Cottonwood Transit Pad: Level Gravel & 2,000-Acre Views The Setting Our 10-acre property is located 5.5 miles from the I-5 corridor. The site sits on a bluff directly adjacent to a 2,000-acre working cattle ranch. This is a rural environment—expect wide-open territorial views, stargazing, and the typical sounds of the North State, including livestock, wildlife, and insects. Road Noise & Access The property is situated directly off paved Gas Point Road. Please expect road noise from passing traffic. The parking pad was originally engineered for the weight and size of semi-trucks and heavy equipment, providing a solid, level, all-weather gravel surface for large rigs. The Site This is an "as-is" rural transit spot. The pad is partially fenced on three sides and is located near a workshop. Guests are responsible for their own navigation and for ensuring their vehicles are suitable for a rural gravel surface. Utilities & Power (Optional Add-On) This is a dry camping location. There are no on-site sewer, dump, or trash facilities. Power: A 30-amp outlet is available at the shop for an additional fee. Guests must provide their own heavy-duty extension cord (50 feet minimum recommended) due to the distance from the pad. Solar Use: Power is supplied by a 30-panel solar array. Usage is limited to battery charging and lights. To prevent system overload, air conditioners and electric heaters are not permitted. Water: Fresh well water is available from the shop spigot for tank refills.Wide open view from behind the shop. All paved real easy to get in. Optional Electric.
