Great potential, not quite there
This campsite certainly has the potential to be great. It's very private, on a lake with fish that can be easily caught, and surrounded by beautiful scenery. However, the owner has a bit of work to do to get it to its full potential, explained below.
First, when I arrived, I followed the directions provided by HipCamp and pulled up to the owner's house. Without going into too much detail, the owner was surprised to see me and told me that "we tried the whole campers thing but it didn't work out. We don't do it any more and I've never gotten any money for it." I explained to the owner that I already paid and was able to connect him with HipCamp and they worked things out. The owner was very nice and was still open to me camping on his property even before sorting things out with HipCamp, but the owner needs to better manage how the camping should work for his property.
Second, the camp site was beautiful...from a distance. The field was an active cow pasture and there were cow patties EVERYWHERE. Literally every two feet. It made it almost impossible to even plot a tent. We had two young kids with us, and let's just say that their shoes are now garbage.
The fire pit was just cinder blocks in a circle, which is fine, but we had to put it together and it wasn't in an ideal location (surrounding area wasn't flat making it hard to have chairs around it). The boats that were offered were old and rusty and clearly not taken care of. There was junk in the camp site, including a very old, not water-worthy, pontoon boat; a rusty boat trailer, and junk chairs. Nearby the immediate campsite were dozens of large red ant mounds. The lake had a dock, but it was very old and also not kept in good shape. It was also not attached to the land, so we had to create a bridge to get onto the dock. The owner was worried about young kids falling into the water, so asked us not to use the boat with them. No life vests were included (not that I was about to use the boat anyway after seeing it, but it was originally a highlight for the site).
All this said, the site was very pretty. It had rolling hills with a beautiful lake surrounded by beautiful trees. I think this campsite has A LOT of potential, but the owner needs to clean it up quite a bit for it to really be great. He also needs to say on top of emails and correspondences from HipCamp and better manage the listing. As is, I can't recommend, but maybe if improvements are made.
