We really loved our stay ! Did not disappoint at all. The campsites are set up nice (distance between good, yet can see neighboring sites). We ended up being the only ones there the night we stayed (early August). Would have loved some company. The community structure was cool...everything you need. Such beautiful views and so quite. For anyone wanting to stay in this area (Great Sand Dunes anyone?) and are willing to tent camp to save money, this place is great !! It ended up being very calm (I doubt that is normal), so the mosquitos were pretty ornery. You gotta be ready for that in case the wind is super calm.....super place !!!

This place was amazing! We went to gsd and Zapata falls as well as a few other sights around the area. Definitely make sure you bring good tent spikes. There is no barrier from the afternoon wind (end of July). Rain fly or tarp recommended as well for occasional rain. Keep in mind the nearest stores are Walmart in alamosa, the gsd oasis store, and back toward fort Garland. All of those places count on an hour of travel there and back (more for alamosa). Also bring bug spray just like anywhere else in Colorado for the flies that are a minor nuisance at times. Greg was super communicative and helpful. Would recommend this booking to anyone!

This little campsite was perfect! loved having the little community house in the center. We took shelter in there and played cards when it rained for a bit. Would definitely recommend as a place to stay for people wanting to stay near great sand dunes.

From the beginning I was impressed by the communication when booking. I received messages leading up to the trip and step by step directions incase we didn’t have reception. Truly above and beyond as far as communication! Views were incredible, mountains and dunes in every direction. Stars were some of the best I’ve seen. Campsite was spacious and well kept along with bathrooms and dish house! Lots of local attractions. Definitely bring a canopy or form of shade especially if camping with animals and bug spray! Overall great experience, thank you Gregg!

I love this location, and Gregg has done a fantastic job of making it convenient and comfortable. Seriously the best vault toilet I’ve seen (no odor!). Gregg is a great host!

Great camping spot! It’s so close to Great Sand Dunes and each site has plenty of space. The bathroom and kitchen facilities are great and offered respite from the rain when needed. I would highly recommend this site!

We loved it here! Felt very remote, quick 15 min drive to the sand dunes, and the outhouse was clean. There is a cute kitchen/shelter area that we made dinner in and waited out a storm. They have a shower stall that you can use with the camp shower bags they provide. It rained a ton one night and we did need 4 wheel drive to get out but had no problems.

Camping there was great. It was very private and The 360 degree views are spectacular. You can even see the sand dunes from the camp sites. Greg’s bath house and little kitchen area are really clean and I love the building. We will probably be returning and 10/10 would recommend.

Gregg’s place exceeded my expectations! His little hut and composting toities were cleaner than most vault toilets I have dealt with - I felt like royalty! (Haha - inside joke) - the solar shower space was a welcome respite after a day at the Dunes… and fantastic awe inspiring sunrises…
Would def stay there again if ever in the area…

Gorgeous place to camp! The ground is very sandy and it was extremely windy while camping there so I highly recommend bringing sand-specific stakes for your tent so it isn't blown about. Our tent almost rolled into the fire because we needed sand stakes, so be careful!
Other than the extreme wind, everything was amazing about camping here. Free firewood, amazing views and lots of stars! There's a communal camp house with an extra stove if you need one which was great to use during the windiest times. Having showers available (we didn't end up using them) is really nice, as were the clean bathrooms and potable water. The potable water did go out for a few hours one day after someone cleaned a lot of dishes so you might want to bring some water as a backup just in case, or you can buy it at the gas station on the way to the Great Sand Dunes NP.
Overall, I highly recommend this campsite and would love to come back again in the future!

Great location at the base of Blanca Peak and Great Sand Dunes NP. The sunset was beautiful and the stars were amazing. Great amenities for camping. Totally recommend.

My family and I enjoyed our stay. It's less crowded than the in-park campground, and very well kept. The bathrooms and shower were clean, which is always a plus.

What a wondrous site. Great spot under the stars and fabulous view of the mountains.
Great directions and communication with host were very much appreciated.
The kitchen house along with shower and toilet were very well done.
We didn't expect mosquitoes so would prepare for that . Our error.

Secluded and peaceful. Views and sunsets were off the charts. One of the best-appointed camp buildings that gave you just enough amenities without making you feel like you were using someone's house. Plenty of space between sites. No complaints, had a great time.

This was our first time camping with our 1 year old, and Gregg's land was the perfect place! We loved having the extra amenities as it made it easier for us with our one year old running around. We would highly recommend this campsite to friends and would definitely return if we are in the area again.

Greggs spot was perfect for camping near the dunes! We camped at site 3 and felt like we had decent privacy the way he has the sites laid out. The bathroom and little kitchen area were really nice and clean. Would definitely recommend!

Great campsite! Lots of space and not close to other campers. We loved the fire pits, bathrooms, showers, dishwashing hut, etc. Host was kind and available if needed. Very close to sand dunes and Zapata Falls. Be prepared the area is dusty. Was nice to have the little hut for shade as you are out in the open with no trees. Would go back for sure!

We camped for two nights at Five Mile Camp and had a great time. Sites have plenty of space between them and the compost toilets were clean. It was nice to have the option to use the community house. Thanks Gregg!
