Running Water Creek

Running Water Creek is a unique, fully off grid campground just 20 minutes to downtown Chattanooga.  We have 80+ campsites spread out over 120 acres.  Most of the roads are accessible in any small car, but some roads require 4x4 (they're marked with a sign).  We have a bath house with toilets, showers, and sinks and even offer hot water!  Our well and cabins are all solar powered as we are not on the electric grid.

Some info about the property:
-we DO NOT have water or power hookups
-we have gravel roads with a 5 MPH speed limit on the property (if you drive too fast the roads will seem rough)
-we are right next to a highway and train tracks so there will be some noise (some days are better than others and we have no way of predicting how many trains will/will not go by)
-none of our campsites have picnic tables (please plan accordingly)
-most campsites have fire rings built, but if you choose a site without one you need to build your own

Glamping at Deer Camp Cabin

We build from the heart with blue prints and Deer Camp was a thought that started on the back of a receipt and grew into a 12x12 cozy cabin. We have 13 acres and we share with that Deer Camp. Only enough land has been cleared for structures so it's all wooded and every structure was built by us and is unique and one of a kind. 

Outdoor movie theater available for use March through December. Complete with hammock chairs, cozy blankets, propane fire ring, and all the movies you love on the big screen.

On the deck of the cabin you'll find a kitchen with everything you could need to fix a meal.

The bathroom is amazing and has a wonderful view of the woods.

New Norm Farm Campgrounds

Hi there, I am Kyle Varnell along with my beautiful wife Kassy and our six children, Elijah, Nehemiah, Abigail, Noah, Maryam, and Lydia. We began our farming venture because we want to raise healthy food for our family.  It started with meat chickens and has moved us to more and more of the farming lifestyle.  Our livestock now includes poultry, cattle, and pork. The farm is helping us to become more self-sufficient while improving the land and the quality of food available to our family, friends, and neighbors.

The Land at FlatTop Mountain

Off the grid, out of the way, rustic 10 acres where you can pitch a tent, take a hike and enjoy a campfire.  Mostly wooded with nearby sites to explore, a few swings for fun (swings have recently been removed due to trees falling) and a fantastically cold SEASONAL mountain creek for cooling off.  

Always improving our place, we recently removed the 'cabins', which were unsuitable for use. 

The property is part of a community, which you may notice on the way to the campsite.  Site 1 (The Swings) will be first left after you turn into the driveway.  It is a U shaped drive, at the bottom of the U, park and walk 15 feet to site.  Site 2  (Main Container) is at the end of main driveway, next to container.  Drive to end of driveway, park and walk 10 feet to camp.  Both are equidistant to the outhouse.  Please look through all of the listing information.  The road into The Land is gravel and some bedrock; high ground clearance vehicles are best but all vehicles can make the journey.  Very tough to navigate in the dark.  GPS will NOT get you there.  Please know your poison ivy, ticks and copperheads; they all exist at The Land.  Just drive slowly and navigate as needed.  Join us on Instagram at thelandatflattop

We bought The Land from a couple who had previously been homesteading for several years. The buildings (*all buildings have recently been removed) on the land were built with lumber cut from the property. Previous owners farmed rabbits and had a system in place for water. The SEASONAL creek at the bottom of the slope is wonderful and there is a spot for two adults to sit down into the crisp water and plenty of room for lots of feet. If you follow the path in the middle of the property, a 30 minute walk (therefore not on our property) will take you to a beautiful swimming hole. It's cold! There is no power or running water at the property so it's an ideal place to get away from daily life and truly relax. We hope you will enjoy it as much as our family does!

Please read everything on this listing.  Please note that even though some pictures show buildings, there are no longer cabins/shelter on The Land.  We are unable to remove pictures Hipcampers post.  It is raw 10 acres so, yes there are ticks.  Cover up and spray as you see fit, just be aware.  Also, since it is 10 acres of trees, there is plenty of firewood.  We don't leave any bundles, just find down limbs and presto, firewood.

Forest at Sand Mountain



22 acres of Private, Magickal,  spanning the bottom valley all the way to the top of Sand Mountain. The mountain has several natural terraces and flat areas suitable for campers to choose from including a nice spot overlooking a rock garden. As you ascend Sand Mountain, the vegetation thins revealing spectacular views of Lookout Mountain especially in the fall & winter months after the leaves have fallen. At the very top of the property are 30+ ft high cliffs with a cave. It has a colorful collection of lichen growing in it and we have named it our 'Mandala cave'. The cave is great for meditation. Rejuvenating guided hikes to the cliffs & caves are available upon request. This is raw land & raw forest. If you enjoy bush craft, there is plenty of material for you to build a lean-to, tipi, or structure of choice. Trees range from poplar to multiple species of oak. Natural wildlife include deer, wild turkeys, scorpions, and ticks. You're welcome to bring fluffy as we've never seen any predators, but there is a slight chance there could be some around. A lost animal on the mountain could be near impossible to find. We have 2 male cats. Unfortunately, the Earth does what she wants and weather forecasts can't be relied upon. We've had sunny days that have been forecasted to rain and un-predicted downpours. It can be raining at the top or the bottom of the mountain but not at the campsites in the middle.
