**Immediate availability for long term RV tenant.** Monthly discount available. Property is a 5-acre gated horse farm surrounded by wooded military property on 3 sides. Conveniently located 10 mins from Tacoma, 20 mins from Olympia. Just 5 mins to Starbucks/coffee and grocery stores but far enough away from the city so it feels more secluded. American Lake and Spanaway Lake (and their parks with playgrounds) for swimming and paddle boarding are both just 5 mins away! The owner lives on site, as well as several horses, chickens, and a dog. Large stone fire pit with chairs near house is available for camper use. Paddle board rental and bicycles for use on property or trails! Set-up your tent anywhere within the horse paddocks - there are no specific sites, although there is a small fire pit and rustic bench seating at far back corner of property. Tents can be outside of horse areas as well, if preferred. RV dry camping anywhere within or outside horse areas. For RVs needing dedicated electrical/water hookup, there are specific sites closer to the house. ***If you are travelling with more than one vehicle, please purchase an car extra parking spot.*** Only four 30amp RV spots are available and are most easily accessible for RVs under 30'. Standard 110volt outlets can also be available for RV use. Woodbrook Hunt Club, the oldest fox hunting club west of the Mississippi, is a neighbor so lots of horseback riding goes on in the neighborhood. (Dragged scent only, no live foxes are harmed.) Private horseback riding lessons or guided trail rides available by reservation only, subject to weather and owner availability. Use of military trails adjacent to property for hiking and bike riding subject to open land usage and permitting by military base. Happy HipCamping! 😊

Tent camping, paddock + pines

Tent site · Sleeps 2
If you want to be close to horses and have convenient access to I5, camping under the madrona or pine trees in the back of my private gated farm could be for you! Area is fenced off for camping so you won't be in with horses, but adjacent to one if wanted. There are areas available that are not close to horses. No specific tent sites, just setup anywhere on the back 3 acres. Please park in main parking area behind house and walk back to far southeast end of property. Some driving back there is OK on case-by-case basis if I'm home to open gates and make sure horses don't escape. Primitive fire pit in the back, but can use picnic table and large fire pit near the house. Porta-potty on site near the barn, great well water to drink, cell service for most carriers. You can see my house and the neighbors from the back pasture so you won't feel like you're completely in the middle of nowhere. Great for first-time camping with kids close to the city as it's safe and easy access, or an easy stop off I5.

Parking without dedicated 30amp

Vehicle site · Sleeps 4 · Vehicles under 35 ft
Dry RV parking in pastures or close to house on level grass or gravel with access to 110 volt electricity with your own extension cord and water. Please see other sites for 30amp electrical availability. Max 35’ RV preferred to allow maneuvering space. Property is a 5-acre horse ranch surrounded by military trails.  Just 2 miles from beautiful American Lake, I5 freeway, Spanaway golf, etc. 15-25 mins from downtown Tacoma and Olympia.  Conveniently located - (5 mins to Starbucks and grocery store) but far enough away from the city.  **Guests are considered those over 18 so 2-adult limit per reservation please.  Also, please limit children camping to your own children for liability and safety around horses... (Don't bring the entire classroom with just two adults to supervise!)** Horses available for guided trail rides at $80hr/person. Please book riding directly through me as I can’t guarantee availability if booked on website. Horses are usually booked a few weeks to a month out. Unfortunately, I am not always available to accommodate last minute trail rides, but feel free to inquire! Children inexperienced with riding will be required to have a horse riding lesson in the pasture instead of out on the trail for safety purposes. 200lb weight limit. I can only accommodate 2 riders at a time for safety but additional people are welcome to come on foot or bikes.    WiFi is available close to the house (working on exterior extenders) but not far out in horse pastures. Happy HipCamping! 😊

Site 1: Back in, front yard, <30'

Vehicle site · Sleeps 4 · Vehicles under 25 ft
Site 1 is closest to the road as it's adjacent/in front of my garage, but it's the most private away from any potential foot traffic to the horse pastures/barn, other campers, etc. Grassy and gravel parking area with view of pasture off to east/passenger side, and my front yard (which I don't use) off to other side. Area in front of pink/purple rhodys to left of garage in picture. Can be challenging to back into for longer trailers so preferably under 25' only.
