Once upon a time this property consisted of an 18 acre apple orchard and a 10 acre Maple Sugar bush with evidence of it scattered about the property. I have owned the property for over 16 years now, and moved here from Toronto about 4 years ago, living in nature has become my life. The property is full of Wild life and history. The 18 acre orchard was turned into a white pine forest about 40 years ago and has recently been thinned out to promote healthy growth. Bee hives have recently become part of the life that exists here. The area is surrounded by a Mennonite community and the Amish are also within a 15 minute drive from here. On the map you will see that this property is a part of the original Queen's bush. The highest point in the township with amazing views all around. This beautiful spot was re-forested with pine a number of years ago, and was sectioned off from the surrounding farmland, which is now maintained by the mennonite community.
It is 8 1/2 acres of wetland and forest, with a mown perimeter, and cool places to tuck into the forest for the night.
The current owner was a special educator, and now is slowly turning the land into her homestead.
There is a beautiful, spa quality outdoor shower next to a tidy and 'fancier than most' outhouse, a strawberry patch as well as wild alpine strawberries all over the property, a big dog and a small indoor cat keep her company.

-Bunkie in the Forest: A sweet 8x8 ft. space with new bunk and mattresses as of April 2023
-Strawberry Fields bunkie: an 10x12 space with a loft with a queen memory foam mattress and a main floor with a full futon and a small table

Ivan’s land is immediately comforting and relaxing. The open spaces are soothing to the eye and spirit, and he knows how to let people enjoy it without imposing and also when to check in. As I left, I already missed the place, and started planning my next trip back.

This property was exactly what we were looking for! The area was beautiful and the sites they have to stay at are great spots to camp. The river that runs through the property was amazing. Will definitely be staying here again and would recommend this spot to anyone.

Wow, now we understand why the reviews are flawless… because this site truly is perfect. We stayed at the Dam Spot for two nights and loved every single minute. The site was private, beautifully maintained with neatly mowed grounds, spotless, and just steps from the river.
There’s something magical about waking up, opening the door of your camper, and being greeted with that stunning view right outside. It’s the kind of experience that instantly relaxes you and makes you never want to leave.
Angela and her husband were so warm and welcoming when they stopped by with their pups, and our dog loved the visit too! We absolutely look forward to returning as soon as we can, it’s a little piece of paradise.

I loved camping with my Grand Caravan on Ivan‘s land at The Hive site. It was easy to access yet very peaceful. A great sunrise and sunset full of nature sounds. It’s a sunny site but perfect for going off to one of the Georgian Bay beaches during the hottest times of day. When I arrived Ivan also said I could camp further back in the fields if I wished. Ivan was friendly and helpful and there were wonderful fresh berries for sale. Everything was as described or as shown in the pictures.

We had a lovely weekend at the Dam site at Angela and Luke’s farm with our travel trailer and pup.
Very beautiful spot and lots of sun for our solar panels, crisp clean river to cool off in and lots of entertainment from the tubers going down the river. It was a long weekend so extra busy. Fire pit and great wood for purchase. We hiked in Allan Park conservation area and stopped in at a great micro brewery close by for a drink and bite. A picnic table would make this spot absolute perfection.

and Nora and Lake the doggos for welcoming us, we will be back : )

We stayed at the dam site and wow, it didn't disappoint. It was our first time staying at Beaver Ranch and we would come back in a heartbeat. Angela came down to greet us when we arrived which was lovely. It was such a beautiful spot to just enjoy nature and relax. It was so hot during our stay being by the water was a huge bonus. It was fun watching the tubers coming down the river. Our 10 month old water loving lab had an amazing time swimming in the water while we relaxed in our chairs. We would definitely recommend and return to this beautiful spot.

Love camping in my tent over the weekend on Ivan’s property. He let me freely choose the site as long as I kept off the plowed areas which worked out really great for me.
Neighborhood is nice and quiet. The lake and city is not too far away with hardware stores and restaurants. Will definitely come back in the near future

It was such a pleasure to be back at the “Dam Spot”. It’s been 3 years since our last visit and was just as amazing as the first visit. Angela and Luke made us feel like family,,, in a good way!!! Lol. My sister and brother-in-law joined us there with their camper and fell in love with the “Spot” too. We had some very hot weather, so it was nice to jump in the river and cool off, and Bailey our faithful companion spent a lot of time in it as well, cooling herself off. Setting the lawn chairs in the river was also very relaxing. This spot is quiet, relaxing, beautiful and the river beside you, can’t be beat!!!! Thanks again Angela and Luke!!! We’ll be back!!!

It was a beautiful place to stay. We saw fireflies and the stars looked close enough to touch. Ivan was kind and welcomed us to join a campfire with his friends and family. We had everything we needed. I would definitely stay here again. Thanks Ivan!
