🏞️🌲 White Sand. Sunny River Days. Oak & Pine Forest. Two States. Southern Country Vibes
A private riverfront escape just 40 minutes outside Jacksonville, right on the FL-GA line.
🌿 Welcome to Blackwater
Blackwater is a secluded 10+ acre private property on a quiet bend of the St. Marys River, with 150+ acres of protected Florida preserve directly across the river. Located right on the state line at the southernmost edge of Georgia.
We intentionally keep Blackwater small, quiet, and private, with plenty of room to spread out and enjoy the river and surrounding woods.
The Florida–Georgia state line runs through the river.
You can literally swim between two states at once. 🌊
🏝️ The White-Sand River Beach
Long before Blackwater was here, this part of Georgia was the ancient coastline. Today, where that old coastline "trail ridge" meets the St. Marys River, you find a soft, white private sandbar along a shallow, clean, refreshing, dark-water river surrounded by native woods.
🌊 The St. Marys River
The St. Marys is a freshwater, rain-fed river flowing from the Okefenokee Swamp.
Naturally occurring tannins from peat give the water its black color, while the shallows are a beautiful golden “sweet tea” color.
🏊 Swim it.
🛶 Paddle it.
🎣 Fish it.
🏕️ The Riverfront Pavilion
Right at the river's edge is our 70' covered pavilion overlooking the river.
It's a place to get out of the sun ☀️, wait out an afternoon rainstorm 🌧️, cook a meal 🍳, play some games 🎲, gather around the fire pit 🔥, or simply sit and watch the river and spot birds as the sun sets.

Riverfront Country Wedding
Booked 1 time
Tent site · Sleeps 120
A Real Southern County Wedding.
Some brides dream of ballrooms and chandeliers.
Others dream of something simpler… something real.
A quiet river flowing behind the ceremony. Georgia pines swaying in the breeze. Friends and family gathered beneath the open sky. Fire pits glowing as the sun sets over the water.
Welcome to Blackwater y'all. Located on the Florida–Georgia line, just about 40 minutes from Jacksonville along the beautiful blackwaters of the St. Marys River, Blackwater is a private riverfront compound where weddings feel natural, peaceful, and unforgettable.
This isn’t a crowded mass market venue or a man-made pond experience.
It’s a real freshwater river, winding past a rustic country setting filled with oaks, tall pines, and wide-open space.
Imagine saying your vows beside the river as the light reflects across the water and the people you love most stand just steps away.
After the ceremony, the celebration continues under our large 70-foot covered pavilion, where music, drinks, laughter, and dancing fill the evening air with no rush to go home.
As night settles in, guests gather around the many fire pits, stories and drinks are shared beneath the stars, and the river quietly flows beside the property.
And unlike most venues, the celebration doesn’t have to end early.
At Blackwater, guests can even tent/RV camp overnight, allowing everyone to relax, celebrate responsibly, and truly enjoy the moment without feeling rushing off the property.
It’s not just a wedding venue.
It’s a tru, authentic Southern wedding experience!
A place where memories are made naturally, where the setting feels authentic, and where couples can celebrate their day in a way that feels truly their own.
Even more surprising is the price.
Many venues charge tens of thousands just to rent a space for a few hours.
At Blackwater, couples can enjoy this private riverfront wedding setting for only $1,699 plus local taxes and booking fees. Easy to book right on this site with your credit card in hand.
A real river. A true country setting. A wedding your friends and family will never forget.

Blackwater Ranch seems to offer a delightful camping experience by the river, with a majority of visitors praising its beautiful views, spacious campsites, and child-friendly activities. The river access is a highlight for many, with guests enjoying swimming, fishing, and the sandy beaches. While most reviews are positive, one visitor noted issues with trash and maintenance, and mentioned difficulties in contacting the host due to poor phone reception. Overall, the campground appears to be well-loved for its peaceful setting and thoughtful amenities, making it a favored spot for families and groups alike.
We loved camping at Black Water, Ms land it was so beautiful with river views and there was lots of things for the kiddos to do it was great fishing swimming and sand building we just really had enjoyable relaxing time and I had five kids under six so that says a lot they weren't ever bored. We also recommend the treasure hunt it was a hoot.We had wonderful time.
