Memorable Birthday Weekend in Ojai.

Location is incredibly convenient to Lake Casitas, Ojai and Oak View, but still feels remote and secluded. Site was spacious, clean and beautiful, but could definitely use some improvements. More restrooms and showers, for one, and definitely a line of trees to block out the noise from the main road would be major upgrades. We were lucky to be the only group there that weekend, but I could imagine it being frustrating trying to schedule bathroom/shower time if the sites were full. From my brief conversations with the the owner, Vivian, however, it sounds like they're actively working towards those things already. Other than that, the toilet and shower were both very clean and functional. Shower was hot and pressure was good. Light pollution from Ojai is visible on the horizon, but the property itself is very dark and conducive to star gazing. Host was friendly, helpful, accommodating and communicative, but pretty hands-off otherwise.

Nice spot! We enjoyed our stay. Was nice to have water and electricity. There’s a bit of construction going on with the property but didn’t really bother us at all. Nice views and cool to be able to have fires as well. Definitely recommend!

I'm glad we booked this place. We were worried when we pulled in to the entrance, but once we got to the campground, we were extremely happy. The sites are large, the views are good, the shower is GREAT. Vivian has put thought into the configuration of the sites and it show. Trees and rocks are strategically placed, and as the trees grow, the place will only get better. Communication was good and we enjoyed the area.

Site 1 Oak Tree

We never actually made it there, due to unexpected events. However, we had a really good feeling about the place and what it would be like, especially after our conversations with Vivian, as we engaged with her about other aspects of the trip: planning, problem solving, cancelling the reservation. We genuinely hope to make the trip to visit with her at another time soon.

Very convenient. Site was clean with good tables, fire ring and trash cans. But was exposed with no shade. I was in site 2 ‘riverside’ which was described on the site as private. It wasn’t. Got woken by traffic and dogs. Booked 2 nights but went to Dennison Park for the second which was very peaceful and more what I was looking for.

Quiet and Easy!

Vivian’s ranch was a great experience to host my family’s first camping trip with kids. It was close to services and pizza for the little ones, was quiet, had lots of birds and nature sounds, and the facilities were clean and in working order. Their ranch has a lot of potential, and I’m excited to see how it improves over time with all of the hard work they’re putting into it and the trees they’ve been planting.

I feel like I never quite know what to expect from photos/ reviews until I see a space in person. I was VERY glad I chose this particular site; it felt more private, shaded, and spacious than the others. There was only one other group present while we were there and they were at the opposite side of the property. If all of the campsites were full, I’d imagine it would feel quite intimate. The road is also right there, which diminishes a bit of the outdoor adventure feeling. The shower was amazing, the porta potty was absolutely fine in my opinion and the property was clearly well taken care of. We loved nestling under the oak trees and listening to the birds. The property was easy to find, there’s lots nearby, Vivian shared plenty of good information and offered quick responses in communication. I think if you’re looking for a private outdoor adventure, this isn’t quite it, but it IS everything it’s advertised to be and we had an excellent time.

Had an amazing time definitely coming back. Our host were amazing and it was peaceful and we had a great time they gave wood for sell there so it’s a plus!! Shower was clean a few stores around for last minute things:))

Get a second Porta Potty!

There was a decent Porta Potty , but just ONE. There should have been at least one more. It was a constant revolving door . Hard to get any privacy even for a few minutes. There was always someone waiting outside. The campsite next to us had at least 3 families with about 15 noisy children grade school age and younger. They made a mess in the porta potty. Some of them wondered over into put campsite a few times. The parents were not doing a good job of keeping them rounded up and the whining was constant. Super annoying. We came to enjoy the night sky by a campfire. Sadly it was to chaotic. We left early.

Pros: hosts were awesome, decent area for camping, hot and clean shower area, fair porta potty Cons: Lack of privacy. You can hear other conversations right across from you, as well as their movie. It played pretty loud past midnight.

Really enjoyed the tent camping I did on this land. The hosts clearly care about providing their campers with a comfortable experience. They maintain a clean environment, provide a really nice shower/restroom, and have plenty of space to accommodate large groups! Plus the location is very accessible and you can be back in the city in no time. Huge thank you to Vivian and David for making our trip a great experience. Definitely recommend this for future hipcampers!

Great campsite, great Ojai spot!

