This Hipcamp site, only 7 minutes from the beach in Ocean City New Jersey and a short drive from Sea Isle and Wildwood, offers a large glamping style tent with a queen mattress (bring your own sleeping bag) with plenty of room for parking and additional tents. You can also rent our air conditioned camper. Be sure to contact us on Airbnb to reserve camper. For both the Hipcamp tent site and the Airbnb camper there's an inside private-entrance bathroom at the main house, a community ping pong table, an outside shower, a jacuzzi and access to a washer/dryer. If you're interested in the camper, please let us know your dates because Airbnb keeps it busy, or ask us for the URL. Besides the beaches (ask us about Strathmere, which has far fewer people and no parking fees) you've got a nearby park with tennis and pickleball courts, state parks in Estelle Manor and Woodbine less than a half-hour away, and the Cameron Wildlife Refuge, a little over a mile away.

This private site — less than 10 minutes from the beaches in Ocean City, NJ — offers a large air-conditioned glamping-style tent with a queen inflatable mattress, microwave, coffee maker, firepit, skylights, large windows with bug screens and access to a jacuzzi and an inside, private-entrance bathroom. There's enough room for another tent or two, depending on size. The site is quiet and surrounded by woods. There is also room for a car or sprinter-type camper van. There is no power here but you can charge your devices in the nearby barn. The jacuzzi and outside shower are located at the main house on the other side of the barn about 100 yards from the site. The private-entrance "real" bathroom, with flush toilet, shower and washer/dryer, are also located inside the main house. The bathroom and Jacuzzi, which are available 24/7, may also be used by guests staying at our second site, which is a tiny camper, the "Ramblin' Rose," tucked some 300 yards away by itself in the woods. We offer significant discounts for “packs” of 5 and 10 nights to use at your discretion. Ping for those prices.

This site is a grassy area that is quiet and surrounded by woods. There is plenty of room for a car or sprinter-type camper van. There is no power here but you can charge your devices in the barn. The jacuzzi and outside shower are located at the main house on the other side of the barn about 150 yards from the site. The private-entrance "real" bathroom, with flush toilet, shower and washer/dryer, is located inside the main house.

A beach area gem

Patrick and his wife are awesome!! They are so kind, courteous, respectful and helpful. We had a fantastic stay and they were gracious enough not to kick us out right at checkout and let us go hang at the beach and come back for a shower before leaving. They were generous with their land and hot tub and anything that we needed. And their animals and pets were super cute. The campsite itself was perfect for what we needed and quiet and cozy. We would go back anytime and hope to do so in the future!

Patrick’s site was perfect! It’s tucked away in a safe and inviting neighborhood yet once into the site I really felt secluded and surrounded by nature. It was a huge perk to have a nice bathroom, shower and new hot tub! Patrick is very chill and accommodating… really cool guy. Definitely a great stay!

We had a great time, however it wasn’t a private experience as the owners and a few others are on the property. It didn’t feel much like a campsite. Patrick is very kind and accommodating.
