Habitat to deer, turkey, quail, beaver, otter, etc. I spent 2016 attending monthly planning and zoning commission meetings as they developed tent only campground regulations requiring 6 inches of gravel base with 2 inches of asphalt to every campsite and a restroom within 150 feet of every campsite. Needless to say, this regulation is not only cost prohibitive but in my opinion, also promulgates unsustainable erosion and habitat degradation. Plan B envisions development as a daycamp operation with picnic pavillions, bbq pits, volleyball, horseshoes, frisbee golf, etc with canoe, kayak and peddle boat access to ponds and the shallow end of the 1,000 acre lake. Plan C would be just build a multipurpose residence shareable with family and friends. Pland D involves the services of a good realtor. Stephen was a wonderful host—responsive and happy to give lots of information. He was friendly and helped us find the site and even provided some fresh vegetables from his farm. The site, though, needs 4x4 (which we thankfully had but was not prepared for) and there was only two places wide enough for our 19 foot long van. Only one had a view and it was on a lot of red sand/clay which is still on our dogs and our rig! I think it will be with us for a while. I think the value prop is a bit off given the expense for a night.
