Our POA decided overnight camping is not allowed, so we decided now is the time to sell our two beautiful historic lots in Sugar Mill West subdivision in Brazoria County, Texas. It was a great experience hosting campers for over two years. If you are looking for a prime piece of Texas waterfront land deeded as two lots (allowing two homes), with an active POA, only an hour from Houston, come take look... bring the family, pack a picnic and enjoy the swings and the champion Live Oak trees. If you are dreaming of building a life in the country, the POA allows farm animals, so you can enjoy country living on 5 acres just an hour from Houston and Galveston. You can come visit any day... just send us a message. We live about 5 minutes away. There are lots of motel rooms only 10 minutes away in Lake Jackson near the Brazos Mall.
You can enjoy the tallest swings you have ever flown. Climb the ships ladder to the fun and relaxing Treehouse Deck with tables and chairs. Your future home will have three champion Live Oak trees in your front yard.
We have a picnic table and a big metal fire ring and some firewood we cut and split from local trees. You can have an amazing family outing and watch the sunset over McFadden Bayou as you leave. The Brazos River is about 10 minutes away if you enjoy fishing. Surfside Beach is only 17 miles away with two Bucees on the way for all your supplies and you can drive right up to the water on Texas beaches.
Texas Treehouse Swings Forest is very private, but has no locks or gates, and you can arrive and leave on your own schedule. If you are exploring Texas in an RV looking for your dream home, you can drive right in with easy parking. There are no neighbors or houses visible. Please send us a message to arrange a visit... you can bring your real estate agent if you wish.
The west border is 380 feet on historic McFadden Bayou where the settlers transported cotton and sugar cane to market. You can fish there with no license. But it's only a ten minute drive to the Brazos Mall, Walmart, and all the restaurants in Lake Jackson. Only 20 minutes to the beaches and deep sea fishing charters. Three champion Live Oak Trees dominate the site of the largest settlement in the original Stephen F. Austin land grant. The largest Live Oak is 22 feet around, has a 120 foot branch span (as wide as two city lots) , and is 920 years old. The tallest is 87 feet to the top leaf.
Hike around the five acre property there are mowed fields, dense forest, historic brick sidewals. You can crawl inside a 'hobbit house' hollow pecan tree... and a huge hollow live oak "spooky" tree with a little door... eat a tangerine from a wild tangerine tree (fruit December - February)... see the passion fruit vines, blackberries, dewberries (springtime), and monster muscadine grape vines hanging 50 feet high. Take the Cypress Trail down to the shore of historic McFadden Bayou to see a beautiful tall cypress tree with hundreds of knee roots sticking up.
Send us a message to arrange a visit to see the homesite of your dreams.

Bruce and Debbie were great. We wanted to go a day earlier and they were really understanding. The site was beautiful. On the last day it rained at night but they had a covered area so my family stayed up to play card games. Thanks for the awesome stay!
What a lovely property. We enjoyed the swings, the big trees, and all the fun amenities. Thank you Bruce and Debbie!
Our 8-year-old had a blast camping and playing on the multitude of swings that were available on the property. The oaks are even more incredible in person - you know they're tall when you book the site but when you stand next to them - wow! Taking meals on the tree deck made dinners feel very special. The free firewood was great and very helpful considering how cold it got at night.
The trees around the property were thick enough to hide the neighboring houses and property, but not thick enough to dampen the noise. It's a pity that the HOA is restricting overnight camping because of noise complaints - ironic because the surrounding properties were much louder at night than our neighboring (very courteous!) campers.
Our only mild complaint was that the campsites are closer to each other than we thought they would be, so there's not a lot of privacy from other campers. But I'd highly recommend this site for a day of fun in the trees.
We loved staying here! There definitely enough open room to play some outdoor games and the people close to us weren't super loud. We definitely talked about doing a friend trip back there again, maybe even this year if we can make it work. Only one port-a-john was working while we were there but it wasn't a huge issue as the other two groups staying left for most of the day.
Bruce and Debbie are professional and kind. The communication is flawless. Texas Treehouse is amazing in pictures. Let me tell you though, that pictures in this case are an understatement. It is truly magnificent. Thanl you Bruce and Debbie! We will be back. :)
This place is absolutely amazing. It’s like being in a bubble for the weekend and taking a break from the everyday stressors of life.
Bruce was an exceptional and gracious host. The campsite is a hidden little Jem for primitive camping yet our host made himself available at a moments notice in the midst of our privacy. Bruce is a wealth of knowledge and experience on so many subjects and is one of the most natural good souls I've had the privilege to speak with. Thank you Bruce for your help and kindness and making our Sukkot easy and feasible feasible this year. God bless you, your lovely wife and family.
