We offer various camping accommodations, as well as a teepee. See our different listings for info on each. A few choice examples of local activities to do on or very near to our campsite include: Bird watching, hiking, river rafting or tubing, kayaking, fishing, swimming, horseback riding, stargazing, and even rockhounding. This area conforms to the Arizona Dark Sky initiative, and while we are not dark-sky certified, we've had several guests compliment us on our location. When it comes to rockhounding, or amateur geology, this is a fantastic area for exploration and study.  The cliff walls of the Verde River offer clear and distinct sedimentary layers, and the frequent flooding of the massive sandy riverbed reveals countless undiscovered treasures.We gladly welcome pets, including horses, as long as the guests inform us of their presence, and takes care of all their needs, including cleaning up any mess. There is a professional horse-boarding field and stables adjacent to our property, and a long pleasant trail allows horseback riders to follow the Verde Greenway into Old Town Cottonwood if they so desire. Please remember that this is a natural and secluded spot located directly adjacent to the state-maintained Verde Ripparian Greenway and the Verde River. This means you may encounter wildlife and pests associated with being in such close connection to nature. Be prepared to tuck your food away and bring ample protection from the insects.

Nice campsite to spend the evening at. Great written directions from the host and easy to access spot. We were in a campervan and had no issues getting to the site. Quiet little RV park.

Tuzigoot Tipi
We just pent a wonderful family time there, the tent is big and nice, nights were cold but they have inside and outside fire pits, (inside wasn’t a good idea for us, at least we had plenty of blankets, hats, gloves and jackets. Beautiful stargazing! Tuzigoot National Monument it’s a ‘must to see’ and only 6 min from there, I would love to go back in the summer.

I would stay here again!
This land is on a beautiful spot near the river with gigantic cottonwood trees. I heard owls and coyotes both nights I was there. Google maps took me right there and the property is well marked so it’s easy to get where you are going. Vicky was very friendly and accommodating. I’m a single woman and stayed there with my dog and I felt very safe.

Camping near Sedona
Vicky was a wonderful host. The property was well maintained with very clean amenities. Camped here and drove in to Sedona with no issues. Would definitely stay there again!

Three Trees (Site #1)
This was a great place to camp for a couple nights. Even though it’s close to town it is very private and quiet and is a great alternative to most of the overcrowded options in the area. You can access lots of great trails from the campsite. I did a 12 mile trail run from the campsite and only saw 2 other people. Would love to come back when it’s warmer to enjoy a swim in the river.

This was an easily accessible, yet away from it all location !! I LOVED it here because of the magically beautiful property ! The host was kind helpful and respectful too. Having the well maintained porta loo’s a bonus as was fresh water from creek. Fire wood and fire pits were a great addition with picnic tables too. As a woman traveling alone I felt safe and protected !

This camp spot is calm and relaxing. This my first experience and I'm already planning my next. I will definitely appreciate the host and she was very helpful. Restrooms are clean and nice trail.

Camp was very clean and free of spiders... great location, Vicky the host was the best, she kept in personal touch with me helping me with the selection of the best available site, asked if we needed anything and willing to help if we did, wonderful experience... will definitely camp here again!!

Overall, it wasn't my favorite. Campground #8 is in an area that is close to a trailer with a resident in it and the general area is in this loose dirt that will get everywhere in your campers and/or tent. It is, however, close to the old town area which is really cute to walk around and do some wine tasting.

We stayed 2 nights at Camp Site #3. Vicky gave great directions to the site and other recommendations for things to explore on the property. The portapottys were clean and good to have! Fairly quiet and when clear, could see lots of stars!

That's an amazing and unique place to camp, lots of trees , each site is huge and the property is all natural . The toilet is very clean. We stayed 3 days , it was our base camp for the Sedona mountain biking and hiking trails. We'll visit again.

Great spot with 6 kids!!!
My family and I had an amazing time at Vicky's land. This was the first time we have ever camped on private property and it was pretty easy. The campsite was well maintained and my kids had a blast! Would go again 100%.

Enjoyed our quick stay at #8 Beaverside. Large campsite with picnic table and fire ring. Ordered some fire wood and Vicky came with it right away. Had to leave early the next morning but it was nice to have a place close to Sedona away from the crowds

Trailer Camping with Pets.
This a beautiful place. We were shaded by a tree. Very quiet, lovely night sky. The sites a well spaced. We added on two more nights. We brought our small dogs with us. They were happy to explore with us. Be aware that we are in the environment where there are wild animals. Good to keep your pet close and bright flashlight at night. Really clean portos!

Great, peaceful stay!
We stayed at site #3 and really enjoyed it. Vicky was communicative and gave thorough directions to the site. This spot is lovely and peaceful! The portapotty was clean and close by. The shade was welcome, and the whole area was quiet. It is next to a horse and cattle operation, so you will smell a bit of that, but it wasn’t very noticeable. There are a fair amount of ants but they didn’t bother us. Pretty star viewing at night :) We recommend this camping site for sure!

Lone Cottonwood (Site #2)
Our kids had a blast camping here. The woods and nearby river made for great places to explore. The port-o-johns were serviced regularly and kept clean. The camp sites felt a little too close together, but that's mostly because we have a loud and rambunctious crew, so we tried to be conscious about disturbing our neighbors. Overall it was a great experience.

Watering Hole!
very quiet and well-kept. best part was the morning walk to the "watering hole" created by the small damn on the irrigation canal. also, could hike from there.

Vicky’s land is in a wonderful location not far from town and it was an amazing stay. Stars were fantastic and it was not a far drive to Sedona. Highly recommend!
