The positives include a nice friendly place to camp, close to Julian, and easy access to forest areas. There are a couple short hiking or mediation trails (and a labyrinth) on the property. You get to use the bathroom, shower, and communal kitchen in a nearby cabin when you are tent camping. Everything is clean, comfortable and friendly.
For some campers, the only downsides I can think of are a german shepherd at the property line occasionally has fits of barking. Also, you are very close to Hwy 78 which kind of wraps around the property. So expect some traffic noise.
I would think of this location as a jumping off point for doing other activities in the area. Though there is a small play area for kids, places to lay out your yoga mat, and you can do a botany walk trying to identify about 50 plant species (and maybe run across a wild turkey like I did), you'll probably run out of things to do at your campsite. But there is so much more to do in the area.
