Beauty is in the back of the old house and will be unoccupied during your stay on the 2.2 acre private property. Pet friendly with a runner as you are all there to get away and enjoy all the fresh air. There is hiking, beaching, boating, swimming, kayaking and golfing galore close by. Or shop, dine and visit beautiful coastal destination beaches and islands via ferries (Block and Long Island) of Southern MA, RI, CT & NY. Watch Hill is only 12 miles away and check out Newport, Jamestown, Mystic, Foxwoods, North Stonington, wineries, breweries, farms, just too many things to describe. Or keep it more simple with local farms, ponds and chillax. Perfect central and convenient stop en route to your final destination. Property is on a main road parallel to Route 95. You are not in complete wilderness away from civilization. Please bring supplemental firewood for the Epic Firepit.RV hook up and outside shower with an epic fire pit on a simple, natural and private 2.2 acre location. Beautiful natural landscape with tall trees and stones for complete privacy behind the old house. Gatherings up to 6 people and dogs are absolutely welcomed. You will love the 2 dog runners but please clean up after your pets so I may continue this option. Porta potty available for tent campers or another option for Rvers. Help yourself to the pristine water source to fill your tanks, drink and an outside shower! 🚿You will have the entire property to yourself while the modest house will not be occupied during your stay. Listing is for RVs. Tent campers read property description. Only park on the side of the house or in the backyard. You may use the enclosed porch of the unoccupied house. 30 amp hookup, 110 and outside shower & hot and cold spigots available except for the winter months.

Vehicles under 45 feet allowed

You can park anywhere on the property. The 30 amp outlet is on the right side of the house where it is open and level. There is a regular outlet on the electric service pole on the opposite side of the house but you’ll need a very long extension cord. There is an unmanicured circular path in the backyard. Please evaluate before parking/setting up at your own risk. Please do not park your RV in the front, only the side or in the backyard,

The parking spot to the right of the house is level. If you choose to park in the backyard (only if dry conditions as not to tear up the yard) be aware there is a pitch which can be tricking when hitching and unhitching. There is a un manicured circular path in the backyard. Use at your own risk.

On-property hookup. In season, the outside spigots (hot and cold) is under the outside shower in the back. Please conserve and don’t forget to shut off when not in use. Outside shower screen is in the porch. Conserve and use natural products. Please do not leave food remnants in the area. Normally water is not available during the winter months.

Firepit, private. For safety, please keep the coiled water hose near the fire. You may pick up a REASONABLE amount of loose wood. Do not use piled or chainsawed as some have nails in them. There are local farms and grocery stores to buy wood.

Toilet available

Portable toilet. Portapotty available. Please use properly so I may continue to offer this amenity. Please do not put anything in there except for body waster and toilet paper. This amenity costs money to maintain.

Pets allowed

Off leash, on leash. Wire runner for pets but are free to roam around under your responsibility. Please pick up after your pets. I’m lucky there has only been one incident of someone stepping 💩. I hope it’s the last 😆 👍🏼

Potable water available

Spigot, hose. I’m very fortunate to have high quality water. Seasonal March/April to October/November.

Showers available

Hot water , cold water only. In season, enjoy the outside shower in the back. There is also a cold and hot water spicket below the shower for your use. Please conserve and turn off when not in use. The hose with the spray if there for your use and to keep by any active fires. Please use natural products. You have complete privacy but I’ll text you the location of the screen in case you want it. Please use natural products and do not leave food remnants.

Picnic table present

Feel free to use/move the table in the enclosed screened porch at your own risk. 8 plastic Adirondack chairs plus and small compact side table.

Camping oasis!

This was such a special spot. It is behind a house on a busier street but set back enough that it didn't bother us. It felt like a private little oasis which is exactly what we look for when using Hipcamp. And the outdoor shower was clean and AMAZING after a day hiking around. There was a great set up with a dog run to clip pup to while you're setting up, a table and chairs, and fire pit. 20 minutes to watch hill (head there for sunset!). Great location.

Camping at KSJoy’s property was overall great. We brought our 28ft Airstream and a large truck and was able to back in fine. The property is private with trees surrounding. The non used trailer in the front of the property gives privacy from the road. The large rock fire pit is a big hit for sitting around or even cooking over. It is also convenient to hiking and exploring. Our dog, Tony, also loved being able to use the runner and relax outside.

Felt private, Secure & Safe

Absolutely beautiful & spacious yard. I decided to go a little past the main yard beyond the historic looking stone walls and into the forested area for a hammock camp. It truly felt like a secluded spot out in the wild woods. I saw a deer and heard the cries of distant coyotes calling to each other. I loved every moment and will definitely be booking again in the future for a tent campout or a car camp… or both 😃

Perfect stop for Mystic and Groton

This spot was great for our adventures! My husband had a work conference at New London and my son and I came along for the adventure. This site was under 30 mins from the base and train station making it a great central location. We were able to visit mystic Connecticut (less than 20 mins) Newport RI (1 hour) and Boston (1.5 hours driving and commuter train/ almost 2 hours the day we were dropped off at Amtrak in new London). Hosts were amazing, 30 amp was reliable. Spot had minimal road noise. The coyotes may serenade you at evening, this is just the joy of Connecticut and proves just how private this spot can be. Highly recommend.