We wanted to take our friends camping for the first time and this was the perfect place to do it! Site #2 was nice and open, and was super convenient to stay at, with wood on premises to buy. The bathroom was clean and the shower stall was the best shower I’ve used at a campsite ever. Highly recommend this site if you want an Ojai adjacent place to stay. Vivian and her husband were wonderful hosts and we had a relaxing weekend!

Vivian was very welcoming. This is a nice place to stay off the beaten path. It's a bit dusty but the views are beautiful. We had never been to this part of California and were Amazed by the beauty all around us. Spots themselves are a bit Dusty and watch out for the burrs . Hey , it's camping! We did a little trouble with directions and Vivian was very prompt in her response. The views of the mountains are very nice and the place is very peaceful . A great host!

We enjoyed very much our time at Vivians ranch. Everything you need, bathroom, shower, fire pit, table and cooking grit! Also bundles of wood if needed, paid through zelle. Although there was confusion on arrival to our campsite, seeing that other campers had swooped in on our spot, Vivian and her husband were quick to accommodate us. Would def camp out here again, but would make sure I get the site I had requested to begin with. All around, good time, nice little walk around the ranch. My girlfriend and I loved seeing the farm animals and the wonderful dogs. Thanks for the stay! And I definitely recommend a weekend at their ranch

Rustic but Peaceful

This worked out for us mostly because we selected the remote 'on its own' site (Site 2 Riverside) - and therefore had lovely evening views of valley and moon and night sky, and quiet. The other sites are compacted together, but were also mostly empty. Might consider getting a second port-o-potty set up, as the one bathroom was a bit far away.

We enjoyed staying at Vivian Lee's because it was spacious, private, and we had everything we needed. The host was super helpful when I was needing assistance getting oriented when we first arrived. She had sent me an email a few days before with arrival instructions, but since I hadn't seen the email, and it wasn't on Hipcamp, I wasn't sure exactly where to go. In no time, she texted me a map with detailed instructions. We enjoyed a nice sunset walk up the dry river bed, looking at rocks. The site was just as described, on a ranch, private with beautiful mountain views and a safe and good place to pull up for the night. If you're sensitive to noise, and sleeping outside in a tent, you might want ear plugs as there are neighboring dogs who occasionally bark at night -- kind of what you'd expect for a rural setting.

We really enjoyed the campsite. There were a bunch of new trees that were very thoughtfully planted. Vivian and her Husband were very sweet and extra accommodating to our awkward dog. Definitely would stay again.

Campsites were close together, the land itself needs to be cleaned up some. A lot of old cars, rvs, and sheds full of junk laying around. Hiking trails were not easily accessible unless you drive to them and its still about a 20min drive to the beach. For the price, I wouldn't pay that again. But the spots were big enough for all 4 of our tents and the animals were nice. The river was dried up when we went.

We really enjoyed cooking bbq on the wood firepit facilities, electric hook up all good, and water supply available for connection, we had to visit another RV site to use their dump station at $20 charge for day ticket. Shower was good, but toilet was a portaloo cabin, hot and dusty when we stayed in July, river was dry, but good location to visit Ojai, and have a nice afternoon relaxing next to the reservoir / lake nearby (short drive, $20 charge for day entry. NO SWIMMING!), before heading on to Sequoia. Not really a campsite, more of an unused space on someones property. Back to basics, which is fine (sometimes).

When we pulled in it wasn’t clear where to drive to get to our assigned camp spot. A man approached us and didn’t feel very hospitable. We were almost worried we were in the wrong place and were trespassing. There are lots of old broken down cars, equipment, etc when you enter the property. He then said he was the husband- said we were too early but to “follow him” to our spot. The porta potty was VERY full and didn’t have toilet paper - a too close for comfort kind of full Huge spider web and spider in the corner. Our camp had a large tree which was nice - lots of other newly planted trees. This will be very nice once they mature. Fire pit was nicely done and was a nice touch. Lots of ants - had some flip flops on and had to put on shoes and socks - those little ants can bite! Picnic tables were covered with a plastic table cloth which was cute but ours was burned or had something black all over it which we couldn’t wipe off so we had to find a blanket to cover the table and cloth. Overall it was just ok. I can see what they are working towards -maybe just a little more time.

Camping in the Ojai hills

Had a nice stay at Vivian’s ranch property. Being surrounded by the hills and oak trees was very peaceful. The outdoor shower was an excellent feature. I enjoyed being able to have a camp fire at night as well! Thanks for the nice experience
