Awesome Host!! Very easy to communicate with and kind and friendly. The site was great!! Large, with a nice fire pit, hookups for water and electricity, picnic tables, great access to the river, what more can one ask! I would definitely stay there again!

Thank you Vivian & Fam. For sharing your land with us & other Hipcampers. You have created such an awesome spot for us to spend some time while traveling. We highly recommend Arber-Moores Ranch to anyone passing through the area ( convenient to many spots) or just looking for a place to relax & recharge. EZ to follow & concise directions. The campsites are all spaced perfectly for privacy & each one has their own Vibe. The amenities of bathroom & HOT shower was fantastic, so nice, private & clean:) , available firewood, fire ring & picnic table were much appreciated. Relaxing under the star lit sky put us in our happy place ❣️

Ideal location for close access to Casitas lake, Ojai, and many trails. We had spot 3, adjacent to a beautiful majestic oak. The shower is a great amenity. We would definitely go back.

We had a great time. Beautiful land and animals 😄. We loved seeing the stars and hearing the creek, which we trekked down to see. It was refreshing! We had campsite 1, which was nicely green and next to the roosters. The facilities were very clean and accessible. We hope to stay again!

We enjoyed our 2 nights right next to the river. We were in a campervan at the site farthest from the shower. The site had everything we needed….and the shower “shed” was really nice with hot water. We will be coming back!

We had the BEST TIME! For my birthday, we booked Sites 1 & 2. Both were a great size and had electricity hookup for phone chargers, picnic tables, and running water. We tent camped and the ground was very level for all tents. We went with 11 girls and we felt very safe, comfortable, and ready to camp! Ojai is a quick drive away and we went into town for a farmers market on Sunday! The hosts were SO kind. They were very accommodating & Dave even took us out to pet the goats! The animals were awesome!!! The property was gorgeous. It was the perfect getaway! THANK YOU TO THE HOSTS!

MUST BOOK! So much fun!!!!!

We had the BEST time! We booked both Campsite 1 and Campsite 2. Both were really great. Both had an electricity hookup for a phone charger, running water, and picnic tables. We tent camped and the property was very even, perfect for a throw up tent. Ojai is a quick drive (maybe 15 minutes) & we went to the downtown strip of Ojai for a farmers market on Sunday morning. We celebrated my birthday with 10 girlfriends. We felt safe, comfortable, and it was the perfect getaway. Everyone fit very comfortably and we had so much fun. The animals on the property are so sweet. The hosts are awesome, they even let us pet their goats!!! Thank you so much for giving us the best weekend trip ever! I highly recommend this spot.

We ended up having to leave late and so arrived to the campsite much later than expected. Vivian was extremely accommodating. The outdoor shower was hot and just what we needed after a day of surfing too. It was a beautiful site in general

Memorable Birthday Weekend in Ojai.

Location is incredibly convenient to Lake Casitas, Ojai and Oak View, but still feels remote and secluded. Site was spacious, clean and beautiful, but could definitely use some improvements. More restrooms and showers, for one, and definitely a line of trees to block out the noise from the main road would be major upgrades. We were lucky to be the only group there that weekend, but I could imagine it being frustrating trying to schedule bathroom/shower time if the sites were full. From my brief conversations with the the owner, Vivian, however, it sounds like they're actively working towards those things already. Other than that, the toilet and shower were both very clean and functional. Shower was hot and pressure was good. Light pollution from Ojai is visible on the horizon, but the property itself is very dark and conducive to star gazing. Host was friendly, helpful, accommodating and communicative, but pretty hands-off otherwise.

Nice spot! We enjoyed our stay. Was nice to have water and electricity. There’s a bit of construction going on with the property but didn’t really bother us at all. Nice views and cool to be able to have fires as well. Definitely recommend!

I'm glad we booked this place. We were worried when we pulled in to the entrance, but once we got to the campground, we were extremely happy. The sites are large, the views are good, the shower is GREAT. Vivian has put thought into the configuration of the sites and it show. Trees and rocks are strategically placed, and as the trees grow, the place will only get better. Communication was good and we enjoyed the area.

We never actually made it there, due to unexpected events. However, we had a really good feeling about the place and what it would be like, especially after our conversations with Vivian, as we engaged with her about other aspects of the trip: planning, problem solving, cancelling the reservation. We genuinely hope to make the trip to visit with her at another time soon.

Very convenient. Site was clean with good tables, fire ring and trash cans. But was exposed with no shade. I was in site 2 ‘riverside’ which was described on the site as private. It wasn’t. Got woken by traffic and dogs. Booked 2 nights but went to Dennison Park for the second which was very peaceful and more what I was looking for.

Quiet and Easy!

Vivian’s ranch was a great experience to host my family’s first camping trip with kids. It was close to services and pizza for the little ones, was quiet, had lots of birds and nature sounds, and the facilities were clean and in working order. Their ranch has a lot of potential, and I’m excited to see how it improves over time with all of the hard work they’re putting into it and the trees they’ve been planting.

I feel like I never quite know what to expect from photos/ reviews until I see a space in person. I was VERY glad I chose this particular site; it felt more private, shaded, and spacious than the others. There was only one other group present while we were there and they were at the opposite side of the property. If all of the campsites were full, I’d imagine it would feel quite intimate. The road is also right there, which diminishes a bit of the outdoor adventure feeling. The shower was amazing, the porta potty was absolutely fine in my opinion and the property was clearly well taken care of. We loved nestling under the oak trees and listening to the birds. The property was easy to find, there’s lots nearby, Vivian shared plenty of good information and offered quick responses in communication. I think if you’re looking for a private outdoor adventure, this isn’t quite it, but it IS everything it’s advertised to be and we had an excellent time.

Had an amazing time definitely coming back. Our host were amazing and it was peaceful and we had a great time they gave wood for sell there so it’s a plus!! Shower was clean a few stores around for last minute things:))

Get a second Porta Potty!

There was a decent Porta Potty , but just ONE. There should have been at least one more. It was a constant revolving door . Hard to get any privacy even for a few minutes. There was always someone waiting outside. The campsite next to us had at least 3 families with about 15 noisy children grade school age and younger. They made a mess in the porta potty. Some of them wondered over into put campsite a few times. The parents were not doing a good job of keeping them rounded up and the whining was constant. Super annoying. We came to enjoy the night sky by a campfire. Sadly it was to chaotic. We left early.
