We offer many amenities at The Oasis cabins including a full-size bed with premium mattress and fresh linens, a selection of pillows for your ultimate comfort, futon with full-size mattress, in the waterfront canin, the overlook cabin features 2 twin over full bunks with additional 2 twin trundle beds, both cabins and tent sites feature picnic tables and fire pits, cabins offer propane grills with single side burners perfect for the percolator for morning coffee, hotdog/marshmallow roasting sticks, campfire cook accessories, large woven hammock at the waterfront cabin, solar lighting and access to our private blue deep-water pond! There's a john boat and pedal boat available to guests, 3 custom built saw mill lumber outhouses that we have serviced like a porta john and one additional porta john on site, more can be added to accommodate very large groups. Nightly rate includes firewood (which retails for, in most cases, $5-7 for enough wood to cram a 5 gallon bucket full or roughly an arm load) Booking the entire nature retreat, you'll have access to the entire property, 130acres, featuring some of natures most beautiful scenery and our blue oasis, a truly one of a kind. Rushing Creek Waterfall Site
Great location! The falls right by the camp site made for great sleeping soundscapes and was fun to see behind our campfire. Seeing the cows in the morning was also a fun surprise. Will happily recommend and return!

Property was beautiful, gorgeous place to stay. We stayed at big rock cabin 1 which was exactly what we needed. No frills, just a dry place to throw an air mattress down and sleep. My one complaint would be price. Total price after cleaning & HipCamp fees was around $125 which was steep for how small the cabin was with no amenities. If you’re looking to rough it in the woods with a small roof over your head, this is the place. If you have a tent, I’d recommend taking one of the tent spots to avoid unnecessary costs. Hosts were very pleasant to interact with!

Beautiful tent site that overlooked the pretty blue water. Wood was only $5 a bundle and Amber brought it right to us. And what a deal it was! Toilet was nice and tidy as well.

Beaver Dam site
My partner & I tent camped on Amber’s land at the site near the beaver dam! Amber was very kind & came to check on us. Our spot was very quiet & peaceful ~ plus the stars put on a beautiful show at night! We were briefly visited by a cow & enjoyed listening to the birds that flew by. Definitely a Hipcamp worth checking out ~ I would love to return & stay the night in one of the small lodging spots, the property had a lot to explore & much to offer.

Without being too remote, it feels like it. The way the site it situated it feels very private! There is a long gravel drive that feels like you may have missed the turn but it’s actually the way you get in. I was located on tent site 2 and to me tent 1 & 2 are the best! Lots of room to spread out. The grassy knoll is well kept and level the lake is right there. We were a group of 4 women and we met another female solo traveler on site. What I like most about it was it felt very safe and as a new camper that is extremely important to me. I think the host Amber said there are only 8 or 10 sites so no traffic to speak of. A very communal feeling. No WiFi on site but if you venture off site you can pick it up 5 min away. Amber rocks!! Very hospitable and friendly. Two great towns 30 minutes away Deep Creek Lake and Oakland with lots of shops, restaurants, thrift shops and antiques. I look forward to becoming a regular at this site. Oh and did I mention no bugs 🐜

My mom and I loved this cozy cabin site! Amber and her family are so kind and hospitable and we appreciated the clear directions upon arrival. We had everything we needed to fully enjoy the cabin and scenery. Will definitely be back!

Rushing Creek Waterfall Site
Second time staying here. Still had good foliage coverage at the end of September to have a private camp area, although the creek wasn’t as loud (natural white noise!) as it is in the summer. This time there was no firewood provided, but it was better to have dry wood we bought at convenience stores given rain the previous days before we arrived. Close enough to Blackwater Falls State Park and Smokehole Caverns for us as a convenient base for two nights.

The waterfall site was beautiful! Having a fire while listening to the stream was like having a piece of heaven on earth. The cows were so sweet and the property was so nice, and so quiet.

Our stay at Bear Run Farms was great! The natural blue water was a highlight. Patience was a must for viewing it at its full potential, considering the time of year and what seemed to be the suns position. Worth the wait. Cows roam free and we weren't surprised to see them near our site while we drank our morning coffee. Clean, tidy land, and Amber, the host, was pleasantly friendly. We didn't have any cell service but that may have been our carrier. Definitely recommend!

Loved that the site was further away from others and gave us some privacy. We really enjoyed the free roaming cows and the bathroom was very close by and clean! We had some trouble finding our site and once we did we noticed the sign had fallen down. Would recommend stabilizing it a bit more and maybe some more signs to navigate, but otherwise it was a relaxing and peaceful time. The land was great and would definitely stay again!

Really lovely spot. There’s a nice view of the water through the trees and sunset on the other side. The two camping spots are a good distance apart, but they are on flat clear land, so you can see and hear other campers. Everyone was really friendly. Even the cows walked by to say hello. I will definitely return.

We booked sites one and two. We really enjoyed our stay, the property is beautiful and Amber’s communication and check in instructions were fantastic. If I could offer one recommendation it would be to see if anything could be done to freshen up the outhouse for those sites. But even with that I’d still recommend this place to friends and I’m already wanting to plan another trip back.

This camp site was just what I needed. The host was quick to reply. The outhouse was very well maintained. There were othwr camp sites close by but it didnt feel like it. The water was so gorgeous and fun to swim in. I would 100% go back.

Absolutely stunning location! Not just beautiful, but so quiet and serene. The cabin was fantastic!! Perfect for getting away from everything without having to set up a tent. Having cows randomly walk into the camp area was an unexpected treat that won’t soon be forgotten 😍

This is such a beautiful gem of a spot. Secluded but for the cows. Watching the mist above the water at sunrise is really beautiful. The fall leaves are just starting to change too. The cabin is a perfect size and so cozy. Stocked with plenty of essentials and the bed was super comfy. Thank you warmly 😊🍁🐄

We loved camping on Ambers land. It is a beautiful piece of property, with opportunities to camp in the woods or open land. We stayed in the well built cabin 1. It was very comfortable and perfect size for 2 and dog. There was plenty of privacy and lots of opportunities to explore. We loved seeing the cows!

The lake feed by an underground spring is just amazing. Clear beautiful water. The cows on this farm have freedom to roam and are friendly. The cabin was clean and well maintained.

We absolutely LOVED our stay at Bear Run Farms! We stayed at the Wooded Camp Site #1 and we are already planning our next trip back. It’s very private, with lots of space to set up your campsite. We brought our pups with us and they were able to roam freely throughout the campsite, which they thoroughly enjoyed. Porta potty is just a short walk away, as well as the Blue Oasis itself. Campfire wood was provided for a small fee, owners are very friendly! Limited cell service if you have Verizon. The turn that takes you down to the property is a bit concerning, but as long as you follow the instructions given, there should be no issue as they’re very clear. Definitely recommend this spot, and as said earlier in my review, we are already planning our next visit!

Love this place! Amber is amazing and is very attentive to all campers. Been two times so far and plan to keep coming back. Also, they have wood readily available for purchase. Which is not only cheaper than anywhere we seen, it is extremely convenient to purchase a load and they bring it right to the site for ya. Just awesome!

Beaver Dam site
I stayed at the Beaver Dam site. It was quiet and all by itself next to a creek with multiple beaver dams, hence the name. The site was level and had a perfect area for my tent and gazebo. It has a fire ring and picnic table. If you enjoy dark skies this is a good site to choose. I got some nice shots of the Milkyway and even a couple with a satellite passing overhead. Amber was great and very pleasant to speak with. I would like to go back and spend more time than just a long weekend.