Large space quick drive to beach

Lovely space ! Lots of area to spread out. Hosts were kind enough to set up a canopy tent for us with impending rain. Location was perfect for our intention of camping but being close to the beach, right off the highway. Although the street is close, the area is quiet and you’re nestled in the forest. Very cool fire pit in the rock. Would recommend and come again.

Overall my boyfriend, dog and I had a great one night stay, a little staycation for us- but made it fun! We are used to primitive camping typically up north in dense forest so to be honest we are more used to dry, peaceful, secluded sites (from civilization) so I may be bias. It was great everything KS Joy had available for your stay, from water, electric, the fire pit, the screen house tent to sit in, runner for dog, and privacy of having the entire yard to yourself without worrying about any other campers. however we did not feel too comfortable having our dog free the whole time or tying him to the runner provided, mostly because tho this Hipcamp is set a bit back from the house into the yard, we felt it was closer to the road than anticipated and we could hear cars going by on the main road and you can hear load highway traffic from 95 (especially in a tent which was mentioned in the listing). Also we have a German Shepard and we didn’t think the runner could hold our big doggo and we didn’t want to break it. Overall, I would definitely recommend this Hipcamp to people who want to camp without other campers and have privacy but should note that this is basically someone’s vacant house that they rent out the backyard for a campsite so you are basically camping in someone backyard (even tho no one else on property).from the listing, I anticipated that the campsite would be significantly set back far into the woods from the house but the house is very much still pretty close

This is a great part of RI and our first time there. The site is a little off the beaten path, but really only a short drive to some very nice villages. It’s off a main road, but it is so quiet and peaceful and you can’t see or hear any neighbors. The hot outdoor shower was a treat, as was the screened in gazebo (although the bugs weren’t bad at all). We enjoyed a great fire in the “fire pit” created by a wide crevice in the stone. KSJOY was a great host and very informative on our visit.

Great spot. Easy to accesses and plany of space for our 23’ RV. Our puppies enjoyed free roaming around. The natural rock formation fire pit is awesome. We stayed over for 3 nights and enjoyed it very much!!!

Perfect Hipcamp stay! Recommend!

What a wonderful stay at KSJoy’s property. We were looking for a private little escape nearby in RI and found it in Hopkinton. Despite being minutes off I-95 and close to a main road, parking on the back of the property felt like a private oasis. And there was everything we need for our RV…30amp hookup, water connection and an amazing fire pit. There’s plenty of space to run around in the backyard and the dog lead and screened porch came in handy. We also found a great hiking trail about 5 mins up the road. All in all we had a super relaxing stay. KSJoy’s communication and information was stellar. We can’t wait to come back!

Hidden Gem

KSJoy is a very gracious host! Its a perfect little site close to many amenities and attractions. Grocery store is literally 5 minutes up the road, mystic sea port along with beaches another 5 minutes after that. The site is extremely easy to navigate and we got our 35’ 5th wheel backed in with out even blinking a eye. We are usually boondocking so have the provided 30amp electrical and water was a awesome bonus. There was everything provided from little yard lights, to tools to tend the fire in unique but awesome fire pit and even chairs which saved me having to pull all ours out. Dont let the idea of staying behind a house fool you and think you wont have privacy, we had nothing but seclusion and peace during our stay. I highly suggest staying at this hipcamp , definitely a gem and look forward to staying again later this year!

Had a great stay here and host was very inviting. The property is next to the main road but still mostly private, especially compared to a campsite where you are usually packed like sardines. Has a pretty cool fire pit which looks like it’s carved in a massive rock. Misquamicut only 15 min away.

It was our first time RV camping and we had very good experience at this site. It's a very quite and private place. The backyard is big enough for a 25' Class C to manoeuvre. There is even an outdoor hot water shower available. The kids loved the firepit as well. Owner of the site was very responsive to messages and also gave us many helpful tips. Thanks!

Amazing fire pit!! Nice flat area to park the camper. Having water, electric, trash and recycling was a huge perk! (Even being self contained it was a treat to hook up to water). Our dog relaxed almost immediately due to the peaceful, private back yard.

Great Hipcamp site!!

This spot is amazing! The site is set up with everything we needed and more. She has a great backyard surrounded by woods, a great campfire pit complete with wood and campfire tools and outdoor shower . We enjoyed hiking on trails nearby and were close to the Rhythm and Roots festival site. The road is quiet at night. KS Joy is a superb communicator! We will be back.

Abandonned house

Very pricy for a place that looked abandonned with stuff laying around and not very neat. At that price, a table to eat outside would have been nice. The inside patio with a table which we have access is very dusty and abandonned. Very private and the backyard is nice, though. Access to nice beaches in 20 minutes.