We booked the one "partial hookup" site with water and 50/30A. Parking was easy and not more than 100 feet from the river, with a gentle sand slope and easy entry for swimming. We swam in the evening and the morning. The water was cool but not cold. There was a little more than a gentle current, being summer, and being a natural river there were places that were more difficult with branches and steeper banks, but the main swimming spot was really nice. We had the whole property to ourselves. The owner was very responsive by text. T-Mobile connection was strong, even for streaming.
We loved tent camping on this site. There were so many options and the property was clean and access to the river was great! We will definitely do this again.
Blackwater Ranch is a real gem of a property. Lots of activities, plenty of space, and tons of easy access to the river, which is the star of the show. One of the unique features of rivers in this area is their white sand beaches and Blackwater Ranch has some of the best I've seen. The river was low when I visited (drought) but I can tell that even when full it is a fairly shallow and slow moving river with multiple spots that stay shallow due to the way the water deposits sand, making it a great river for younger kids. Even the bugs weren't too bad, which being summer in FL/GA was a welcome surprise. The property is equipped with the necessities for a comfortable experience (water, electricity, pit toilet) but still very primitive and rustic.
I camped one night solo but will certainly be back with a group of friends!
I chose to take my loss and leave. There was trash everywhere, the grass was high, overall felt like the place hasn’t been kept up and even though the state says the river level is within normal range, there’s not much of an actual river. As soon as you get there your phone will SOS so you will not be able to get ahold of the host if something isn’t right. I’ve been camping all my life, first time I ever gave a camp site a bad review.
We loved camping at Blackwater Ranch. We felt very safe because of the locked gate at the entrance, and we were able to let our dogs run free. The campsite of the river bluff was very clean and flat. The bathrooms were nice and clean. We were able to meet the owner, and he was super nice! Overall great stay and would stay again!
Great spot with a beautiful river running alongside the property. Peaceful, well-kept, and the host was super accommodating and easy to communicate with. Would definitely stay again.
Everything was well organized and ready for us when we arrived. The environment is beautiful. The trampoline kids cars and the river sand kept the kids busy. The bathroom had tissue paper and soap. We had a great time camping. Will comeback.
I had a blast this weekend, it’s a beautiful property that I’ve visited before. My friends and I enjoyed the water access, the open land, the amenities and everything else, we would definitely come back!
the campground was very spacious, clean and had great ammenities. my friend has been there before and we had a wonderful time. it also has multiple accesses to the water, 10/10 experience!
Nice location on the St. Marys river. If you are tent camping, it's probably wise to check if the nearby mudbog pit (Soggy Bottom) is planning an event, otherwise noise could be an issue. Also, the gravel drive is pretty steep. Be careful to get a rolling start when exiting the gate
The site was very pretty, right on the river. A lot of space, every site has its own chairs and grill. There was a nice playground for kids to enjoy. Very pleasant and enjoyable experience.
I loved the whole experience. The host was amazing and very generous for gathering and chopping firewood for us even when we booked on such short notice.I will definitely be going back and I am already looking forward to it.
Great open campsite with lots for the kids to do. They loved the proximity to the river and all that that had to offer. The host was friendly and responsive would definitely stay again.
I came looking to let my dogs off leash and this place was better than i could have hoped for. The river was beautiful and cool and my pups ran and splashed and smiled the whole time we were there. I'm excited to add this to my list of places to stay. Will definitely be back. Thank you for sharing your land with us.
This place was heaven. Every last detail was thought out and it made for the perfect girls getaway. Thank you for creating such a peaceful place to stay. Already booked to come back and looking for other dates as well.
A buddy and I truck camped on campsite 1 here in early March. There were no skeeters and the night time temperatures were excellent. I like that the camp spaces have generous room. The bathrooms were a nice surprise and well kept. Everything was first class. We will come here again when the river rises.
