These well-manicured grounds have a park-like setting and offers a niche for relaxing, nooks for tents and RV's, and paths to meander. The picturesque maintained trails are lined by hardwoods, softwoods and wildflowers that will lead you down to a private rocky beach on the Genesee River perfect for campfires, swimming, and fishing. This property truly has the charm of a fairytale.
The property also offers a studio apartment for rent.  Allowing those who prefer the comfort of a small kitchenette,  clean bathroom and warmth of a cozy bed, while enjoying the beauty of nature.
The Prince-Phillips Millstone is truly a hidden gem located only 27 miles from Letchworth State Park, also know as the "Grand Canyon of the East".

Backwoods Manor

Once owned by a group of gentlemen who liked to come down to this rustic hunting camp and escape the hustle and bustle of the city....(and their wives..lol) Through the years they brought their families and friends. Eric purchased the property from his father and has since cleared the land and added several outbuildings. He put in two ponds, a suana, a stage, barn and many other amenities. He and Amy have since worked on building a new bathhouse to accommodate more guests. We welcome you to Backwoods Manor and hope you enjoy your stay!!Learn more about this land:Pitch your tent anywhere on our 45 acres!  In the secluded woods or closer to the comforts of the main cabin.  Wake up to deer in the field, or sit at the sunset view and relax under the stars.  The beautiful Genesee River is a short walk from the property where you may kayak or fish.  We are a few miles from the quaint village of Angelica which boasts several antique shops and restaurants.

 - this is an adventure just like that with dirt (mud puddles and all) driveway (approx. 1000 ft. long).

This is a private property of 10 acres of lightly wooded, sloping areas with a pond and a private residence of 2300 sq. ft. which have guest rooms available as a BnB - Book rooms on Booking.com or AirBnB. It is NOT a manicured estate but rather land with mowed rustic trails with a old pond with water critters, bullfrogs, fishes, water spiders, tiny snails. There is an occasional Blue Herring, Wood Ducks and Canadian Geese that stop by as well as other wildlife.

Site 4 - West side from house - convenient for families with small children.

Jara Farms

Jara Farms is located just south of Alfred, NY. The 80-acre rolling terrain is about 30 acres of woods and 50 acres of open fields and pastures. This is an active farm with many animals lounging in the pastures. For now we don't have cows.  Come and enjoy our beautiful farm with us. We might even put you to work.
