the river.
The Solo fire pit and picnic table at every site with firewood provided in a metal covered trash can was a bonus.
Minimal bugs, didn't really notice them compared to state park campgrounds.
Lots of trees for shelter.
Trash cans at the entrance/exit.
The sites are visible to one another mostly but, again, mostly RVs, so you will need to bring some type of changing tent if you need privacy outside of your tent and/or shelter.
High powered electric and plumbing for RVs or water for tent campers.
As a tent camper I do recommend some type of tent pad or puzzle piece floor since it is just rocks on the ground due to it being a RV lot but I made it work with puzzle piece flooring. He does not market this as tent camper spot, so you will have to have some experience adapting to an RV park type of place.
Basically, I needed to step away from home and decompress, and he provided a beautiful, quiet, space for just that. I will definitely be back.