It’s hard to put into words how my camping experience was at Blackwater Ranch Campground… serene, relaxing. Three days wasn’t enough, so I extended it two more days and I had the campground to myself the whole time, just me and my doggie and he didn’t have to be on a leash. The host was awesome! He welcomed me and gave me a complementary bundle of wood to get me started. I came to rejuvenate myself and I’m so incredibly sad to leave! But I’m sure anyone would be sad leaving here to go back to Minnesota 😭. It was such a blessing. I recommend it to everyone! The perfect little getaway! White sand beaches along the river. Nice little walking paths in the woods. I’ll definitely be coming back!
Man let me tell you ! The view and all of the things they have for u to add to your trip or to play with was the best part , the rentals are spaced out so your not stacked ontop of each other , the noise isn’t loud at all you can hear the cars driving at night and the neighbors shooting in the morning lol I liked it .. but all the small town store and nice people in those towns make up for it ! Our fav breakfast spot was hobos ! Pretty dang good ! 10/10 host and rental sight we have three dogs and they made it very easy for us to have privacy and room for our animals without a negative experience, we have a reactive pup so a private space was very much needed ! I recommend the water and electric hook up sight for us that was the perfect view and easy for us to hose down our tent to keep out pups cool Will be back again ! 10/10 experience fishing was okay need to come back when river is higher but the host had great advice to fish !
This was our third trip out here. We usually book one of the larger sites, but this one was perfect for a weekend with my son.
Site #2 is simple, quiet, and private. Easy drive up access. Plenty of room for a tent and a solid fire setup. The river access is the highlight. Calm water. Clean shoreline. Great spot for morning coffee and winding down at night.
If you are bringing a larger group, book one of the bigger sites on the property. For two people, this one is dialed in.
Host communication was clear and consistent as always.
We will be back.
This space is awesome!! Great for families or big groups - we can't wait to return with some friends and take advantage of all of the fun stuff - trampoline, kayaks, play area for kids... we had the whole place to ourselves and our dogs loved running and playing in the river.
Our small men’s Christian group camped at Blackwater during the freeze of 2026, and it was an amazing experience despite the cold. The large pavilion was a game changer, cutting most of the high winds and giving us a great place to gather.
The sunsets were incredible, and the full moon at night paired with the firepit, adult beverages, and campfire stories made it a trip we won’t forget. We’ve camped at hundreds of campgrounds, and Blackwater is easily one of the best in Florida. Clean bathrooms, a great host, and well-maintained grounds made it easy to unwind and unplug from everyday life. We’ll definitely be back each year.
Our favorite campsite and host! Perfect for families and we brought our dog this time and he loved it. Multiple sites that are far from each other so even when it was full, we were fully secluded. Hammocks, bathrooms, amazing fire pits and the outdoors... what more can you ask for.
I highly recommend this campground. All sites are spread apart from one another and have amenities like chairs, fire rings, hammocks. I stayed at site #2 which didn't have power or a picnic table but I feel had one of the best locations/views. I would stay again!
I circled the weird part of Georgia that dips into Florida on a map and asked my local born friends "what goes on in the dingus?" After the laughter subsided we found Blackwater Ranch and decided to give it a try. What a lovely, family friendly place. Clean bathrooms, running water, electricity, and a very unique location! Camping here in January lets you benefit from the lack of bugs while still enjoying this very clean and well maintained campground. The host's instructions were clear and easy to follow and the list of nearby amenities and entertainment was very cool to look through. I was surprised to have 5 bars of 5G on Google Fi here which is handy unless you're hiding from work during a forecasted ice storm back home. If you're bringing a large group of people and are pressed for space you can leave the chairs home. The pavilion comes fully stocked with every kind of camp chair you can imagine. Tent sites are nice and large and I couldn't find a single rock the whole weekend. No worries about setting up a tent on rough or uneven ground. Hammock campers may want to look into sites other than site 1 with maybe only 3 viable trees to hang from. All in all it was a fun weekend at a very nice campground. We'll be coming back!
This is a really well maintained property right along a river that is very accessible and a lot of fun for people and kids. I recommend it for anybody with children who want a getaway somewhat close to Jacksonville or Lake City.
