Arapaho Valley Ranch is a gorgeous, family-owned guest ranch in Colorado’s beautiful Grand County. Our ranch is surrounded by the Arapaho National Forest and is nestled in one of the most beautiful wilderness areas in the Indian Peaks Wilderness. This area features hiking trails, waterfalls, and historic steam engines from the old town of Monarch. We have a private hiking trail that leads to our “kissing swing” overlooking the headwaters of the Colorado River Valley.

Irving Hale Group Site is one of our guest's favorite campsites. Situated at the far end of the ranch, right next to Little Indian Lake, it is the perfect spot for groups that want more privacy and seclusion.
This site has picnic tables, a fire pit, and plenty of room for up to 10 small tents or a few pop-ups. RVs are too big for this location. For RV camping, we recommend our RV campsites instead.
This campsite is a couple minutes' walk from the historic lodge, where you can shop for wood, ice, snacks, and camping gear at our country store and enjoy games and a drink at Colorado's smallest bar, The Red Dog Saloon!
Due to limited parking at Irving Hale, only 1 or 2 cars can be accommodated there. Additional cars will need to park in our overflow parking area, located a short distance away at the Historic Dance Hall.
We allow dogs to camp in personal tents, following some basic, respectful rules.

Staying in one of our Tipis is one of the most unique ways to experience the great outdoors! The Tipi is like a little hotel room but in a Tipi!
This Tipi has a Queen bed and two cots and fits a family with two adults and two younger children. The Queen bed is fully dressed with sheets, blankets, and pillows. The cots come with sleeping bags and pillows. We can provide extra bedding upon request.
The Tipi includes what we call a "Camp Kitchen." The camp kitchen is a wooden box with legs that fold out to display shelves containing items you can use to cook and eat. Please bring any extra items you need or want, including a camp stove, if you are uncomfortable cooking over the fire. There is a cast-iron pan, grilling utensils, gloves, plates/bowls/cups/utensils for 4, a cutting board, and a fork and knife. The Tipi also has a cooler for your food and drinks.
Firewood is available to purchase at our store, you can also bring your own pre-chopped and bundled firewood.

I drove out to Colorado all the way from Connecticut to go camping at Arapaho Valley Ranch. Everything about the experience was amazing. Very peaceful, beautiful views and a great staff. Will definitely be camping there again in the future.

We booked through HipCamp last minute and I am glad they were still able to accommodate us. The drive to the ranch was just beautiful! You’ll pass by a couple of ski resorts and beautiful small towns that are worthy of visiting!
The ranch it self was surrounded by water, we booked Camp 24 and it was just perfect for me and my boyfriend and his Sprinter Van. It was also in front of the lake/river so that was a great plus!
We didn’t book any rooms so my 5 star rating is for the toilet that was well maintained and cleaned.
We arrived after 5pm so there was no one to check us in but we really appreciate the welcome map addressed to me that led us to our campsite. Another 5 star.
And lastly, the ranch is just perfect for first timers like us as it was very accessible. There’s a small town 25mins away that has a City Market and pretty much everything you’ll need. We bought 2 bags of wood but that was definitely not enough. Luckily there were a lot of old woods on the ground that we were able to use.
We also tried to fish but no luck on that. Overall, the experience was amazing and I can’t wait to go back with our friends there.

Very cool spot. The drive in was beautiful. We went the first weekend of November and basically had the place to ourselves. The lodge with the pool table was a major plus as well. Would defiantly come back.

Awesome place at the end of a fairly rough dirt road. Original lodge with pool table. Dark sky, lots of stars. Definitely going back. Probably stay in in one of the tent “cabins” facing the pond with showers!

Tent site 31 was a great spot. You have a view/access to the river. The whole campground was quiet. We went during the "leaf peeping" weekend so we paid a lot more per night. I wouldn't pay as much if we decide to camp there again. Overall, it was a great experience! Host was very helpful and friendly!

Well kept grounds. I'm pretty sure we were one of only a few staying on the property. Definitely the only ones staying in our campsite area. Keep in mind the bathhouses are only for those paying for the glamping or cabins.

This camp is in the most exquisite setting. But the RV spots are fugly. We still had views but the sites were boxed in with privacy fencing and all standing in one large driveway like a parking lot. They really dropped the ball on the feel. The tent and glamping sites look superb but I’d skip for RV. I would instead go across the street to the state park. The RV spots are phenomenal.

We had an absolutely wonderful stay at Arapahoe Valley. The facilities were top-notch—having a well-stocked shop on-site and clean, heated bathrooms made everything so convenient. The landscape is truly unmatched, and arriving to find coolers, camp grills/stoves, bedding, and other essentials already set up was a huge plus. The other guests were friendly and welcoming, which added to the great atmosphere.
Our four-year-old was in heaven—he fell in love with the outdoors here. It was such a special experience for our whole family, and hopefullly we'll get to come back some day... we live in Georgia!

Beautiful glamping tent. Large and a ton of space. There’s a small solar panel charging unit available and an overhead light. Spacious covered porch area for cooking in any weather. Really enjoyed our stay. Glamping tents were close together so noisy at times but not too distracting. More of a communal environment.

We had a blast at AVR! The check-in was fast and the staff was friendly. The grounds are very well maintained. We loved the extra activities they had on site. We will defiantly be back next summer :-)

We drove for NINE MILES down a freshly graveled road. There were times we couldn’t go over 8mph.
The tent sites all share one “bathhouse” which is a single vault toilet with no sink.

It's beautiful and the chipmunks were everywhere. Plenty to entertain us as well. The campgrounds are pretty close together for tent camping, but the people next to us were super friendly.
It was a great time. Would definitely stay again.

Staying at the Arapaho Valley tent sites was a good experience. The lodge was cool and made our time there better with the nice bathrooms and other amenities (ping pong table, pool table, etc). The dirt road is a little annoying to go down but as long as you're not going in and out of the campgrounds constantly it's totally fine.

The ranch itself has a really cool setup and a unique atmosphere — the tipi experience seemed like such a fun and memorable idea. Unfortunately, our stay was seriously impacted by black mold inside Tipi 3. It was visibly present and created a health risk, especially for anyone with respiratory or immune issues. It’s likely not isolated to just one tipi.
We had to leave early due to the mold, and while we were refunded for the second night, we weren’t offered a refund for the first — which felt unfair given that the issue was serious enough to cut our trip short. The situation really threw off our plans and left us disappointed.
If you’re considering staying here, be cautious — especially if you have any health sensitivities. I hope the owners address the mold problem immediately, because the location and concept are truly special, but cleanliness and guest safety have to come first.

The ranch is easy enough to find, they also have different sizes of cabins for rent. I’m not sure the pricing. We chose site 21 for the most shade, but we’re very disappointed. The tent sites are very, very close to each other. We could hear people talking in their tent while we were in our tent. We rented for two nights, but only stayed for one. We never saw or heard from anyone checking on reservation, etc.
