Nestled just a 3-minute walk from the iconic Butchart Gardens and a short hike from scenic Tod Inlet, our peaceful 1.5-acre property offers the perfect blend of natural beauty and convenience. Half the land is beautifully forested with majestic fir and cedar trees, while the rest features thriving vegetable gardens, fruit orchards, and our friendly ducks. We’ve long hosted adventurous bikepackers on their journeys and now warmly welcome hikers, bicycle tourists, motorcycle travelers, and car campers alike. Our tenting-only campsites are tucked privately into the forest, with each site comfortably accommodating up to four people. Fresh, high-quality drinking water is provided in jugs directly at your site, and electrical outlets are available for charging phones and e-bikes. A short stroll away you’ll find a convenient dishwashing and meal-prep station with a sink, plus a relaxing day hammock among the trees. Modern comforts include an on-site flush toilet and a hot rainwater shower. Nearby Attractions & Access: - Butchart Gardens: 3-minute walk - Butterfly Gardens: 4-minute drive - Greater Victoria: 20–25 minutes - Swartz Bay Ferry Terminal (Vancouver & Gulf Islands): ~20 minutes - Mill Bay Ferry Terminal (northbound connections): ~5 minutes - Coho Ferry to Port Angeles: 20–25 minutes The charming village of Brentwood Bay is just a 5-minute drive away, offering a grocery store, pharmacies, restaurants, cafés, a pub, and all the daily conveniences you might need.

Our Cottontail site features a spacious 12' x 20' (4m x 6m) tent pad, perfect for one or more tents. A table and chairs are provided, with comfortable space for up to 3 adults or 2 adults plus 2 children. The site enjoys plenty of warm morning sunshine and transitions to pleasant shade in the evening hours. You can park bicycles right at the site. For motorcycles or cars, we offer covered parking on the property—just a one-minute walk away. Hammock tents are welcome, and there's also a relaxing hammock nearby so you can enjoy the surrounding forest. A water tap is located right at your site for washing up, and we provide good-quality drinking water in jugs (with free refills available at the kitchen area). The dishwashing sink, toilet, and outdoor shower are a short walk away. The outdoor shower is coin-operated — simply insert a $1 loonie for 3 minutes of hot water. Power outlets are available for charging phones, bikes, or electric vehicles. In spring and early summer, fresh duck eggs are often available. They’re about 1.5 times larger than chicken eggs and have a rich, creamy yolk. Why the name “Cottontail”? The property is home to many Eastern Cottontail rabbits (Sylvilagus floridanus). You’re likely to spot these small, speedy rabbits during your stay — they’re most active in the early morning and evening hours.

Licorice Fern

**Note: This site is under construction and will be available for booking starting in April 2026** Our Licorice Fern site features a pad area of about 10'x8' (3mx2.5m) for your tent(s) and is suitable for up to 4 people. A picnic table is provided next to the tent pad area on a lower terrace. This site is nicely shaded throughout the day with the surrounding douglas fir and cedar trees. There is room to park bicycles at the site or if you have a vehicle (motorcycles or car), there is a parking spot at the bottom of the property with a minute walk to the site. Hammock tents are welcome too. There is also a hammock nearby to enjoy the forest during your stay. There is a water tap near your site for washing and good quality drinking water is provided in jugs and refills are available at the kitchen area. The dishwashing sink, toilet, and shower are a short walk away. The outdoor shower is coin operated with a $1 loonie giving you 3 minutes of hot water. Power is available for charging phones, bikes, or EV's. In spring and early summer we also have duck eggs available. They are about 1.5x the size of chicken eggs with a more creamy yoke. Why the name "Licorice Fern"? The licorice fern (Polypodium glycyrrhiza) grows from Alaska to California in rainforest areas and can be found on the ground, rockes, and on trees, with a preference for mossy maple tress. The root can be eaten and has a licorice-like taste. The fern is not used for commercial licorice extraction. Licorice fern is chewed for flavour by numerous indigenous groups.
