Forty private acres on the edge of wilderness. Three intentionally spaced campsites sit across rolling knobs and a central ridge, with a seasonal creek cutting through the timber below. The land is quiet, wooded, and surrounded by thousands of acres of Hoosier National Forest. Directly across the road lies the Charles C. Deam Wilderness — step off the property and into protected backcountry! Each site offers space, privacy, and defined staging for a comfortable stay. Expect mature hardwoods, changing light across the ridge at sunrise and sunset, and minimal artificial noise. Wildlife movement is common, and nights are dark! The Cutright Boat Ramp on Lake Monroe is seven minutes away for boating, fishing, and swimming. Bloomington is fifteen minutes away for dining, fuel, and supplies. You are close to activity without being inside it. Access to the camp is practical. There are two gravel driveways, each leading to a campsite. This is not a crowded campground. It is low-density acreage positioned between water and wilderness, designed for campers who want space, quiet, and immediate access to Southern Indiana’s most visited outdoor corridor.

North Knob Retreat

Positioned along the northern rise of the property, this site rests directly against the boundary of Hoosier National Forest. Step beyond the treeline and you are effectively in uninterrupted public timber stretching for thousands of acres. The setting feels expansive and continuous rather than contained. To the west, the land falls sharply into Happy Valley, creating natural separation and a quiet buffer from the rest of the property. The drop-off shapes the site’s character — elevated, wooded, and protected by topography on two sides. The canopy is mature hardwood forest, with filtered light and cooler shade compared to the southern exposure of the ridge. Wildlife movement is common along the forest edge. Sound carries differently here — more wind in the trees, less open exposure. Access is defined and intentional, with a clear footprint for staging camp while preserving the surrounding woods. This site favors privacy and immersion. It is the most directly connected to the National Forest and offers immediate adjacency to protected land.

South Knob Overlook

Set on a southern-facing knob that extends into the heart of the property, this site sits elevated and exposed to open light throughout the day. The land falls away on both sides - a wooded ravine to the east and “Happy Valley” descending to the west - creating natural separation and a strong sense of privacy. Mature beech trees surround the site, forming a high canopy and soft copper understory. The terrain drops off beyond the camp footprint, giving the feeling of being suspended above the forest rather than inside it. Sun tracks cleanly across the southern exposure, making mornings bright and evenings warm. Access is straightforward via a gravel drive that leads directly to the site. The pad is defined and intentional, positioned for both usability and view into the surrounding timber. This is the most prominent campsite on the property - elevated, quiet, and buffered by topography on three sides.
